Five wards since July 2025, and how bookings work
Resolution 1685/NQ-UBTVQH15 folded the eleven wards of the former District 12 into five on 1 July 2025; the ward is now the local unit used in addresses. Business licences, warehouse leases and office tenancies signed earlier still show the old ward, and we match it for you.
District 12 is outside our regular areas, but we take industrial cleaning jobs in all five wards, 07:00 to 20:00 every day. Call or message first; the date, the number of sessions and the size of the team are fixed when you book.
- Trung My Tay
- The old Tan Chanh Hiep and Trung My Tay. Quang Trung Software City, founded on 16 March 2001, is here; QTSC's own introduction counts 124 IT companies operating there.
- Tan Thoi Hiep
- The old Hiep Thanh and Tan Thoi Hiep, with Tan Thoi Hiep Industrial Park: about 28.5 ha, set up in 1997 according to the city's export processing and industrial zones authority.
- Dong Hung Thuan
- The old Tan Thoi Nhat, Tan Hung Thuan and Dong Hung Thuan beside Go Vap, with trading townhouses around Truong Chinh and Nguyen Van Qua.
- Thoi An
- The old Thanh Xuan and Thoi An: housing among canals and townhouses on the side roads.
- An Phu Dong
- The old Thanh Loc and An Phu Dong, stretched along the Saigon River, with the Ba Thon creek running through.
Software offices, workshops and shopfronts side by side
Homes, offices and production sites sit side by side in District 12. QTSC says more than 21,000 people study or work at Quang Trung Software City, which brings demand for rented rooms, offices and services nearby. Near the industrial park and along National Route 1 and Le Van Khuong, townhouses often trade on the ground floor and keep stock or the family upstairs.
Offices with many computers, carpet and glass partitions gather fine dust in corners that are rarely wiped; shopfronts collect road dust and exhaust on glass and roller shutters; a small store or workshop attached to a home has a concrete floor, steel racking and heavy dust up high. Then there is flooding. Tan Thoi Hiep 21 used to flood in heavy rain and, Tuoi Tre reported in 2025, is being upgraded, with completion expected at the end of 2026; the same paper reported that the Ba Thon tide sluice in An Phu Dong burst at the year's highest tide on 6 November 2025. Typical jobs:
- An office moving, with the old and new units both cleaned.
- A shopfront townhouse between tenants, or a shop, clinic or café about to open.
- Rooms let to people working nearby, refreshed between tenants.
- A ground floor just flooded, or a house just extended or repaired.
What the team does in each kind of premises
At the survey the team lead, who runs your job from start to finish, lists the areas, the materials and anything that must not be touched. Machines, pads and solutions follow the actual surfaces, and the work runs from the top down and from the inside out.
- Offices
- Carpets vacuumed; desks, glass partitions, doors and switches wiped; pantry and washrooms cleaned. Files stay put, running equipment is left alone and drawers stay shut.
- Shopfront townhouses
- Glass, roller shutter, entrance and sales floor come first and are finished before opening time; the upper floors follow one at a time.
- Ground floor after a flood
- Mud gathered, floor machine-scrubbed, dirty water vacuumed up, wall bases and door frames wiped. We do not touch flooded sockets or appliances; have an electrician check them first.
- Rows of rooms to let
- One checklist per room: floor, window, washroom and any kitchenette. The Up Report, our before-and-after photo record, has an entry for each room.
- Factories and warehouses
- Handled under a separate process for safety, protective equipment and production shifts, after a site survey. We do not handle hazardous chemicals.
How the price is set for premises in District 12
There is no listed price: a tidy 200 m² office due for its year-end clean and a ground floor left under mud may share a floor area and differ greatly in labour. An Up specialist surveys free, on site or by video, and the written all-inclusive quote lists the items, specialists, equipment, time and sessions; it changes only with your written agreement. What moves the figure:
- Payment follows the walk-through, by bank transfer or cash; a large job may need a deposit, stated in the quote.

- Scale
- Floor area, storeys, rooms, stairs, roof terrace and service areas.
- Condition
- Dust left for months, flood mud, paint or adhesive after repairs, kitchen grease.
- Surfaces
- Carpet, tile, stone, timber, concrete, glass and stainless steel, each with its own tools and solutions.
- Glass and height
- Outside glass only where it can be reached safely; anything needing work-at-height equipment is a separate line in the quote.
- Hours
- After office hours, at weekends or over several sessions, so that trading carries on.
- Add-ons
- Aircon, office chairs, carpet or curtains in the same visit, each at its own listed price.
Getting in, and what we commit to
Office buildings, apartment blocks and gated sites usually register contractors first: staff list, ID, permitted hours, route and goods lift. We ask about the rules early and send the specialists' names and photos for your paperwork. Down an alley, the team parks as close as it can and carries the machines in; scrubber water is vacuumed up, never released into the alley or drain.
- Timekeeping
- Waiting at a gate or lobby after an on-time arrival is not lateness; more than 15 minutes late for a confirmed time means 10% off the invoice.
- Your property
- Show us which sockets and taps to use; we leave the electrical installation alone. Equipment and stock are covered, photographed and moved only with your agreement.
- One person responsible
- The team lead tracks each area and signs off with you.
- Verified specialists
- Identity-checked and trained to the Up Standard, UpClean's working procedure, with names and photos sent ahead.
- Up Report and redo
- Photos and the task list by WhatsApp or Zalo, easy for an office to file; any item below standard is redone free if reported within 48 hours of the report.
When to schedule it, and how to book
- Call or message 0968 726 135 by phone, WhatsApp or Zalo with the address, type of premises, rough floor area, preferred date and any photos.
- Free survey on site or by video, then the written quote for you to confirm.
- Names and photos reach you before the day; the team covers and photographs the premises, then cleans to the Up Standard.
- Walk-through, Up Report, then payment. Changes are free with 24 hours' notice; later cancellations carry a 30% fee.
- Offices
- A full clean every quarter or half-year, on top of the daily cleaning.
- Shopfront townhouses
- At each change of tenant, before an opening and before Tết.
- After a flood or high tide
- As soon as possible, before the mud dries hard onto floors and wall bases.
