Binh Chanh's seven communes, and how we schedule work there
Since 1 July 2025, under Resolution 1685/NQ-UBTVQH15, the city's 168 local units have been 113 wards, 54 communes and one special zone. The former Binh Chanh District is seven of those communes (Article 1, clauses 113 to 119); the table helps you match the address on a workshop lease or older papers.
We take bookings in all seven by appointment, as the area is outside our regular service areas: from 07:00 to 20:00 any day, with the time confirmed when you book.
- Tan Nhut
- Clause 116 joined Tan Tuc township and Tan Nhut with leftover parts of Ward 16 (old District 8), Tan Kien commune and Tan Tao A ward.
- Binh Loi
- Clause 115 combined the former Binh Loi and Le Minh Xuan communes.
- Vinh Loc
- Clause 113: the former Vinh Loc A, with a share of Pham Van Hai.
- Tan Vinh Loc
- Clause 114: the former Vinh Loc B, the remainder of Pham Van Hai and some of Tan Tao ward.
- Binh Chanh
- Clause 117: the former Binh Chanh and Tan Quy Tay communes, with what remained of An Phu Tay.
- Hung Long
- Clause 118: the former Hung Long, Qui Duc and Da Phuoc communes.
- Binh Hung
- Clause 119: the former Binh Hung and Phong Phu communes, with what remained of Ward 7, old District 8.
When a workshop or a multi-storey house calls for an industrial clean
Townhouses, multi-storey garden houses and small workshops in Binh Chanh share one trait: a lot of floor, over several storeys or one wide slab, which is hard to clean evenly with a broom and mop alone. Our industrial clean is a ceiling-to-floor job by a team under a team lead, with a floor scrubber, commercial vacuums and professional glass tools. It does not replace daily sweeping; it is for dates when every corner must be clean:
- Taking over a new or refitted workshop or warehouse, before machines go in.
- An audit or a customer visit to the workshop.
- A workshop floor dulled by dust and oil after long use.
- A house just built, repainted or furnished, still carrying paint and cement dust.
- A house long left empty, before moving in or letting it.
- Before Tết or a long company holiday.
- What industrial cleaning includes
- Our guide to the term and the work behind it.

Small factories and warehouses: a separate process
Workshops have their own safety rules, protective equipment and production schedules, so we take them on apart from homes: a survey with the person in charge, the scope agreed in writing, then a date. The team works from the top down and collects dry dust before anything gets wet, so it does not turn to mud; areas next to stock or raw materials are covered, or cleaned while machines are stopped, as the workshop directs.
- Handover of a new workshop
- Dust, paint, cement and adhesive cleared from floors, doors, glass and steel frames within reach, ready for machines.
- Concrete, epoxy and heavy-duty tile
- Machine-scrubbed with a suitable pad, dirty water vacuumed straight up; on epoxy, pad and solution are chosen not to scratch or lift the coating.
- Worn concrete
- Scrubbing cleans but does not renew a surface; grinding, hardening and polishing may suit a slab dulled by cement dust, confirmed after a survey and an on-site test patch.
- Oil marks
- Degreaser suited to the floor, then scrubbing and vacuuming. Stains soaked in for years may only fade; we say so beforehand.
- Trusses, light fittings, skylights
- Ladders and long-handled tools within safe reach. Anything needing a personnel lift or scaffolding is a separate item, done only with suitable equipment and written agreement.
- Site office, canteen, washrooms
- Cleaned to our office process, on the same quote and report.
- Not in our scope
- Hazardous chemicals or waste, and the inside of machinery, chemical tanks or running lines.
What industrial cleaning costs in Binh Chanh: reference prices by item
There is no single rate: each site is quoted in writing after a free survey. Component services for homes have listed prices, gathered below as a reference. On an assumed size, a 240 m² townhouse would be 240 m² × 17,000 VND = 4,080,000 VND for a deep clean, or 6,120,000 VND at the after-construction rate; the figure that counts is the one in your quote. What moves the price:
- Floor area, storeys, floor type, and how much dust, oil or paint there is.
- High areas, the amount of glass and any access equipment.
- Hours (daytime, between shifts or weekends) and frequency (one-off, weekly, monthly or quarterly).
- The quoted figure is final; additions only with your written agreement.
| Item | Reference price |
|---|---|
| Deep clean, townhouse | 17,000 VND per m² of floor; minimum 900,000 VND per visit. |
| Deep clean, villa | 20,000 VND per m² of floor. |
| After construction, townhouse | 25,500 VND per m²; minimum 1,350,000 VND per visit. |
