De La Sol: unit types, and Xom Chieu or Vinh Hoi ward
De La Sol is a CapitaLand Development project on Ton That Thuyet, in the area between Ton That Thuyet, Nguyen Tat Thanh and the park along the Te Canal. VnExpress (October 2023) reported 870 apartments in three towers, from one to three bedrooms plus Sky Suites, of roughly 60–197 m², with dual-key and triple-key layouts as a feature; handover was planned from November 2023.
Sources differ on the old ward: VnExpress gives Ward 18, District 4, while CapitaLand's page gives 01 Ton That Thuyet, Ward 1. Under Resolution 1685/NQ-UBTVQH15, Ward 18 is now Xom Chieu ward and Ward 1 is Vinh Hoi ward. No official document yet confirms which applies, so we do not state one: we book under the address on your sale contract or title deed, and work in both wards.
- What to tell us
- Tower, unit number, type (standard, dual-key, triple-key or Sky Suite) and which section needs cleaning.
- Hours and status
- 07:00 to 20:00 daily, within the building's service hours. Independent of CapitaLand and of De La Sol's operator.
Dual-key and triple-key units: the whole unit or one section
A multi-key unit splits one apartment into sections with their own doors: an owner may live in one and let another, or let each separately. Before any machine comes in, we settle which doors the team may open: one section, one scope, one quote, one report. Specialists enter only the sections you authorise, and the Up Report, our before-and-after photo record, keeps each section's photos apart.
- Whole unit in one visit
- The sections' areas are added together at the apartment rate, and the minimum applies once.
- One section only
- Only that section is cleaned; each separate appointment carries its own minimum.
- A section with a tenant
- You confirm by message which sections may be opened, and tell your tenant the date and scope; without that, nobody goes in.
- Equipment
- Machines stay inside the section being cleaned, clear of the other door and the shared corridor.
- Between tenants
- A handover clean of the vacated section before the next tenant, with photos kept for check-in. Specialists' details can go to owner and tenant alike.

Handed over from late 2023: a first deep clean that leaves new finishes unmarked
With handover from November 2023, many units have now seen about three rainy seasons, with mineral streaks on balcony glass, residue in tracks, darker patches on curtains and sofa, and stubborn kitchen and bathroom build-up. On newer finishes a scratch or a haze from the wrong solution shows at once, so Up specialists, our trained and identity-verified staff, use soft tools and keep strong chemicals off stone, engineered wood and stainless steel.
- Stone worktops and vanities
- Solution chosen for the stone; stubborn marks are tried first in a hidden spot.
- Engineered-wood cabinets and wardrobes
- Shelves wiped with a cloth barely damp, backs checked for moisture marks, condition photographed.
- Stainless steel, taps, handles
- Nothing corrosive; steel is wiped along the grain so it does not streak.
- Balcony glass and tracks
- Inside faces, tracks and drainage slots; grit vacuumed out before a damp wipe.
- Floors
- Pad chosen for the floor type noted at the survey; timber is never wet-scrubbed, and dirty water on tile or stone is lifted at once.
What the clean covers: standard flats, keyed sections and Sky Suites
The checklist follows the unit's structure: standard flats by room, multi-key units by section, Sky Suites with extra allowance for glass and curtains.
- One to three bedrooms
- Ceilings, lights and vents within safe reach; kitchen, bathrooms, cabinets; balcony glass and floors last.
- Sky Suites and units up to 197 m²
- Many glass walls, wide curtains and possibly ceiling-cassette aircon. We recommend an on-site survey first, to measure the glass with you, pick a ladder for the real ceiling height and split a large job into consecutive sessions, as the quote sets out.
- Glass walls
- Inside faces and whatever is safely reachable from the flat; outer faces of glass walls are the building's responsibility, and we do not work from ropes.
- Curtains
- Covered during high work; washing them is an add-on, timed so they are not long in drying.
- Just fitted out
- Construction dust in cabinets, adhesive and paint marks, handled gently on each new surface; post-construction rate.
- Lobby and amenities
- VnExpress counted over 50 amenities; as shared areas, we take them only when management engages us.
- Not taken on
- Hazardous chemicals, repairs and replacement parts.
What it costs at De La Sol: 60–197 m² and a dual-key unit
No single rate applies: flats are referenced to the listed per-m² prices of the component services, and each unit's all-inclusive price is fixed in writing after a free survey.
How you book a dual-key unit changes the total. With assumed sizes, not project figures, of 75 m² for the main section and 35 m² for the keyed studio: one visit for both is 1,650,000 VND; two appointments come to 1,125,000 VND + 900,000 VND = 2,025,000 VND, because the small section falls on the minimum.
- The price follows area, sections and appointments, glass and curtains, and permitted hours.
- Aircon, washer, curtain, sofa and mattress cleaning can join the visit at their own prices.
- Quotes are split by section on request; additions need your written agreement. You pay after the walk-through, by transfer or cash; VAT invoices come from Uptech Technology Solution Company Limited, tax code 0316973414.

Owner, tenant and reception: preparing the day, and our commitments
We do not publish De La Sol's house rules. In newer developments with many amenities, service staff usually register in advance and are admitted through reception, by a set route and lift; a tenant in one section needs the date and scope too.
- Message on Zalo or WhatsApp, or call 0968 726 135, with the layout, the sections to clean, which are occupied and the rough glass area.
- After the free survey and written quote, the specialists' names and photos reach you, or your tenant, for registration.
- On the day the team photographs the unit, works only in authorised sections and puts belongings back.
- The Up Report, split by section, arrives by Zalo or WhatsApp in English or Vietnamese; you check, then pay.
- Time
- More than 15 minutes late takes 10% off; lobby formalities after an on-time arrival do not count.
- Redo
- Reply within 48 hours of the Up Report and any item short of standard is redone free.
- Damage and changes
- Damage reported with photos within 24 hours is checked against the before photos and handled under our policy. Changes are free 24 hours ahead; later, a 30% fee applies.
