Which ward is Icon 56 in?
Novaland's project page gives 56 Ben Van Don, Ward 12, District 4. Ward 12 merged into Ward 13 in 2021 under Resolution 1111/NQ-UBTVQH14, and Clause 8, Article 1 of Resolution 1685/NQ-UBTVQH15 placed all of Ward 13 in the new Xom Chieu ward from 1 July 2025. Your documents may still say Ward 12 or 13 — any version is fine for booking.

- A Novaland tower about 200 m from Mong Bridge, with a rooftop pool, convenience store and business lounge (developer). Tuoi Tre reported handovers to residents at the end of 2015, ahead of The Tresor and Saigon Royal nearby.
What a decade leaves behind
After ten years the worst dirt is rarely where you look. Daily mopping never reaches greyed grout, mineral scale on shower fittings, grease above wall cabinets or grit in balcony door tracks. Bathroom smells usually come from a dry floor drain, dirty grout or the base of the toilet; we trace the source before treating it, and if a pipe is at fault we tell you so you can call a plumber. Failed silicone and cracked tiles are noted in the Up Report — we clean, we don't repair.
After renovation work
Repainting, new floors or a bathroom refit leave fine dust in cabinet gaps, door rails, aircon fins and inside drawers. We vacuum in several passes, wipe from top to bottom and lift paint, glue and cement spots without scratching new finishes. The rate is 1.5 times the standard deep-clean rate, reflecting the extra work. Book once all drilling, cutting and sanding is finished and debris removed; service the aircon in the same visit, and leave curtains, mattresses and sofas until last.
Moving into a resale or re-let
A home someone else has lived in should be brought back to neutral before your things arrive: a full clean while cupboards are empty, odour treatment for bathrooms and wardrobes, the fridge, washer and every aircon unit cleaned, and any mattress left behind either cleaned or replaced.

Building management and contractors
We are independent — not a partner of Novaland or Icon 56's management — and we don't publish any building's internal rules. Apartments under renovation usually have to register works with management, and post-renovation cleaning may fall under that registration, so it's worth checking with reception first. We send specialist details ahead and dispose of waste where the building directs.
