Three wards, all on our regular schedule
At the start of 2025 Phu Nhuan had eleven wards. From 1 July 2025, under Resolution 1685/NQ-UBTVQH15, they were merged into three, and wards became the city's local unit in place of districts; the old Ward 15 was divided between Cau Kieu and Phu Nhuan. Office leases and business registrations made earlier still show old ward numbers, so give the address you know and we will match it.
Offices and shops wanting cleaning at set intervals can sign a contract with a fixed frequency; one-off jobs can be booked on any day.
- Phu Nhuan ward
- The old Wards 8, 10, 11 and 13 and the rest of Ward 15. It keeps the district's name, so add the street when giving an address.
- Cau Kieu ward
- The old Wards 1, 2 and 7 and part of Ward 15. Its name recalls Kieu Bridge, which crosses the Nhieu Loc–Thi Nghe canal and links Phu Nhuan with the centre.
- Duc Nhuan ward
- The old Wards 4, 5 and 9: like its neighbours, streets of tall townhouses mixed with small offices, shops and clinics.
Dense streets and a food quarter: why the work here is different
The former Phu Nhuan covers about 4.86 km² yet had more than 210,000 residents in 2024, over 44,000 people per km², one of the densest parts of the city. It lies on the road from the centre to the airport, with office buildings along Nguyen Van Troi and Hoang Van Thu and, between them, rows of tall townhouses whose ground floors are shops, clinics or small offices.
Food is what sets it apart. Tuoi Tre reported that six months after opening, the Phan Xich Long food street had more than 220 food and drink businesses, over 80 of them restaurant brands. A restaurant needs a different clean from an office: grease spreads from the kitchen to walls, ceilings and extractor fans, the dining floor collects shoe marks and spills, and washrooms serve crowds every day. A change of owner, a refit or an opening means far more work than a routine clean by the staff.
For offices, the need comes at points of change: a move in or out, an extra floor, an inspection or Tết. Nguyen Van Troi carries traffic all day, so glass, curtains and carpets on its lower floors gather road dust faster than in quieter streets.
- A Phan Xich Long restaurant or café before its busy season or a change of owner.
- An alley house just repaired and repainted, before the family moves back in.

Restaurants, offices and townhouses: what the job covers
The checklist, written after the survey, names areas we will not touch and equipment to be switched off. Dry vacuuming precedes anything wet, high points precede floors, and the team lead checks each area once finished.
- Restaurant kitchen
- Grease removed from tiled walls, hobs, stainless shelving and the extraction hood within safe reach; sinks, floor and floor drains cleaned; food-contact surfaces rinsed with clean water. Gas and electric appliances are wiped outside only after you switch them off.
- Dining room and bar
- Tables, chairs, counters, shelves and lights within reach; floors machine-scrubbed with a suitable pad; shopfront glass and doors.
- Office
- Carpets vacuumed; glass partitions, meeting tables, cabinet fronts, switches and handles wiped; pantry and washrooms cleaned. Filing cabinets stay shut, documents stay put and running equipment is left alone.
- Townhouse to let
- Done floor by floor, with each room's condition recorded in the Up Report, our before-and-after photo record, so the landlord has a handover file for the tenant.
- After repairs
- Plaster dust gathered and paint or adhesive scraped from glass and tiles without scratching. Where rubble and leftover materials remain, post-construction cleaning is the better choice.
Cost in Phu Nhuan: what it depends on
Floor area tells only part of the story, so there is no fixed rate: the kitchen of a thirty-table restaurant can take more work than an office floor twice its size. An Up specialist, one of UpClean's trained and identity-verified staff, comes to look or reviews it by video at no charge, then sends an all-inclusive price in writing with the items, the team, the machines and the expected time.
- The quoted price is final; nothing is added without your written agreement.
- Payment after the walk-through, by transfer or cash; larger jobs may need a deposit set out in the quote.
- Uptech Technology Solution Company Limited (tax code 0316973414) issues the VAT invoice, per job or per contract period.
- Kind of business
- Restaurants need an extra degreasing stage; offices centre on carpet, glass and touch points.
- Floors and stairs
- A tall townhouse with narrow stairs takes longer, because machines are carried from floor to floor.
- Condition
- Built-up grease, dust after repairs, glue from advertising, water marks in washrooms.
- Timing
- Before opening, on the restaurant's day off, at the office's weekend, or over several sessions.
- Extras
- Aircon, chairs, carpets or curtains in the same visit, each at its own listed price.
Office lobbies, busy frontages and alleys: how the team gets in
Offices on Nguyen Van Troi and Hoang Van Thu are usually in buildings with reception and security, where a service company must be registered before a floor scrubber comes in, with its hours and route for equipment. We raise it at the survey and send the specialists' names and photos ahead.
On busy streets such as Phan Xich Long and Nguyen Van Troi the team unloads quickly and stays off the pavement at peak hours. In an alley, machines are carried in by hand, and dirty water from the scrubber is collected, not poured into the lane.
- Lobby formalities after an on-time arrival are not counted as late.
- Show us the sockets and taps; specialists do not interfere with electrical or gas systems.
- Anything moved is photographed first and put back; rubbish and grease go to the building's or neighbourhood's collection point.
What we commit to, and a cleaning rhythm for each business
- Restaurants: kitchen and dining room at regular intervals, more often with a lot of frying, and always before opening day and Tết; cafés each quarter and after redecorating.
- Offices facing Nguyen Van Troi or Hoang Van Thu: carpets and low-floor glass more often, because of road dust.
- Rental townhouses: at each change of tenant. In the May–November rains, watch doormats, entrance floors and wall bases.
- A familiar team
- The regular schedule suits recurring contracts, with priority to specialists who already know your premises.
- Team lead
- One person coordinates, checks and signs off with you; you receive each specialist's name and photo before each visit.
- On time, right price, right place
- More than 15 minutes late means 10% off that invoice; the all-inclusive price is set beforehand; items are photographed and returned to their places.
- Up Report and redo
- Photos and the task list by WhatsApp or Zalo; anything not up to standard is redone free within 48 hours of the report.
- Book a survey
- Or call or message 0968 726 135 on WhatsApp or Zalo with the address, type of premises, rough area and timing. Changes are free with 24 hours' notice; later cancellations carry a 30% fee.
