District 4 now: three wards between the river and two canals
The former District 4, about 4.18 km², has water on three sides: the Saigon River and the Ben Nghe and Kenh Te canals. Since 1 July 2025 the city has used wards, its smaller local units, instead of districts; under Resolution 1685/NQ-UBTVQH15 this area became three wards. Mergers six months earlier mean one home's lease, title deed and electricity bill may name different wards; the building and unit, or the street address, is enough.
Bookings run in all three wards from 07:00 to 20:00 daily. Bridges to the centre and the south are busy at peak times, so each start time is confirmed individually, with the building's contractor hours.
- Xom Chieu ward
- Old Wards 13, 16, 18 and part of 15: The Tresor (39 Ben Van Don), Saigon Royal (34–35 Ben Van Don) and Icon 56 (56 Ben Van Don, 312 units).
- Khanh Hoi ward
- Old Wards 8 and 9, parts of 2 and 4 and the rest of 15, home to Masteri Millennium, roughly 650 units at 132 Ben Van Don.

Furnished rentals, officetels and older townhouses: when a team clean makes sense
Ben Van Don is lined with towers of studios, officetels and one- to three-bedroom units of moderate size, many let furnished with only a short gap between leases.
Open kitchens spread grease onto cupboards, partitions and the floor around the hob; canal-facing glass collects traffic dust, rain streaks and mineral marks; sand settles in the balcony tracks. With rain from May to November and average relative humidity around 79.5%, a flat kept shut all day holds on to smells. Typical calls:
- a unit just handed back that must be ready for the next tenant, perhaps after repainting or new furniture;
- an officetel office whose floor, glass and pantry need a weekend refresh;
- a fresh fit-out that has left drilling dust and silicone around the kitchen and bathroom.
What the team covers in each kind of property
Your team lead, who runs the job on site, writes a room-by-room checklist at the survey. Ceilings, light fittings and vents come first, the floor and the front door last.
- Apartment between two leases
- Kitchen and appliance fronts, cupboards, bathroom, glass within reach and balcony tracks; floors machine-scrubbed or mopped with little water, by material. The Up Report, our before-and-after photo record, can join the handover file.
- Unit just fitted out
- Dust inside cupboards and adhesive, silicone and paint on floors and frames are removed surface by surface first. This is post-construction cleaning, priced per m².
- Officetel used as an office
- Work area, meeting room, pantry and glass partitions, with carpet tiles vacuumed. Papers stay put and drawers stay shut; weekend work depends on the building.
- Several units, or a large one
- Units in one tower share a plan and a quote, each with its own checklist and Up Report. Penthouses and duplexes may take two consecutive sessions.
- Townhouses in Khanh Hoi and Vinh Hoi
- Cleaned storey by storey after repairs, from the roof terrace down, with railings, iron gates and street-facing glass; machines are carried up the narrow stairs.
- Factories and warehouses
- A separate process after an on-site survey; we do not handle hazardous chemicals.
Reference prices in District 4, and what is quoted after a survey
There is no single industrial-grade rate. For homes the component services have listed prices per m², shown here for budgeting; you pay the all-inclusive figure in the written quote. Officetel offices and business premises are priced after a free survey, in person or from photos and video, since two units of one size can differ widely in workload.
- The price moves with floor area, condition (grease, water marks, adhesive, paint), the share of glass and the building's permitted hours.
- Aircon, mattress, sofa, curtain and carpet cleaning can join the visit at their own listed prices.
- The quote is final; extras need your written consent. Pay after the walk-through by transfer or cash; a large job may need a deposit. VAT invoices, landlords included, come from Uptech Technology Solution Company Limited, tax code 0316973414.

Inside a Ben Van Don tower: registration, goods lift, working hours
Circular 05/2024/TT-BXD requires apartment building rules to cover security and environmental hygiene. Many management offices want outside workers' names and hours in advance, allow equipment only in the goods lift and limit contractors' hours, and neighbouring towers may differ, so we check each point at the survey. The route for the scrubber and commercial vacuum is agreed first; machines never block a corridor or fire exit.
- Give the tower, block, floor and unit when booking, for the registration form; the specialists' names and photos follow in advance.
- Lobby formalities after an on-time arrival do not count as lateness.
- Scrubbing water goes into the machine's tank and is emptied where the building directs; rubbish goes to the collection point.
- For an alley townhouse, tell us where a vehicle can stop and how many floors there are; machines are carried in and no dirty water enters the alley.
Booking from here or from overseas
- Message or call 0968 726 135 on WhatsApp or Zalo with the tower and unit or street address, floor area, condition and handover date. Book a rental the day the keys come back; before Tết, contact us early.
- The free survey leads to a written quote, and you pick a time between 07:00 and 20:00.
- On the day the team photographs the property, covers furniture, cleans to the Up Standard, our working standard, and puts things back; you or your representative check each room with the team lead.
- More than 15 minutes late takes 10% off that visit. Items below standard are redone free if reported within 48 hours of the Up Report. Changes are free with 24 hours' notice, otherwise the fee is 30%.
- In English
- Enquiries, quotes, booking confirmations and the Up Report can all be in English. For a specialist who speaks English at the property, mention it when booking; if we cannot arrange one, we say so beforehand and support you by phone or message.
- Keys
- Leave the key with reception or the unit's manager; only the assigned, identity-verified specialist handles it, and keys are never copied. The walk-through can be a video call.
