Mattress cleaning in District 4 — Xom Chieu, Khanh Hoi, Vinh Hoi

The former District 4 is now three wards, Xom Chieu, Khanh Hoi and Vinh Hoi, and we clean mattresses at home in all three. A ward is the local unit written on an address; Ho Chi Minh City has used wards in place of districts since 1 July 2025, under Resolution 1685/NQ-UBTVQH15. The old district, about 4.18 km², is enclosed by water: the Ben Nghe Canal to the north and west, the Te Canal to the south and the Saigon River to the east.

Six months earlier, on 1 January 2025, ward 6 had been merged into ward 9, ward 10 into ward 8 and ward 14 into ward 15, so the lease, the ownership certificate and the electricity bill for one apartment can show three different ward names. Give us the building and unit, or the house number and street. Visits run from 7:00 AM to 8:00 PM every day; the bridges out of the old district are crowded at rush hour, so the arrival time is agreed booking by booking.

Xom Chieu ward

The old wards 13, 16 and 18 with part of ward 15. At the top of Ben Van Don stand The Tresor (number 39), Saigon Royal (34–35) and Icon 56 (number 56, 312 units).

Khanh Hoi ward

The old wards 8 and 9, a share of wards 2 and 4, and what was left of ward 15. Masteri Millennium, about 650 units at 132 Ben Van Don, used to have a ward 6 address.

Vinh Hoi ward

The old wards 1 and 3 and the rest of wards 2 and 4, across the Ben Nghe Canal from the centre: mostly long-standing apartment blocks, townhouses and alley houses.

A mattress in a Ben Van Don apartment sits close to the kitchen. Homes on this street are mostly studios, officetels (compact units used as a home, an office or both) and apartments of one to three bedrooms. In a studio the bed shares a room with the open kitchen; elsewhere the bedroom is a few steps from the hob, and oil vapour from cooking settles little by little on blankets, pillows and the mattress.

The second cause is a closed door. With the household at work all day the apartment stays shut, in a city whose rainy season runs from May to November and whose relative humidity averages about 79.5% over the year, according to the Ho Chi Minh City government portal. A mattress is thick, so once damp it dries slowly, and a sharp smell appears as sweat and dust build up in the cover: you notice it lying down in the evening, above all after several rainy weeks.

Book as soon as the outgoing tenant hands back the keys, so the mattress has its 6–8 hours to dry before the handover. Many canal-side apartments were bought to let fully furnished; the mattress stays through one tenant after another, and a newcomer cannot know when it was last cleaned.

Between two long leases

Short-stay units

Choose the early morning of a day with no guest; if someone checks in that afternoon, pick another day.

A tenant who has just moved in

You can book for the mattress that came with the apartment; the report goes to you, and to the landlord if you wish.

Away from the canal, the old District 4 is long-established streets of multi-storey townhouses with narrow stairs and a roof terrace. Carrying a 1.6 m mattress down from an upper bedroom to send it away for washing is a job few families want. • Tell us how far a motorbike can get into the alley and how many mattresses are on each floor.
• Rooms of older relatives and young children are done first, so their mattresses dry early.
• Do not carry a latex or foam mattress up to the roof terrace to dry in the sun.

Send one photo of the bedroom and one of the label on the side of the mattress by WhatsApp or Zalo. In a small bedroom the specialist needs to know the size, the core and the space around the bed before choosing tools.

Spring

Solution is sprayed very thinly and extracted at once; moisture that reaches the spring frame is slow to leave, especially in a closed room.

Natural latex

Latex dislikes heat and direct sun: little moisture, no hot steam, and no drying out on the loggia.

Memory foam

Foam takes in water quickly and is slow to recover when pressed, so the extraction head makes several slow, light passes.

Toppers

Thin and light, so dry sooner than the mattress; done in the same visit and quoted by size.

Pressed cotton and folding mattresses

Tightly compressed, with many seams. We accept them only after seeing photos and judging that they can dry in time.

Each mattress is priced by width, for one side: 350,000 VND for a single under 1.4 m, 450,000 VND for a 1.6 m queen and 550,000 VND for a 1.8–2 m king. A mattress that is still turned regularly can have the underside done too (120,000 VND); intensive dust-mite treatment is 100,000 VND per mattress. The examples below use the current price list.

• The price covers solution, machines, protective covers, moisture extraction and the Up Report; nothing is added unless you agree in writing.
• Old or deep stains may only fade; what to expect is said before work starts and noted in the report.

Apartment buildings in the former District 4 usually send equipment up by the goods lift and vehicles to the basement, and some admit contractors only at set hours; each management office applies its rules in its own way. If the specialist is on time but held at the lobby by formalities, that wait is not counted as lateness. During the work the shared corridor and the fire exit are kept clear.

• Strip the sheets, pillowcases and mattress protector, and leave one socket free near the bed.
• Afterwards run the aircon or a fan with the door ajar; do not make the bed while the surface is damp.
