Where Him Lam Riverside is, and which blocks we take
A 2008 press report places the project in the Him Lam Kenh Te area of what was Tan Hung ward, District 7, on a 35-metre-wide road near Kenh Te bridge. Since 1 July 2025, when wards replaced districts in addresses, Resolution 1685/NQ-UBTVQH15 has joined the old Tan Phong, Tan Quy, Tan Kieng and Tan Hung wards into one larger Tan Hung ward. The project is not part of Phu My Hung, but the new ward includes part of it, so we serve both as one area.
Give the block and unit number when booking; hours are 07:00 to 20:00 daily. We make no same-day promises, since the survey comes first, so please book ahead.
- The development
- Reported in 2010 as three lots, A1, A2 and A3, with about 821 apartments in nine blocks of 11 to 25 storeys.
- Lot A2
- Three staggered blocks of 18 to 25 storeys and 314 units; each block has three lifts for five or six units a floor.
- The flats
- Around 98 to 147 m² in lot A2, with two or three bedrooms, two or three bathrooms, a drying yard and a loggia off the living room.
- Across the former District 7
- Offices, showrooms and homes elsewhere in the district.
Polished tile, timber, stone-effect tile: one flat, three methods
Press descriptions of lot A2 list three finishes: polished glazed tile in the living room, kitchen, storeroom and entrance; imported timber in the bedrooms; stone-effect tile in the bathrooms. The scrubber therefore runs on tile and stops at the bedroom door; floors changed since handover are noted at the survey.
- Polished tile
- Once the glaze has dulled and the grout darkened, a machine gives a more even result than mopping. The dirty water is vacuumed up straight away so that it cannot run into the bedrooms.
- Bedroom timber
- Board gaps vacuumed, the floor wiped with a well-wrung cloth; no wet machine, no standing water. Sheeting goes down before equipment is set on it.
- Bathroom tile
- Water marks and soap residue removed with a suitable solution, nothing harsh enough to dull the glaze; grout round the basin scrubbed by hand.
- Loggia and drying yard
- Leaves swept, the floor washed and the drain pipe cleared so that water does not pool in the rains; the water is collected, never let into shared areas.

Canals all around: how the damp changes the method
The same reports describe the area as ringed by large canals, Ong Lon, Rach Bang and Ong Doi. The water keeps it airy but makes the air more humid, above all in the rainy season from roughly May to November. That sets three rules: little water near wood, tiles vacuumed dry right after scrubbing, and a check of the damp corners daily cleaning misses.
- Bathroom ceiling corners, behind curtains, the foot of bedroom walls: small mould spots checked and cleaned within safe reach.
- Wardrobes on outside walls: wiped inside, any damp patch pointed out.
- A toilet that smells despite regular cleaning: we look for the source, and if it is the pipework we say so, for you to call a technical contractor.

What the clean covers in flats, houses and business premises
Construction began in April 2008, according to a 2010 report, so the flats here have a past: resales, units back from a lease, units just repaired. The checklist is drawn up room by room after the survey. Outside glass is cleaned only within safe reach, never from ropes, and hazardous chemicals are not handled.
- After repairs
- Cement dust, paint dust and adhesive come off tiles, door frames and glass surface by surface, the bedroom timber covered meanwhile.
- Lived-in and resale flats
- Kitchen, the two or three bathrooms, built-in cupboards, loggia and drying yard; a flat is usually finished within the day.
- Houses around Him Lam Kenh Te
- Stone stairs and roof terraces are surveyed first, from photos or on site; the work may run over several sessions.
- Offices, showrooms, shops
- Before opening or on a closed day, with display stock moved only if you agree; written all-inclusive quote after a free survey.
A 98 m² and a 147 m² flat: what the clean costs as a guide
The examples take 98 m² and 147 m², the two ends of the size range reported for lot A2, at listed component rates. Industrial-grade cleaning has no single rate; you pay the all-inclusive written quote that follows the free survey.
Less floor is scrubbed than the flat's full area, since the timber bedrooms are not wet-cleaned; an Up specialist, one of our trained staff, measures the tiled part at the survey.
- The figure moves with recent building work, the share of tile and timber, the number of bathrooms, grout staining and the amount of glass.
- Nothing is added to the quote without your written confirmation. Payment follows the walk-through, by bank transfer or cash; VAT invoices come from Uptech Technology Solution Company Limited, tax code 0316973414.

Three lifts per block, and the steps from message to payment
Each lot A2 block has three lifts for five or six flats a floor, so the time and lift for the scrubber, vacuum and ladder are agreed beforehand with block security or reception, where residents usually register service staff. UpClean is not a partner of the developer or the operator and does not guess each block's rules; the team follows those in force on the day, and their names and photos reach you early.
- Message or call 0968 726 135 on WhatsApp or Zalo: block, bedrooms, lived-in or just repaired, with photos of the floors and loggia.
- Free survey from photos, video or in the flat, then a written quote; pick a time between 07:00 and 20:00 and tell block security.
- On the day: photos as found, walkways and timber covered, cleaning to the Up Standard, our working standard, and a room-by-room check with you and the team lead.
- The Up Report, our before-and-after photo record, arrives, then you pay. Moving or cancelling is free with 24 hours' notice; after that, 30%.
- Late, redo, damage
- More than 15 minutes late, desk formalities aside, cuts that visit's invoice by 10%. Items below standard are redone free within 48 hours of the Up Report; damage goes to us within 24 hours with photos, for comparison with the opening pictures.
