Six wards from fifteen: where our teams work in Tan Binh
From 1 July 2025 Resolution 1685/NQ-UBTVQH15 regrouped the former district's fifteen numbered wards into six named ones, mostly three neighbouring old wards each. The old Ward 15 was divided: part joined Tan Binh ward, the rest became Tan Son ward. "Tan Binh ward" is therefore only one part of the old district, and a lease reading "Ward 13, Tan Binh District" can mean the same building as one reading "Tan Binh ward".
All six wards are covered, 07:00–20:00 including weekends. Tan Binh is not one of our regular-schedule areas, so the date, time, sessions and team are fixed with you once we know the floor area and condition.

Office towers on Cong Hoa and premises near the airport
Tan Son Nhat airport, about 8 km north of the city centre, shapes much of the local economy, and Terminal T3, in official operation since 19 April 2025, has made the roads around it busier. Along them stand representative offices, hotels, restaurants and townhouses for rent, premises that change hands often and need a complete clean at each handover.
At 364 Cong Hoa, REE runs the e.town office buildings, home to many companies' head offices and branches, and smaller office blocks and converted townhouses line Cong Hoa, Truong Chinh and Hoang Van Thu. Road dust settles on shopfront glass, roller shutters and entrance floors, while offices kept shut with the aircon running collect fine dust on carpets, vents and cabinet tops that daily cleaning seldom reaches.
- Moving into, expanding, downsizing or handing back an office at the end of a lease.
- A newly fitted-out office with plaster dust, adhesive and paint marks.
- A townhouse near the airport let as an office, clinic or shop, between two leases.
- A restaurant about to open, or an alley house in Bay Hien or Tan Hoa just repaired or raised.

What the team does in each type of premises
After the survey the team lead writes a checklist by area, noting equipment to switch off and rooms not to enter. Work runs ceiling to floor and from inner rooms out to the corridor, dry vacuuming before wet wiping.
- Office in a building
- Carpets machine-vacuumed; glass partitions, desks, chairs, cabinet exteriors, switches and handles wiped; pantry and washrooms cleaned. Files, running equipment and locked cabinets are left alone.
- Newly fitted-out office
- Plaster dust gathered, ceiling frames and vents within reach wiped, paint and adhesive scraped only as far as the surface allows, then floors scrubbed and dried before move-in.
- Street-front townhouse
- Shopfront glass, roller shutter and entrance first; then each upper floor in turn, with its own checklist in the Up Report, our before-and-after photo record.
- Restaurant or eatery
- Grease removed from kitchen walls, hobs, stainless shelving and the hood within reach; dining area, counter and washrooms cleaned. Electrical and gas appliances are wiped outside only, with the power off.
- Warehouse or workshop
- Surveyed on site and handled under the separate process on our Factory cleaning page. Hazardous chemicals are not accepted.
How the price for industrial cleaning in Tan Binh is set
We publish no per-square-metre rate. A freshly fitted-out floor on Cong Hoa and an office in daily use may be the same size, yet one means plaster dust, adhesive and paint and the other mostly carpet, glass and touch points. An Up specialist, one of UpClean's identity-verified and trained staff, surveys free on site or by video and then sends an all-inclusive written quote: items, team size, equipment, duration and sessions. The price follows:
- Any change to the quote needs your written agreement.
- Payment after the walk-through, by transfer or cash; a large job may need a deposit, stated in the quote.
- VAT invoices are issued by Uptech Technology Solution Company Limited, tax code 0316973414.
- Size and stage
- Floor area, rooms, storeys and stairs; whether the space is just fitted out, in use or about to be handed back.
- Materials
- Carpet, tile, stone, timber, glass and stainless steel each need their own tools and solutions.
- Building rules and timing
- Permitted hours, the goods lift, protection rules, and work outside office hours or over several sessions.
- Add-ons
- Aircon, office chair, carpet and curtain cleaning can share the booking, each at its own listed price.
Building passes, parking and alleys
Office buildings on Cong Hoa and Truong Chinh mostly have reception and security checking people and goods, and management usually wants headcount, identity papers, equipment and working hours in advance. We note these at the survey and send names and photos early so that your administration can arrange passes. At a busy street front the team agrees where to stop and when to unload; in an alley, machines are carried in on foot.
- Waiting at the lobby for passes after an on-time arrival does not count as lateness.
- The building's electrical, fire-alarm and access-control systems are not touched.
- Items are photographed before being moved and put back; dirty water is vacuumed up, never poured into the alley, and waste goes where the building directs.
Our commitments, a cleaning calendar and booking
- Offices in a building: a deep clean each quarter or half-year, carpets and vents first.
- Frontages on Cong Hoa and Truong Chinh: glass and entrance floors more often.
- New fit-out: before staff move in, so plaster dust stays out of computers and aircons.
- Rental townhouses near the airport: at each lease end, keeping the Up Report for the next tenant.
- Team lead
- Coordinates the job, checks each area and walks through the result with you.
- On time, or redone
- More than 15 minutes late means 10% off that visit; any item that falls short is redone free if you tell us within 48 hours of the Up Report.
- Records for handover
- The Up Report's photos and checklist can go straight into your premises handover file.
- To book
- Message 0968 726 135 on WhatsApp or Zalo with the address, building, type of premises, floor area and dates. Changes are free with 24 hours' notice; later, 30% is charged.
