Cho Lon, An Dong, Cho Quan: where we take on industrial-grade cleaning
Since 1 July 2025, under Resolution 1685/NQ-UBTVQH15, the former District 5 has been organised as three wards, the local units that replaced districts. Four pairs of wards had already been combined on 1 January 2025, so a business licence, lease or invoice may show ward numbers from different periods; quote the house number and street and we match the address.
We accept jobs in all three wards from 07:00 to 20:00, weekends included. District 5 is served by appointment: call or message first so that we can plan the team, and dates, times and the number of sessions are confirmed when you book.
- Cho Lon ward
- Formerly Wards 11, 12, 13 and 14, ward office at 279 Hai Thuong Lan Ong; traditional medicine streets, Chinese community assembly halls and townhouses with a shop or storeroom on the ground floor.
- An Dong ward
- Formerly Wards 5, 7 and 9, about 1.32 km², named after An Dong Market. We take shop units in townhouses and premises in the commercial buildings around them.
- Cho Quan ward
- Formerly Wards 1, 2 and 4, about 1.28 km², with Le Hong Phong High School for the Gifted; townhouses along the main roads and apartment blocks that have stood for many years.
Why a narrow, deep townhouse with a shop below needs a machine clean
The commonest building here has a narrow front, a deep plan and several storeys, built wall to wall in a row: shop or store below, family behind and above, light and air mainly from the front and a light well. Trade and household share one entrance and one staircase, so shop dust does not stay downstairs.
Traffic is heavy from early morning, and on the traditional medicine, dried goods and fabric streets around Hai Thuong Lan Ong and Trieu Quang Phuc, stock unloaded daily leaves fine dust on shopfront glass, shelf tops and stair treads. With humidity averaging about 79.5% and rain from May to November, dust meeting damp forms a film on wall bases, grout and light-well walls that a daily mop cannot shift; that calls for a scrubber, a commercial vacuum and a team working from the top floor down.
- Shop grout has darkened beyond what mopping removes.
- Shopfront glass and the roller shutter are coated with road dust and exhaust.
- A storeroom has gone a long time without being cleared to the walls.

Shop, clinic, storeroom, living floors: what the team does in each
In Vietnam “industrial cleaning” (vệ sinh công nghiệp) usually means a complete clean by a team with machines, homes included. The checklist is drawn up after the survey, including any area to be left alone.
- Shopfronts and pharmacies
- Front glass, the shutter within safe reach, entrance floor, counter, glass cabinets and the outside of shelving. Stock moves only with the owner's agreement and is photographed so that it goes back in place.
- Clinics and small offices
- Waiting area, rooms, glass partitions, pantry and washrooms. Drawers and filing cabinets stay shut, papers and running equipment stay put; restricted rooms only with your permission.
- Storerooms
- Floor, wall bases, under shelving and high points within safe ladder reach, once stock is covered as agreed. Large warehouses follow the separate process on our Factory cleaning page.
- Living floors and older flats
- Rooms, kitchen, bathrooms, stairs, light well and roof terrace, top floor first; the altar only with the owner's permission. In an older block, equipment comes up by the route and hours the management or residents' group allows.
What industrial-grade cleaning costs in District 5
There is no single rate. Living floors can be estimated from the listed component prices below; a shop, clinic, office or storeroom is priced after the survey, because glass, shelving, stock and permitted hours weigh more than floor area. The survey is free, on site or from photos and video, and the written all-inclusive quote changes only with your written agreement.
- The price follows size, condition (old dust, grease, paint after repairs), materials, the stock to cover, and timing: before opening, after trading or over several sessions.
- Payment follows sign-off; a large job may need a deposit stated in the quote. VAT invoices are issued by Uptech Technology Solution Company Limited (tax code 0316973414).

Timber stairs, mezzanines and carved doors: what is machined and what is not
Some Cho Lon townhouse rows from the early twentieth century are described with timber frames and carved doors, and many houses later gained timber mezzanines and stairs. The team lead records each floor's materials at the survey and sets the method:
- Timber floors, stairs, mezzanines
- No wet machine scrubbing: vacuumed, then a low-water method that leaves nothing in the joints.
- Carved doors and furniture
- Dusted gently by hand; no polishing or refinishing.
- Tile and stone
- Machine-scrubbed with a matching pad, grout by hand. Scrubbing cleans but does not restore shine; nothing acidic touches marble or terrazzo.
- Ceilings, lights, high glass
- Only where a proper ladder reaches safely. A position needing work-at-height equipment is a separate line in the quote, done only if you approve it.
Delivery hours, narrow stairs, older blocks: how the day runs
We ask your opening and delivery hours and where machines can be set down, as several streets restrict stopping. Where steep stairs pass through the shop, equipment goes up in small loads. An older block's management or residents' group may need notice of a team, so we send names and photos early; waiting for those formalities after an on-time arrival is not lateness.
- Scrubber water stays in the vacuum tank, never emptied onto the pavement or into the drain outside.
- Stock, medicine cabinets and altars near the work are covered and photographed first.
- Our specialists do not touch the electrical installation; just show us usable sockets and water.
What you can hold us to, and when to book
- Before an opening, after repairs, between tenants or before Tết.
- After the rainy season, when the light well shows damp marks; quarterly for small offices.
- Team lead and vetted specialists
- One person runs the session and walks through each floor with you; every specialist is identity-verified and trained to the Up Standard.
- Up Report and punctuality
- The Up Report, a before-and-after photo record of each area, comes by WhatsApp or Zalo. More than 15 minutes late means 10% off; anything below standard is redone free if reported within 48 hours of receiving it.
- Booking
- Call or message 0968 726 135 with the address, premises, floors, rough area and date. Rescheduling or cancelling is free with 24 hours' notice; a later cancellation costs 30%.
