Three new wards and the Ben Van Don apartment cluster
The former District 4 is a small island bounded by the Saigon River, the Ben Nghe Canal and the Te Canal. Resolution 1685/NQ-UBTVQH15 reorganised it into three wards from 1 July 2025; before that, from 1 January 2025, Ward 6 had merged into Ward 9, Ward 10 into Ward 8 and Ward 14 into Ward 15. So the lease, pink book and electricity bill for the same apartment may show three different addresses. Just give us your building and unit number and we will match it.
District 4 is one of the areas where we have regular sofa-cleaning slots, from 07:00 to 20:00 every day of the week; the exact time is confirmed when you book.
- Xom Chieu ward
- The old Wards 13, 16 and 18 and part of Ward 15. Along the canal front: The Tresor (39 Ben Van Don), Saigon Royal (34–35 Ben Van Don) and Icon 56 (56 Ben Van Don).
- Khanh Hoi ward
- The old Wards 8 and 9, parts of Wards 2 and 4 and the rest of Ward 15; home to Masteri Millennium (132 Ben Van Don, around 650 units), formerly in Ward 6.
- Vinh Hoi ward
- The old Wards 1 and 3 and the rest of Wards 2 and 4, just across the Ben Nghe Canal from the centre; apartment blocks mixed with townhouses down alleys.
Compact, canal-side and often rented: what District 4 sofas go through
Most apartments along Ben Van Don are a manageable size — one or two bedrooms, with the living room open to the kitchen. In that space the sofa is where you receive guests, eat on busy nights, work in the evening and sometimes put up visiting family. Cooking fumes from the open kitchen settle on the fabric and combine with sweat and skin oils on the backrest to form a dark film that ordinary vacuuming won't lift.
Being by the canal plays a part too. Ho Chi Minh City's rainy season runs from May to November, and average humidity is around 79.5% according to the city government portal; in an apartment shut up all day while you are at work, the foam inside the sofa absorbs moisture and can develop a musty smell. In short-stay rentals, the sofa also sees many different guests, and a coffee stain left through a few turnovers becomes much harder to remove.
- Your usual seat noticeably darker than the rest, and slightly greasy to the touch.
- A damp smell when you open the door after a day shut up, especially in the rainy season.
- Marks from delivery food, sauces and bubble tea on seat cushions and armrests.
- Guests mentioning smells or stains on the sofa after check-in.
- Leather in a sunny living room starting to dry out and show fine cracks.

Sofa beds, compact two-seaters and leather: how each is cleaned
Mid-sized apartments tend to have 2–3-seat sofas, pull-out sofa beds or compact corner units. Before starting, your Up specialist checks the label, stitching and folding mechanism and tests the solution on a hidden spot, then chooses the method:
- Fabric and microfibre
- Vacuuming the cushion gaps and underneath, spot-treating cooking grease, then spray extraction so dirty water is lifted out immediately; the pile is brushed back into line. Usually dry in 4–6 hours with the air-conditioning or a fan on.
- Sofa beds
- The seat and sleeping cushions are cleaned like a fabric sofa; your specialist opens the mechanism to vacuum inside, but doesn't oil or repair the frame. The number of seats charged is confirmed from photos beforehand.
- Leather
- Never washed with water. Cleaned with a dedicated leather solution, with care around seams and creases, then conditioned; ready to sit on in about 30 minutes.
- Velvet and premium fabrics
- We need close-up photos of the fabric and care label to assess them first, and confirm a method and price only once we are sure of the material.
- Ottomans and loose cushions
- 50,000 VND each, done in the same visit as the sofa.
What does sofa cleaning cost in District 4? Examples by apartment
Current rates: 130,000 VND per fabric seat, 160,000 VND per leather seat and 50,000 VND per ottoman or loose cushion, with a 390,000 VND minimum per visit. The examples below are calculated straight from our price list for sofas we often see in District 4 apartments:
- Includes protection, vacuuming, colour testing, grease removal, leather conditioning where relevant, and your Up Report.
- Long-standing stains may only fade; your specialist tells you beforehand, and nothing is charged that you haven't approved in writing.

- Both units done in one visit are added together: 780,000 VND.
Building registration on Ben Van Don — and when you can't be there
Many apartment buildings require residents to register service contractors in advance, usually with the specialist's name, ID number and expected time; some only allow equipment in the goods lift. We send your specialist's details as soon as the booking is confirmed so you can pass them to reception or building management.
If your specialist arrives on time but has to wait for lobby formalities, that time doesn't count as lateness. For rental apartments where the owner can't be present, you can leave the key with reception or your property manager; the whole visit is recorded in your Up Report.
- Tell us the building, block, floor and unit so we fill in the registration correctly.
- Check with building management about the goods lift and contractor motorbike parking if the building has rules.
- Clear the sofa and coffee table, and leave a power socket free near the living room.
- For short-stay rentals, book early in the day on a vacant day so the sofa is dry before check-in.
- As a guide: family apartments with open kitchens about every 6 months, short-stay rentals every 2–3 months, long-term rentals between tenancies, and leather cleaned and conditioned every 6–12 months.
