Two communes, not wards: where we work in Nha Be
Since 1 July 2025 the city has used wards and communes in place of districts. Under Resolution 1685/NQ-UBTVQH15, Nha Be town with Phu Xuan, Phuoc Kien and Phuoc Loc became Nha Be commune, and Nhon Duc, Long Thoi and Hiep Phuoc became Hiep Phuoc commune. Both are communes (xã), not wards, even the built-up part next to Phu My Hung.
Older contracts, title deeds and leases often still read “Phuoc Kien commune, Nha Be district”; either address is accepted. We work from 07:00 to 20:00 every day.

Site dust, damp and tide mud: how Nha Be homes get dirty
The former district is about 100 km² of low ground crossed by rivers and creeks. Beside Phu My Hung it has become a large residential area: Nine South Estates has 381 villas on nearly 13 ha, Sunrise Riverside about 2,200 apartments in eight towers, and Celesta Rise 923 apartments and 34 shophouses in five towers, some handed over as bare shells for owners to fit out.
Fit-outs leave cement dust, paint and adhesive, and nearby sites push dust into the balcony tracks of lived-in units. With average relative humidity around 79.5% and rain from May to November, moss and mould spots readily appear on porches, grout and wall bases near the river, and a planning expert told Sai Gon Giai Phong in 2017 that Nha Be is low-lying and often reached by high tides. Common bookings:
- a shell apartment just fitted out, before anyone moves in;
- a garden villa empty for months or just renovated;
- a ground floor, yard or garage left muddy by a high tide or heavy rain.
Villas, apartments, shophouses, creek-side houses: the scope for each
The checklist is fixed only after a specialist has seen the property. In a villa the team lead splits the work by floor and by material, from the top down.
- Garden or riverside villa
- Ceilings, lights, fans and vents in the double-height living room first, within safe reach of a proper ladder; sliding glass doors squeegeed and tracks cleared of sand and leaves; kitchen and en-suite bathrooms degreased and descaled; porch and roof terrace last. A few consecutive sessions are possible.
- Stone and timber
- Hall and stair stone is machine-scrubbed with a matching pad, never with acid on marble; scrubbing does not restore shine, which takes stone floor polishing. Timber gets a low-water method, never a wet scrub.
- Apartment just fitted out
- Post-construction cleaning: cement dust, paint and adhesive off floors, glass, frames and kitchen units before the soft furnishings arrive.
- Podium shophouse or office
- Shopfront glass, customer floor, washroom and pantry, outside trading hours and within management's hours.
- House by a creek
- Yard, porch and wall bases carry the most moss and mud; floors are machine-scrubbed, the water vacuumed up and the surface dried.
- Factory or warehouse
- Surveyed first and served under a separate process for safety and shift schedules; no hazardous chemicals.
What it costs in Nha Be: listed rates for homes, quotes for business premises
No one figure fits a riverside villa, a new apartment and a shophouse alike. For homes, budget on the per-m² rates UpClean lists for each component service; the binding price is the all-inclusive figure in the written quote after a free survey, and a villa is always seen before its price is confirmed.

Estate gates and tower receptions: getting the team in
Gated villa estates usually ask outsiders to register with the guards, show identity papers and park where told; towers usually ask residents to register the contractor and send equipment up the goods lift in permitted hours. Circular 05/2024/TT-BXD makes apartment rules cover security and environmental hygiene, but details vary by management office, so we ask before the day.
- Give the estate and house number, or the tower and unit, with a contact on site; the specialists' names and photos follow, and time at the gate after an on-time arrival is not lateness.
- At a villa the team follows your directions on paths, outdoor taps and sockets, and equipment is counted in and out.
- Scrubbing water is collected by the vacuum and emptied where directed, never into the garden or a shared corridor.
Timing by the river, our commitments and booking
- End of the dry season suits a villa or garden house; a shell apartment is done once the fit-out team leaves, a shophouse a day or two before opening so floors are dry.
- After a flood, book soon after the water drops. Cut the power to the flooded area and have an electrician check it first; our specialists do not touch flooded sockets or appliances.

- Message or call 0968 726 135 on WhatsApp or Zalo with the estate or address, property type, floor area, storeys and a few photos. Villas and shophouses are surveyed on site, apartments from photos or video. Changes are free with 24 hours' notice, later a 30% fee applies.
