Four wards since July 2025, and how teams are scheduled
District 6's ward map was redrawn twice in 2025. In January, ward 1 absorbed wards 3 and 4, ward 2 took in ward 6 and part of ward 5, and ward 9 the rest of ward 5. In July, Resolution 1685/NQ-UBTVQH15 regrouped the area into four wards and the district tier ended. Old addresses on leases and invoices are fine.
District 6 is outside our regular areas, but we take jobs in all four wards between 07:00 and 20:00, weekends included. Contact us first so that we can plan a team; the date and hour are confirmed on booking, around each street's loading times.
- Binh Tay ward
- Old wards 2 and 9, about 1.05 km², around Binh Tay Market, built by the merchant Quach Dam: roughly 25,000 m² and over 2,000 stalls.
- Binh Tien ward
- Old wards 1, 7 and 8: terraced houses mixing home and small trade on the main roads, tightly packed alleys inside.
- Binh Phu ward
- Old wards 10 and 11 plus a part of ward 16 from the former District 8, crossed by Vo Van Kiet Avenue; largely townhouse neighbourhoods.
- Phu Lam ward
- Old wards 12, 13 and 14, north of Binh Phu: tall tube houses in the alleys and shops on the main roads.
Wholesale stockrooms near Binh Tay Market: where the dust comes from
The streets round Binh Tay Market belong to the traditional Cho Lon area. Most townhouses give the ground floor to wholesale trade, with the family upstairs; packaging, paper, plastics, household goods, dry goods and fabric sit in cartons on pallets and timber shelving.
Goods are opened and packed all day while lorries, carts and motorbikes load at the door, so street dust meets carton dust and lint. A closing-time sweep clears the aisles, but fine dust stays on shelf tops, behind stacks and along the walls, out of sight until stock moves. An industrial clean deals with that build-up: vacuuming from high to low, machine scrubbing with the dirty water taken up at once, then glass and doors. From May to November, with relative humidity around 80%, damp dust clings harder to floors and wall bases.
- A greyed stockroom floor with trolley tracks along the aisles.
- Carton dust and lint on shelf tops and stacked boxes.
- Street dust on the roller shutter and the shopfront glass.

What the team does, premises by premises
At the survey the team lead, the person in charge of your job, writes a checklist for the site:
- Wholesale shop or stockroom
- Shelf tops, wall bases and floor vacuumed; cleared floor machine-scrubbed; roller shutter, glass and counter wiped. Stock is gathered and covered first, then put back as photographed.
- Shop-house in Binh Tien
- Shop and living space in one job, the shop finished before opening.
- Townhouse in Binh Phu
- Living floors, kitchen, bathrooms, stairs, roof terrace, front yard and entrance; timber floors by a low-water method, tile and stone scrubbed by machine.
- Tube house in a Phu Lam alley
- Worked from the top floor down; machines carried in from the nearest parking, dirty water held in the vacuum's tank.
- Showroom or trading office
- Work area, counter, glass partitions, pantry and washrooms; papers stay put, drawers and private cupboards stay shut.
- Apartment
- Floors, glass, kitchen, bathrooms and balcony, with equipment in the goods lift.
- Factories and large warehouses
- Taken on after an on-site survey under a separate safety and scheduling process. We do not handle hazardous chemicals.
Cost in District 6: what has a listed price, what is quoted after a survey
There is no fixed rate. Two stockrooms of the same size can differ widely: one already emptied, the other full of stock on pallets with years of dust on the shelves. Business premises are therefore quoted only after a free survey, on site or from photos and video.
For living quarters, the component services' listed prices below are a reference; you pay the all-inclusive figure in the written quote, which lists items, specialists, equipment and sessions. The survey looks at:
- Floor area, storeys, shelf height and aisles, and how much stock must be gathered, covered or moved.
- Condition and surfaces: old dust, grease, paint or adhesive; concrete, tile, stone, timber, glass, stainless steel.
- Exterior glass only where safely reachable, with work-at-height equipment on its own line; the hours, such as after market time or over several sessions.
| Item | Price |
|---|---|
| Shop, stockroom, office, premises to let | Written all-inclusive quote after a free survey. |
| Deep clean, townhouse living floors | 17,000 VND per m² of floor; minimum 900,000 VND per visit. |
| Deep clean, apartment | 15,000 VND per m² of floor. |
| Post-construction clean | Townhouse 25,500 VND, apartment 22,500 VND per m²; minimum 1,350,000 VND per visit. |
| Machine floor scrubbing | Townhouse or showroom 15,000 VND, apartment or office 12,000 VND per m²; minimum 900,000 VND per visit. |
| Interior glass | 10,000 VND per m² of glass within safe reach; minimum 500,000 VND per visit. |
Working around market hours: access, stock and dirty water
The wholesale streets are busiest from early morning to noon, so we suggest the shop and stockroom late in the afternoon or on a closed day; Binh Phu and Phu Lam are quieter at midday, which suits longer jobs. Many townhouses have one entrance through the shop and a steep back staircase, and in the alleys a vehicle can seldom stop at the door: tell us the nearest parking and the route in, and the team splits its equipment to fit.
- You and the team lead agree which areas to clear and which goods to cover with tarpaulins; each shelf is photographed before anything moves.
- Paper and dry goods stacked on the floor should be raised or moved before machine scrubbing.
- The scrubber's dirty water is taken up by the vacuum, never run onto the pavement, the alley or the next stall.
- Specialists leave the electrics alone; show us usable sockets and taps.
- Where an apartment building or managed estate registers contractors, we send the specialists' names and photos first; waiting at the lobby or gate after an on-time arrival does not count as lateness.
Commitments, timing through the year, and booking
- Stockrooms before and after the year-end trading peak; shops and offices quarterly; premises to let at each change of tenant; homes before Tết or after repairs.
