Ba Son today: Saigon ward, formerly Ben Nghe, District 1
Vinhomes Golden River stands at 2 Ton Duc Thang, on the old Ba Son shipyard beside the Saigon River. The address used to read Ben Nghe ward, District 1. Under Clause 1, Article 1 of Resolution 1685/NQ-UBTVQH15, all of Ben Nghe and parts of Da Kao and Nguyen Thai Binh became Saigon ward on 1 July 2025. Earlier papers stay valid under Resolution 190/2025/QH15, so a lease saying “Ben Nghe ward, District 1” is fine.
The former District 1 is part of our regular area. Even so, we do not take a team clean with machines for the same day: the time is agreed in advance and fitted to the building's rules.

- The Aqua, The Luxury and The Victoria, on a site of about 25.3 hectares according to published descriptions of the project. Name your tower when booking so that we prepare the right paperwork.
- Getting there
- Our office at 72 Nguyen Co Thach in Sala is across the river; the Thu Thiem 2 bridge links Thu Thiem with Ba Son.
- Hours
- 07:00–20:00 every day, inside the hours the building allows for works and lift use.

- Grand Marina Saigon, also in Ba Son, is a separate development; we work at both.
Sun, wind and damp off the river: what they do to an apartment
The riverside towers take sun, wind and moisture from the water all year. The city government's climate page gives a rainy season from May to November and average relative humidity of about 79.5%; there are no separate figures for the riverbank. Indoors, it shows in four places.
- Large river-facing glass
- Water spots after rain, and dust that damp fixes to glass and frames. We squeegee and dry the edges, inside and wherever the outside is safely reachable from the balcony; we never work on ropes.
- Sliding tracks and balcony rails
- Wind-blown grit settles in the tracks and is vacuumed out before anything is wiped damp. Rails and balcony floors are worth redoing after heavy rain.
- Curtains and fabrics
- Curtains facing the river fade and gather dust, and sofas and mattresses in a closed flat smell damp. They are covered while we work; washing them is an add-on.
- Wardrobes and timber units
- Damp lingers at the back and in dark corners, so we wipe inside and on top, not just the doors.
Which apartments the service is for
Flats here follow different rhythms: families in residence all year, owners who open up for a few months, long-term lets. The checklist follows how each is used, and one appointment for several items means fewer building registrations.
- Empty, awaiting the owner
- Dust on every flat surface, dull glass, a damp smell. The team works from ceiling and vents down to the floor; an owner who is away follows it through the Up Report, our before-and-after photo record.
- Between two leases
- Booked for the day the keys come back. Kitchen, hood, cabinets, bathrooms, glass and floors are redone, and the Up Report records the condition for owner, tenant and agent.
- Just handed over or refurnished
- Finishing dust in kitchen units, built-in wardrobes, glass and tracks; adhesive or paint treated surface by surface. Quoted once we have seen the unit.
- Lived in year-round
- One large clean before Tết or the rainy season, then weekly upkeep with Up Home, our regular home care.
- Stone and timber floors
- Noted at the survey. Timber is cleaned with little water and never wet-scrubbed; stone gets a matching pad, and nothing acidic touches marble.
What it costs at Vinhomes Golden River
Industrial cleaning has no single rate at UpClean. The table repeats our listed per-m² component prices for budgeting; what applies is the all-inclusive price in the written quote, made after a free survey at the flat or from photos and video.
An illustration on an assumed size, not project data: an 80 m² apartment comes to 1,200,000 VND for a deep clean while lived in, or 1,800,000 VND if it has just been handed over. Same-size flats still differ with glass, flooring and time shut.
- What changes the price: area, time shut, glass and sliding doors, the share of stone and timber, and the permitted hours.
- Curtain, sofa, mattress and aircon cleaning are priced separately and can go into the same quote.
- The quote is final unless you approve an addition in writing. Payment follows the walk-through, by bank transfer or cash; VAT invoices are issued by Uptech Technology Solution Company Limited, tax code 0316973414.

Getting machines into the tower
We are independent of the developer and the operator, and keep to your building management's rules. Many high-end buildings ask non-residents to register beforehand, show identity papers at reception and use the service lift for equipment. A team clean brings more machines than an ordinary visit, so the time must fit the building's hours for works and lift use: tell us the rules when booking, or ask us to contact management for you.
- The specialists' names and photos come before the appointment, and they carry identity papers.
- Floors and the route in are protected before any equipment enters.
- The scrubber works with a wet vacuum, so dirty water stays in the tank and off the balcony, corridor and lobby.
- An on-time arrival held up at reception is not counted as late, and rubbish is bagged and taken where the building says.
Owners abroad, international tenants, and our commitments
Ba Son sits in the centre, near offices and large hotels, so many units are let to expatriate professionals and international families, and some owners spend long spells away on business or abroad. Either way, everything is kept in writing and in photographs.
- Advice, quotes, confirmations and the Up Report in Vietnamese or English, by WhatsApp or Zalo.
- Keys left with reception or family; sign-off by video call with the team lead.
- For an English-speaking specialist at the flat, note it when booking. We arrange one where the schedule allows; if we cannot, we tell you in advance and support you by phone or message.
- Booking
- Message or call 0968 726 135 with the tower, bedrooms, condition and deadline; after the free survey and quote, choose a slot, weekends included.
- On time, on price, in place
- More than 15 minutes late takes 10% off that visit; nothing is added without your written consent; furniture goes back where the before photos show it.
- Redo and damage
- Items below standard are redone free if you tell us within 48 hours of the Up Report. Damage reported within 24 hours with photos is handled under our policy where a specialist was at fault.
- Changes
- Free with 24 hours' notice; 30% for a late cancellation.
