City Garden's address today, and the units we clean
A 2012 report placed 59 Ngo Tat To in Ward 21 of Binh Thanh district. Ward 21 joined Ward 19 on 1 January 2025; on 1 July 2025, when wards replaced districts, clause 45, Article 1 of Resolution 1685/NQ-UBTVQH15 combined Wards 19, 22 and 25 into Thanh My Tay. Whole wards moved each time, so the entire development is in Thanh My Tay, and a lease saying “Ward 21” is fine with the tower and unit number.
Thanh My Tay, in former Binh Thanh, is a ward where UpClean schedules work regularly. We take units from one bedroom to penthouse, 07:00 to 20:00 every day; date, sessions and team size are confirmed after the survey.
- Six elliptical towers
- 21 to 30 storeys (2012 report); about 926 units, according to the project's published information.
- The garden
- A site of about 23,000 m² with 23% building coverage, some 17,000 m² of it landscaped (2015 report).
- Two phases
- The 21-storey Avenue tower, 113 apartments and 4 penthouses, handed over in September 2012; then the two Promenade towers with 478 units.
- Our standing
- Independent: not a partner of the developer, any company behind the project, or building management.
Elliptical towers, two balconies, a terrace: what the design asks of a clean
Here the shape of a unit matters more than its floor area. These four features, from the project's published material and press coverage, are what an Up specialist, one of UpClean's trained and identity-verified staff, notes first at the survey.
- An elliptical plan
- Some glass walls and balconies may not run perfectly straight. Photos of the glass and door tracks sent beforehand let the team bring the right squeegees and ladder.
- Executive Suites
- Kitchen, dining and living share one space, so cooking smells settle in curtains and sofa; the kitchen is degreased first, then the sitting area. Two balconies mean two sets of glass doors, tracks and screens.
- Top-floor penthouses
- Large, with several bedrooms, tall curtains and an outdoor terrace; ideally seen first in photos or video, and possibly cleaned over more than one session.
- Green space over most of the site
- Damper air round the lower floors, leaves and pollen blown onto balconies, small insects drawn to the lights at night; it shows in tracks, balcony screens and closed wardrobes.

What the clean covers: rentals, refits and penthouses
The checklist is written room by room after the survey, with materials and anything you would rather we did not move. Hazardous chemicals are not handled, and outside glass is cleaned only where a balcony or terrace gives safe reach.
- A rental between leases
- Bedrooms first, then living room, kitchen and bathrooms; built-in wardrobes wiped inside and left open to air.
- A flat or penthouse just refitted
- Paint dust, cement and adhesive taken off floors, glass and frames with tools suited to each material, once the tradespeople have gone and before furniture arrives.
- Glass, balconies, terrace
- Inside glass, tracks, screens, balcony floors and the terrace. Outside faces only where a balcony or terrace gives safe reach; we do not work on ropes.
- Floors
- Tile and stone scrubbed by machine, the water vacuumed off at once; timber cleaned with little water. Dull or scratched stone needs polishing, a separate service.
- Shops and offices nearby
- Shopfront glass within safe reach, entrance and display, before opening or on a closed day.
- Pool, sports club, lobby
- These belong to building management; we take them on only under a separate contract with management.
How the price is worked out at City Garden
Floor area alone does not describe the work: an Executive Suite has two sets of balcony doors and tracks, and a penthouse adds tall curtains and a terrace. There is no single industrial-cleaning rate; the listed per-m² prices below are for budgeting, and your price is the all-inclusive written quote, with items, team, equipment and duration, that follows a free survey on site or by video.
- The price follows the balconies and glass, curtains and terrace, recent building work, time standing empty and the hours the development allows.
- Mattress, sofa, curtain, bedding and aircon cleaning can be added at their own prices, so the flat is ready for a new tenant.
- The total is the quoted total unless you confirm extra work in writing. You pay after the walk-through; landlords and companies can have a VAT invoice from Uptech Technology Solution Company Limited, tax code 0316973414.

Landlords overseas and international tenants
Many units are let furnished, and the landlord hands a clean flat to each new tenant. Saigon's rainy season runs from May to November, so a flat left empty for a few weeks easily smells damp; before handover it needs a full clean, wardrobes wiped inside and windows opened.
- Before we start
- Tell us which items belong to the flat, which the last tenant left, and any marks or damage to note.
- Access and sign-off
- Reception, a relative, your agent or the current tenant can let us in; sign-off can be by video call. The Up Report, sent after every visit, has photos of each room, the checklist and the specialist's name.
- While the flat is empty
- A short Up Home visit every few weeks to air and dust it helps catch problems early.
Our commitments, and how to book
- Call, WhatsApp or Zalo 0968 726 135 with tower, unit, type, number of balconies, and whether you live there or are preparing it for a tenant.
- The free survey is on site or by video, looking first at curtains, tracks and terrace in penthouses and refitted units; the written quote follows, and you pick a time between 07:00 and 20:00.
- The development is described as gated, and management may ask owners to register visitors ahead; names and photos come to you beforehand for the gate and reception. Waiting there after an on-time arrival is not lateness, and specialists do not touch the building's electrical, fire-alarm or camera systems.
- Each room is photographed as found and protected, then cleaned to the Up Standard, UpClean's working standard, under one team lead; after the walk-through and the Up Report you pay by bank transfer or cash.
- More than 15 minutes late takes 10% off that visit's invoice; items below standard are redone free within 48 hours of the Up Report; damage reported within 24 hours with photos is settled under our policy where the specialist was at fault.
- Moving or cancelling is free 24 hours ahead; later cancellations cost 30%.
