128 Hong Ha: which ward it is in, and which floors we clean
CafeLand lists Orchard Garden at 128 Hong Ha, formerly Ward 9 of Phu Nhuan district. When wards replaced districts as the city's local unit on 1 July 2025, Clause 53, Article 1 of Resolution 1685/NQ-UBTVQH15 merged Wards 4, 5 and 9 into Duc Nhuan ward; today's Phu Nhuan ward is a separate one.
CafeLand describes a Novaland development of one block, 18 storeys over two basements, and we clean the space you own or rent on any floor. Duc Nhuan ward is on our regular schedule, 07:00 to 20:00 every day; same-day visits are not promised, so please book ahead.

Officetels below, apartments above, one block: what that changes
Six floors of officetels and ten of apartments share a single block. CafeLand dates construction from around the end of 2014, with handover planned for December 2016, so many units have been in use for close to ten years: the work is more about residue built up over time, and the refresh between tenants, than about building dust.
- Compact rooms
- No spare room to stack furniture, so the order is fixed at the survey: top to bottom, inside out, floor last. Anything moved is photographed and put back in place.
- Few windows
- Doors are opened for air; products are diluted as the maker directs, never mixed, and airing time is scheduled.
- Open kitchen
- Oil vapour carries cooking smells to curtains and a nearby sofa. Hob, wall tiles and cabinet doors are degreased; food-contact surfaces are wiped again with clean water.
- Nearly ten years of use
- Grout, shower screens and kitchen cabinets have served several occupants. Each material gets its own product, tested on a hidden corner first.
What is cleaned, according to how the unit is used
“Industrial cleaning” (vệ sinh công nghiệp) is the Vietnamese term for a complete clean by a team with floor scrubbers, commercial vacuums and window tools, not only in factories. Our team are Up specialists, UpClean's trained, identity-verified staff, and the checklist follows how a unit is used.
- Officetel used as an office
- Desks, shelving, glass partitions and doors, floor and washroom; switches and handles wiped. Filing cabinets stay shut, papers stay put, running equipment is left alone.
- Officetel or one-bedroom home
- Kitchen, bathroom, built-in wardrobes, door tracks, glass within reach and floors.
- Two- and three-bedroom apartments
- Same order, plus bedrooms; book mattress and sofa cleaning together so the machines come up once.
- Renovated between tenants
- Paint dust, sawdust and adhesive after repainting or new cabinets, dry vacuuming before wet work, at the post-construction rate.
- Ground-floor shops
- Shop glass within safe reach, the entrance, floor, display and seating areas, before opening or on a day the shop is closed.
- Amenities and common areas
- The floor 8 facilities, lobby, corridors and lifts, only when building management asks, and always after a survey.
- Not included
- Exterior glass is cleaned only from a safe position, never from ropes or a gondola. Equipment repairs and hazardous chemicals are excluded.
Cost at Orchard Garden: the minimum charge matters more than the rate
A deep clean of an apartment is 15,000 VND per m² of floor but never less than 900,000 VND a visit, so any unit under 60 m² pays the minimum. After renovation the rate is 22,500 VND per m², never less than 1,350,000 VND.
Taking the top of CafeLand's size ranges: a 50 m² officetel used as a home comes to 50 m² × 15,000 VND = 750,000 VND, below the minimum, so 900,000 VND is charged; just renovated, 50 m² × 22,500 VND = 1,125,000 VND, below the minimum, so 1,350,000 VND is charged. A 99 m² apartment in use comes to 99 m² × 15,000 VND = 1,485,000 VND.
- Combine jobs in a small unit: aircon, washing machine, range hood, mattress and sofa can share one session and one access registration, each at its own price.
- For an officetel office or a shop, the price follows floor area and material, glass, dust from repairs and permitted hours.

Officetel offices: timing, and one visit or a cycle
A 25 – 50 m² office cannot easily work beside a floor scrubber, so the clean goes early, late or on a closed day, within 07:00 – 20:00 and the building's hours.
- One visit
- Moving in, after repairs, before returning the unit to the landlord or before Tết, each with its own quote.
- A cycle
- Often quarterly, under a written contract setting scope, frequency, hours, acceptance standard and cost, with an Up Report, our before-and-after photo record, after each visit.
- During the clean
- Screens, computers and printers are switched off before wiping; papers on desks stay put.
- Office chairs and fabrics
- Fabric chairs, and any sofa or curtains, in the same round at their own prices.
Access, booking and what you can hold us to
We follow Orchard Garden's access rules as they stand. In single-block buildings mixing officetels and apartments, service staff usually register with security or reception and may be directed to a particular lift with equipment. Each specialist's name and photo is sent ahead; desk time after an on-time arrival does not count as late.

- Free survey from photos, video or on site, then a written, all-inclusive quote; you choose a time between 07:00 and 20:00.
- On the day: photos as found, floors and equipment covered, work to the Up Standard our specialists are trained to, items put back, waste taken away.
- Walk-through on site or by video call, then payment. If you will be away, agree who holds the key and who signs off.
- Punctuality
- More than 15 minutes late, and that visit's invoice is reduced by 10%.
- Redo
- Reply to the Up Report within 48 hours and any item below standard is redone free.
- Damage
- Send photos within 24 hours; we act under our policy where a specialist was at fault.
- Changes
- Free with 24 hours' notice; later, a 30% fee.
