Four wards since July 2025, and how bookings are confirmed
On 1 July 2025 Resolution 1685/NQ-UBTVQH15 replaced the city's districts with wards, the local units now used in addresses, and the former District 11 became four of them. If a lease or business licence still shows an older ward number, give it as written and we will match it.
About 5.14 km² holds more than 310,000 residents (end of 2024), so most buildings are narrow townhouses of several storeys deep in alleys. District 11 is outside our regular areas, but we take jobs in all four wards from 07:00 to 20:00, every day; the date and time are confirmed when you book, once parking and your trading hours are agreed.
- Minh Phung ward
- Old wards 1, 7 and 16, about 1.27 km², the most populous of the four: terraced houses, shopfronts and alleys side by side.
- Binh Thoi ward
- Old wards 3 and 10 with part of ward 8, about 1.52 km², with Dam Sen Cultural Park on Hoa Binh Road and the Binh Thoi housing estate.
- Hoa Binh ward
- Old wards 5 and 14, about 0.98 km², the smallest ward in the city after the reorganisation. Around the Dam Sen flower market and Giac Sanh Pagoda, alleys are tight and machines go in by hand.
- Phu Tho ward
- Old wards 11 and 15 and the rest of ward 8, about 1.37 km²: shops on the main roads, alley townhouses behind.
Workshop or shop below, family above: why these houses need machines
Many District 11 streets combine small-scale production, trade and family life: a supplies shop, repair shop, breakfast eatery or small processing workshop on the ground floor, the household upstairs. Textile lint, metal filings and oily vapour settle on floors, stairs, handrails and door frames on every level.
Houses are tall and narrow, share walls on both sides and have few windows and a small light well. With average humidity around 79.5% a year and rain from May to November, damp stays in and dust clings to grout, wall bases and door tracks. An even result from ceiling to floor takes a team with a floor scrubber, commercial vacuums and professional window tools.
The usual occasions are repairs or repainting, a change of tenant or a shop opening, a workshop being reorganised, an estate flat changing hands, and Tết.
What the team covers in each kind of premises
After the survey the team lead writes the checklist floor by floor, noting anything to be left untouched.
- Tall alley townhouse
- From the roof terrace down: ceilings, lights and fans within safe reach, glass and frames, stairs, kitchen and bathrooms. Tiles are machine-scrubbed, the water vacuumed up and the floor dried; timber and mezzanine floors get a low-water method.
- Home with a workshop
- In the workshop, machines and materials are covered and moved only with your consent; specialists never touch running equipment, and we do not handle hazardous chemicals.
- Shopfront, showroom or eatery
- Sales floor, entrance and front glass finished before customers arrive; displays photographed and put back as they were.
- Small office
- Desks, partitions, pantry and washrooms. Papers stay put; drawers and private cupboards stay shut.
- After a renovation
- Cement dust, paint and adhesive call for post-construction cleaning: dry vacuuming from the top floor down, residues removed with tools suited to each material, stairs and ground floor last.
- Factories and large warehouses
- A separate process for safety and shift timing, after an on-site survey.
Prices in District 11: listed rates for homes, quotes for business premises
There is no single rate. Listed prices for the home services involved are shown for budgeting; your price is the all-inclusive figure in the written quote after a free survey, on site or by photos and video. Shops, offices, showrooms and homes with a workshop are quoted individually, because premises of the same size can differ widely in glass, flooring, grime and permitted hours.
- The quote follows floor area and storeys, the grime to remove, the mix of tile, stone, timber and glass, and the sessions and hours.
- The figure changes only with your written agreement. You pay after the walk-through, by bank transfer or cash; a large job may need a deposit stated in the quote. VAT invoices are issued on request by Uptech Technology Solution Company Limited, tax code 0316973414.

One-motorbike alleys and steep stairs: getting the machines in
Most townhouses here have no management office, but access takes planning: many alleys fit only a motorbike, stairs are steep, and some families keep the altar on a landing. At the survey we ask where to stop at the alley mouth, how many floors there are and which sockets and taps to use; the machines are then carried in and up by hand. For a flat with a management office, we send each specialist's name and photo so you can register them; waiting for that after an on-time arrival is not lateness.
- Landings are covered, and altars, glass cabinets and goods on the route are wrapped and left in place unless you agree otherwise; scrubbing water goes into the vacuum's tank, never into the alley or the drain.
- On a corrugated or weak roof terrace, work is done only where the footing is firm. Electrics are left alone, and rubbish goes to the point you name.
Commitments, timing and booking
- As a guide: shops and small offices quarterly; premises to let at each change of tenant; homes before Tết and after repairs.
- Call or message 0968 726 135 on WhatsApp or Zalo with the address, type of premises, storeys, rough area and photos. Moving or cancelling is free with 24 hours' notice; later, the fee is 30%.

- Present throughout; checks each area and walks through the result with you.
