Icon 56: the units we take, and the ward on the title deed
Icon 56 is a Novaland development at 56 Ben Van Don. The developer's website places it about 200 m from the Mong Bridge, looking across the canal to the financial district, with a rooftop pool, a convenience store and a reception lounge. Tuoi Tre (December 2015) listed it among projects handing over at the end of 2015, ahead of The Tresor and Saigon Royal on the same road, so its flats have about eleven years of use behind them.
Novaland's page says Ward 12, District 4. Ward 12 joined Ward 13 in 2021, and under Resolution 1685/NQ-UBTVQH15 Wards 13, 16 and 18 and part of Ward 15 became Xom Chieu ward on 1 July 2025, when wards replaced districts. Your pink book (the title deed), lease or old bills may still show Ward 12 or Ward 13; both are fine.
- What we take on
- Apartments you own, lived in or empty while awaiting a sale or tenant.
- Hours and status
- 07:00 to 20:00 daily, within the building's hours for works during a renovation. Independent of Novaland and of Icon 56's management.
Over ten years of use: what weekly cleaning has not reached
A flat handed over in 2015 has usually passed through several owners and tenants, so the work goes less into dust than into years of bathroom residue, dried kitchen grease and grit packed into door tracks. Cleaner does not mean harder: grout and stone are tested on a small patch for your approval, and existing damage is photographed and recorded, not treated as a stain.
- Shower and splashback grout
- Greyed by soap, grease and mould; scrubbed by hand after the test patch, with results depending on the tile and the dirt.
- Silicone around basins and screens
- Cleaned on the surface only. Perished silicone needs a tradesman; we note it in the Up Report, our before-and-after photo record.
- Bathroom smells
- Usually a dried-out floor drain, dirty grout or the gap at the toilet base. The source is found and treated at that point, not masked.
- Kitchen
- Wall-cabinet tops, the gap below the ceiling, the range-hood filter and the fridge seal are degreased; food-contact surfaces are rinsed afterwards.
- Tracks, glass and floors
- Grit vacuumed out before a damp wipe; glass cleaned inside and where safely reachable from the flat, never from ropes. Machine scrubbing cleans tile and stone but does not restore lost shine.

After a new kitchen, bathroom or paint: timing the clean around your contractor
Many Icon 56 flats have had bathrooms renovated, kitchens replaced or walls repainted. That leaves fine dust in cabinet joints, door tracks, aircon fins and drawers, which needs several dry vacuum passes and a damp wipe from high to low; paint, adhesive and cement come off with tools chosen not to scratch new surfaces. The post-renovation rate is 1.5 times the deep-clean rate. Many buildings make residents register works with management, and the cleaning team may count as part of them; check with reception first.
- Book once drilling, cutting and sanding are finished and the debris has gone, or dust from unfinished work will settle again.
- Send photos after the contractor hands back, so the quote fits.
- Add an aircon clean, priced separately: indoor units draw in dust throughout the works.
- Leave curtains, mattresses and sofa until last.
Lived-in, resold or renovated: what the clean covers
The team lead writes a room-by-room checklist after seeing the flat, or the photos and video you send.
- Lived-in flat, deep clean
- The focus is bathrooms, kitchen and tracks. With people at home, rooms are done in turn and checked as each finishes.
- Just bought or rented
- Done while cupboards are empty: wardrobes, kitchen cabinets and drawers wiped inside to clear smells and traces of the previous occupants. Cracked tiles, loose grout or perished silicone are photographed in the Up Report for you to have repaired.
- Just renovated
- Dry passes, a damp wipe, paint and cement marks; charged at the post-construction rate.
- Before a sale or letting
- Kitchen, bathrooms, glass and floors refreshed for viewings, with photos of each area.
- Appliances and fabrics
- Fridge, range hood, washer, aircon and mattresses are add-ons at their own prices; we clean, and never repair or replace parts.
- Rooftop pool and lounge
- Shared areas; only when management engages us.
- Not taken on
- Silicone, grout, tile or pipe repairs; glass reachable only on ropes; hazardous chemicals.
What it costs at Icon 56, and why grout is quoted separately
No single rate applies: flats are referenced to the listed per-m² prices of the component services, and you pay the all-inclusive figure in the written quote after a free survey.
Three assumed sizes, not official project figures, show the arithmetic. A 50 m² lived-in flat is 750,000 VND by the metre, below the minimum, so 900,000 VND applies. 75 m² after renovation: 75 m² × 22,500 VND = 1,687,500 VND. 110 m² lived in: 1,650,000 VND.
Grout has no per-m² price, since tile, dirt and grout length vary; we test a small area, then quote.
- The price moves with area, years since the last deep clean, dust from works, the number of bathrooms and permitted hours.
- The quote is final; additions need your written agreement, and a large job may carry a stated deposit.
- Payment follows the walk-through; VAT invoices come from Uptech Technology Solution Company Limited, tax code 0316973414.
