District 7 is now four wards: where jobs are scheduled regularly
People still say District 7, but since 1 July 2025, under Resolution 1685/NQ-UBTVQH15, the city has wards, its local administrative units, instead of districts. The former District 7 is four of them: Tan My, Tan Hung, Tan Thuan and Phu Thuan. Phu My Hung, an urban area of 433 hectares planned for about 100,000 residents, lies across the first two.
Surveys, test patches and jobs in Tan My and Tan Hung are scheduled regularly, between 7:00 AM and 8:00 PM every day. For Tan Thuan and Phu Thuan, contact us first to confirm a time slot, above all for a floor that needs several consecutive sessions.
- Tan My ward
- The area around Crescent Lake, Crescent Mall and SECC, Phu My Hung Midtown, and Riviera Point on Huynh Tan Phat.
- Tan Hung ward
- Sunrise City on Nguyen Huu Tho, the Him Lam area beside Kenh Te canal, and the streets around SC VivoCity and RMIT University.
- Phu My Hung's commercial streets
- Nguyen Van Linh, Nguyen Luong Bang and Ton Dat Tien, where many ground floors are showrooms, shops and customer-facing offices.
- Tan Thuan and Phu Thuan — by arrangement
- Eco Green Saigon and the townhouse rows along Huynh Tan Phat and Nguyen Van Linh; Q7 Saigon Riverside and the riverside residential areas.
Showrooms and ground-floor shops in Phu My Hung: what the floor goes through
Phu My Hung was planned as a complete town, with homes set among offices, shopping centres, schools and hospitals, so many ground floors receive customers every day. People walk grit in, and on concrete fine sand is what scratches and dulls the surface. Daily mopping keeps a floor tidy; the sealer still wears with use.
A business floor comes to us in one of two states: bare concrete to be finished for a raw-concrete look, or an already polished floor that has become dull, scratched or stained. Gloss is usually chosen for showrooms and lobbies, satin for cafés and offices, matte for small warehouses and covered walkways. Signs that a survey is due:
- Bare concrete that sheds dust and is hard to keep clean.
- A main walkway visibly duller than the floor under the display shelving.
- Rings left by coffee, cooking oil or soft drinks.
- Swirl marks from an earlier grind that show when afternoon sun falls across the floor.
- A change of use, with old paint that has to come off.

Which floors can be polished, and which need a second look
Phu My Hung has been settled for many years and a good many homes and premises have seen long use, so a floor may carry old paint, oil or cracks that have to be examined first. The Up specialist, the UpClean staff member who assesses the floor and does the work, says what result is achievable before you decide.
| Floor condition | What to expect |
|---|---|
| Sound and fairly flat | The straightforward case: any finish from matte to gloss, to suit the use. |
| Cracked | Cracks stay after grinding. Small ones can be filled beforehand but usually still show; large ones, or any sign of settlement, need a structural engineer's opinion first. |
| Weak, heavily dusting | The surface may keep pitting and shedding. The specialist tests a patch before drawing a conclusion. |
| Painted with epoxy or PU | The coating must be stripped completely; the work depends on its thickness, its adhesion and the concrete underneath. |
| Oil-soaked for years | Deep oil sometimes only lightens. |
| Newly poured | The slab must set and gain strength; design strength is usually assessed at 28 days, so fix the date with your contractor. We do not pour concrete; we finish what is already there. |
Villas and townhouses: basement garages, living rooms and kitchens
Between Phu My Hung's apartment towers stand rows of townhouses and low-rise villa neighbourhoods such as My Kim, My Thai and Nam Vien. At home, polished concrete usually appears in two places: the basement garage, where a bare floor takes tyres and engine oil, and the living room and kitchen of a minimalist house.
According to Nguoi Do Thi magazine (2023), the whole south of the city is low-lying land affected by high tides, and the rainy season runs from May to November. At the doors from the yard and the garage, where the floor is likely to get wet, weigh sheen against slipperiness.
- Basement garage
- Matte suits it, with fewer visible scratches and footprints. Old engine-oil stains may only fade, so the test patch is placed where the car stands.
- Living room and kitchen
- Matte or satin, to limit slipperiness. At entrances, doors to the yard and near washrooms, add a mat.
- Exposed aggregate
- The floor is ground deeper so that part of the stone already in the concrete shows; view it on the test patch, because the look is hard to predict.
- Marble, granite and terrazzo
- Many villas have stone in the hall and living room. That is our stone floor polishing service, not this one.
From survey to sign-off: how a job runs
The team arrives with the dust-extracted grinder, the tooling for every stage, the densifier and the sealer; you provide nothing. How many grinding stages are needed is settled on the test patch.
| Step | What happens |
|---|---|
| Survey and test patch | Flatness, cracks, old coatings, oil stains and surface hardness are checked, then a small area is treated for you to approve under the actual lighting of the premises. |
| Plan and quote | The grinding stages, the finish, the working hours and the fixed price, in writing. |
| Protect and record | Skirting, glazing, equipment and nearby furniture are covered, and the site is photographed before anything is moved. |
| Grind, densify, polish, seal | Coarse diamond grinding flattens the floor; finer grits follow in order, none skipped; a densifier hardens the top layer; polishing pads raise the reflectivity; a sealer cuts the absorption of water and oil. |
| Sign-off and Up Report | The sheen is compared with the approved patch, everything goes back in place, and the Up Report, a before-and-after photo record, reaches you by WhatsApp or Zalo. Anything that falls short is redone free within 48 hours. |
How the cost of concrete polishing in District 7 is worked out
Each floor here is quoted on its own, never at a flat rate per square metre: the grinding stages and the preparation needed are clear only after the survey and the test patch. The on-site survey is free, and photos or a video sent beforehand by WhatsApp or Zalo on 0968 726 135 are enough for a first assessment. The written all-inclusive quote states the area, each stage, the approved sheen and the working time.
- Area
- A wide, unbroken floor is quicker to work than a patchwork of small areas whose corners call for hand-held machines.
- Condition of the slab
- Flat or uneven, hard or soft; whether there are cracks to fill, oil stains, or old paint and adhesive to remove.
- Finish
- Cement paste only or exposed aggregate; matte, satin or gloss; sealed or left unsealed.
- Site conditions
- Which floor, whether there is a lift, how the machines get in, the power supply; how much shelving and furniture must be moved and covered.
- Hours
- The hours the building or estate allows for construction work; working outside trading hours or in several sessions affects the duration.
Managed buildings and guarded estates: registration, hours, dust and noise
Many buildings in the former District 7 require outside companies to register their personnel, show ID at the lobby, take machines up by the service lift and work only in permitted hours; some apartment buildings restrict construction-type work at weekends. Grinding falls squarely into that category, because the machines are loud. We ask about the rules at the survey, register the dates with building management and split the work into several sessions where the permitted window is short.
Many villa and townhouse estates have guards who log every entry. We send the specialist's name and photo beforehand; at the house we need to know where to park and which socket may be used.
- Dry grinding produces fine dust: the grinder is connected to a dust extractor, and doors, ventilation gaps and furniture are covered first.
- Dust is collected throughout and the area is cleaned at the end of each session.
- The household, children and pets should keep away from the work area until handover.
Upkeep after polishing, and notes for international owners and managers
Once the densifier and the sealer are dry the floor can usually take light foot traffic; the specialist tells you at handover how long to keep water and heavy items off it. To keep the sheen, lay a mat at the entrance, sweep or vacuum before wet mopping, use clean water or a pH-neutral cleaner, and wipe up oil, coffee and soft drinks at once. For a showroom or shop the specialist proposes an interval for checking and renewing the sealer.
- Working in English
- We can handle the enquiry, the quote, the booking confirmation and the Up Report in English. An English speaker on site depends on the schedule: ask when you book, and if it cannot be arranged we say so beforehand and help by phone or message.
- Payment and invoices
- You pay after the walk-through, by bank transfer or cash; a larger job may need a deposit, which the quote states. Invoices are issued on request under Vietnamese regulations, for individuals and companies.
