Where Vinhomes Grand Park is, and why jobs here are by appointment
Until 1 July 2025 the township at 512 Nguyen Xien straddled Long Binh and Long Thanh My wards of the former District 9. Resolution 1685/NQ-UBTVQH15 then joined Long Binh with the remainder of Long Thanh My as a new Long Binh ward (Clause 72) and moved part of Long Thanh My into Tang Nhon Phu ward (Clause 71), so most of the project is now in Long Binh. We have not checked the boundary zone by zone, so simply give the zone, tower and unit, or the house address; “District 9” on an older contract is fine.
Our office is in Sala, An Khanh ward, and Vinhomes Grand Park lies outside the areas we serve regularly. We accept jobs here between 07:00 and 20:00 on any day of the week, but we do not promise same-day visits; the date and time are agreed before the booking is fixed.
- Size
- 271 hectares, about 200 of them given to greenery, water and amenities, including a 36-hectare central park (VnExpress, November 2024).
- Towers
- About 44,000 apartments in 71 towers, according to Vinhomes; Glory Heights units range from 29.7 to 81.5 m² (VnExpress). Handover began in 2019.
- Low-rise
- More than 1,600 townhouses and villas. The Manhattan has about 550: 16 detached villas, 20 semi-detached, 50 shop villas and over 450 shophouses (Vinhomes).
What a 271-hectare township changes about the job
- Many small units
- Glory Heights starts at 29.7 m², and many zones have a high share of one- and two-bedroom flats. Below 60 m² the per-m² price falls under the visit minimum; we say so at the outset and spend the time on what tends to be skipped, such as cupboard interiors and grout.
- Open green space
- Wind carries soil dust, leaves and pollen onto balconies, insect screens and outdoor aircon units; we vacuum dry before wiping damp, so dust does not smear.
- Handovers in stages since 2019
- In newer zones, dust from nearby sites dirties glass and curtains faster at first, so keep glass doors shut while building continues around you.
- Shop below, home above
- Manhattan shophouses often trade on the ground floor with living space upstairs. Frontage glass, the forecourt and the reception area are finished before opening; the living floors follow, from the top down.
- Distance
- Each trip with a team and machines is planned several days ahead; combining cleaning, scrubbing, glass and extras in one visit lets the team give its whole time to your home.
Scope for apartments, shophouses and villas
The checklist is written after the survey, room by room and floor by floor, and the work runs from ceiling to floor and from the inner rooms towards the door.
- New apartment after fit-out
- Ceilings, lights and vents dusted; leftover tape and film lifted from glass and appliances; cupboards, balcony tracks and floors cleaned.
- Rental between two tenants
- Kitchen, bathroom, cupboards, glass and floors redone before the next tenant. An owner outside the city sends someone with the key and follows the result in the Up Report, our before-and-after photo record.
- Manhattan shophouses
- Ground-floor frontage glass within safe reach, forecourt and entrance scrubbed by machine, displays handled as the shop directs; early morning or after closing.
- Shop villas and villas
- Many bedrooms with their own bathrooms, stairs, roof terraces and gardens. Work is divided by floor and may run over consecutive sessions.
How the price is worked out at Vinhomes Grand Park
There is no single rate. The table shows our listed per-m² component prices for budgeting; your price is the all-inclusive figure in the written quote that follows a free survey on site or from photos and video.
Two round sizes from the Glory Heights range show how it works for a newly handed-over home: 30 m² at 22,500 VND per m² comes to 675,000 VND, below the minimum, so 1,350,000 VND applies; 80 m² comes to 1,800,000 VND. Both sizes are illustrative.
- What moves the price: area and storeys, fit-out residue, glass, floor type and the hours the building allows.
- Apartments under 60 m² are charged the visit minimum, and the quote says so.
- The quote is final unless you approve an addition in writing. Payment follows the walk-through, by bank transfer or cash; VAT invoices are issued on request by Uptech Technology Solution Company Limited, tax code 0316973414.

Towers, gates and the right moment to book
In a township this large, many towers want service staff registered in advance and machines in the service lift, and some low-rise streets ask for security to be told. We do not guess at the rules of each building; we follow what you or management tell us for that booking. UpClean is independent, not a partner of Vinhomes or the township's operator.
- Each specialist's name and photo reach you before the day, for reception or management.
- Machines use the lift and route the building names; at a shophouse they stay inside the unit, off the pavement.
- Dirty water goes into the machine's tank, never into corridors, lobbies or shared yards.
- A wait at the lobby or gate after an on-time arrival does not count as lateness.
- After the fit-out
- After the last curtain rail, light and shelf is fitted, and before the sofa, mattresses and curtains arrive. If the aircon ran during the works, add aircon cleaning.
- Before opening or before Tết
- Leave a shophouse time for floors to dry and stock to go back; book villas early, as the work may take several sessions.

- Free survey on site or from photos and video, then a written all-inclusive quote and a confirmed date.
- On the day the team lead photographs the home as found, protects it, runs the clean to the Up Standard and walks through it with you or your representative. The Up Report follows, then you pay.
- Time and price
- The slot is fixed only once availability is confirmed; more than 15 minutes late cuts that visit's invoice by 10%. The written price changes only with your approval.
- Redo and damage
- Anything below standard is redone free if you tell us within 48 hours of the Up Report; report damage within 24 hours with photos, and where a specialist was at fault, UpClean is responsible under its policy.
- Moving the date
- Free with 24 hours' notice; 30% later.
