Industrial-grade cleaning in Thu Duc — An Khanh, Binh Trung and nearby wards

Until 2021 Thu Duc was a district of its own, in the north of the city's eastern side. Resolution 1111/NQ-UBTVQH14 then joined it with Districts 2 and 9 as Thu Duc City. On 1 July 2025 the district level was abolished, and under Resolution 1685/NQ-UBTVQH15 the former city became 12 wards, the local units now used in addresses; today's Thu Duc ward is only one of them. Homes here sit beside industrial parks, so many people search for “industrial cleaning” with a factory in mind. This page is for apartments, villas, small offices, commercial townhouses and showrooms; “industrial” describes how the work is organised: a team under a team lead, with a floor scrubber, commercial vacuums and professional window tools, for spaces that hand cleaning cannot bring to an even standard.

Factory cleaning

Factories and warehouses need a different process, protective equipment and working hours, so they are taken on after an on-site survey under their own procedure. We do not handle hazardous chemicals.

New housing in the former Thu Duc City is most visible on the Thu Thiem, Sala and The Global City side, where the SOHO townhouses have been handed over while high-rise phases are still being built. A new home, especially after the fit-out, holds fine dust in door tracks, kitchen unit gaps, on glass and along tile grout, and each later installation leaves a fresh layer.

The weather adds to it. In the dry season, December to April, site dust blows indoors; in the rainy season, May to November, with average relative humidity around 80%, a home kept shut until moving day picks up a damp smell in built-in wardrobes and bathrooms. A complete clean just before the sofa, mattresses and curtains arrive helps keep new furnishings from picking up dust and odours. Signs that one is due:

• Sand and plaster dust in sliding-door tracks and kitchen unit gaps.
• Adhesive, paint and protective tape left on glass and aluminium frames.
• Cement residue on bathroom tiles and fittings, and a musty smell in empty wardrobes.

Ceramic and granite tiles

Machine-scrubbed, the dirty water vacuumed up and the floor dried; grout lines worked to lift cement streaks.

Natural stone

No strong acid on marble or other sensitive stone, to avoid dulling or etching. Grinding and polishing are advised on separately.

Timber floors

Vacuumed, then wiped with a measured amount of water; none is left on the boards or in the joints.

Glass, frames and tracks

Window tools for large panes; adhesive and paint scraped off with care to limit scratching; tracks vacuumed clear of grit.

Kitchen, bathrooms, fittings

Grease taken off hob and splashback; limescale and cement lifted from tiles and screens; stainless steel wiped along the grain; ceilings and vents dusted within safe reach.

There is no general rate, because no two sites match in size, condition and materials. After a free survey you receive an all-inclusive written quote listing the items, the number of specialists, the equipment and the time needed. If you are away, the survey can be done by video, or you can send photos and video by Zalo for a first assessment.

• Nothing is added without your written approval. Payment follows the walk-through, by bank transfer or cash; a large job may need a deposit, stated in the quote.

Handover is when management offices are busiest, with many units registering fit-out works. Under current rules each building's house rules must cover security and hygiene, and many buildings ask outside contractors to register and keep to set hours; some ask for a works deposit. Book the survey as soon as the handover notice arrives. UpClean works independently, on your instructions, and sends each specialist's name and photo for registration; lobby formalities after an on-time arrival do not count as lateness.

• If you cannot be there, leave the key with building management or someone you authorise.
• Scratches, damp patches or peeling noticed while cleaning go into the Up Report, our before-and-after photo record, so you can raise them with the developer.
• Dirty water and waste are collected as the building requires.

• Take the handover, check its condition with the developer and finish the fit-out.
• Once every trade has left, book industrial-grade or post-construction cleaning, as your specialist advises at the survey; any later installation brings new dust.
• Then bring in the soft furnishings, and have the aircon cleaned if it ran during the works.
• Move in, and keep it up with a deep clean every 3–6 months or Up Home, our regular care service.
