Which ward is Saigon Royal in?
Saigon Royal stands at 34–35 Ben Van Don, on the corner with Nguyen Truong To at the foot of Mong Bridge, according to Tuoi Tre. Project materials give its ward as Ward 12, District 4. Ward 12 merged into Ward 13 under Resolution 1111/NQ-UBTVQH14 (effective 2021), and Clause 8, Article 1 of Resolution 1685/NQ-UBTVQH15 folded all of Ward 13 into the new Xom Chieu ward from 1 July 2025. Old or new address — either works when you book.

Officetels and compact units
Where people both work and live, dust collects behind screens, under desks and on fabric chairs used for hours, while a small kitchen beside the desk spreads cooking grease onto cabinets and seat cushions. We leave running electronics and papers alone — just clear the desk beforehand — and focus on surfaces, chairs, the kitchenette, interior glass and the aircon that keeps the room usable all day.
Between occupants: beds and bathrooms first
New occupants notice the bed and the bathroom before anything else. Sheets can be swapped, but mattresses, pillows, duvets and protectors hold sweat and dust mites over several stays. We treat the whole bed in one visit, descale showers and glass screens, clean grout lines and the extractor fan, and wipe out the fridge and microwave. Book as soon as you know the check-out date; morning slots give fabrics time to dry. The Up Report doubles as a handover record between owner, tenant and agent.

Building access
We are independent — not a partner of Novaland or the building's operator — and we don't publish or guess any building's internal rules. Mixed-use towers usually check service visitors closely: the resident or owner notifies reception, ID is left at the desk, and a service route may be required for equipment. We send your specialist's details ahead, and time spent at the desk after arriving on time is never counted as lateness.
