Clean, fresh curtains for windows that look onto the canal

Curtain cleaning in District 4 — Ben Van Don apartments, Khanh Hoi, Vinh Hoi

UpClean cleans curtains at home in the former District 4: apartments at Masteri Millennium, Icon 56, Saigon Royal, The Tresor and the other buildings along Ben Van Don, and townhouses in the three wards of Xom Chieu, Khanh Hoi and Vinh Hoi. The rate is 40,000 VND per m² of curtain with a minimum of 400,000 VND per visit; take-down and re-hanging is an optional 100,000 VND for the whole visit. Heavy drapes are steam-cleaned at the window, blackout curtains are handled lightly to protect their coating, and sheers are taken down and washed gently, each set as its own load.

Where District 4 is now: three wards along Ben Van Don

District 4 no longer appears on an address. Since 1 July 2025 Ho Chi Minh City has used wards, the local unit on an address, where it used to have districts, and Resolution 1685/NQ-UBTVQH15 divided this area into three: Xom Chieu, Khanh Hoi and Vinh Hoi. It is small, roughly 4.18 km², with water on every side: the Ben Nghe Canal on the north and west, the Te Canal on the south, the Saigon River on the east. Half a year earlier ward 6 had gone into ward 9, ward 10 into ward 8 and ward 14 into ward 15, so one apartment's papers may carry up to three ward names. The building name and unit number are all we ask for.

Curtain bookings are taken in all three wards from 7:00 AM to 8:00 PM, weekends included, at an arrival time set around the hours the building opens to contractors.

Xom Chieu ward
Formed from wards 13, 16 and 18 and a part of the old ward 15. Its three canal-side buildings are on Ben Van Don: Icon 56 at number 56, The Tresor at 39 and Saigon Royal at 34–35.
Khanh Hoi ward
Wards 8 and 9, the share of ward 15 that did not go to Xom Chieu, and parts of wards 2 and 4. Masteri Millennium at 132 Ben Van Don, about 650 units, once had a ward 6 address.
Vinh Hoi ward
Wards 1 and 3 with the parts of wards 2 and 4 left outside Khanh Hoi, facing the centre across the Ben Nghe Canal: mainly townhouses, alley houses and older apartment blocks.

Open kitchens, afternoon sun and canal breeze: how curtains here get dirty

In a compact apartment the curtain hangs a few steps from the hob. Most homes along Ben Van Don are studios, officetels (small units used as a home or an office) and apartments of one to three bedrooms, with an open kitchen that runs into the living room. Oil vapour from every meal clings to the fibres and holds dust, and in time becomes a dull, slightly sticky film.

Sun and wind do the rest. Many glass walls face the canal and the city centre, and west-facing units take the full afternoon sun, so the layer next to the glass fades where the light falls. When the balcony door is open for the breeze, dust from the traffic on Ben Van Don settles on the curtain edges and in the sliding-door track.

The city has seven rainy months, from May to November, and relative humidity averages about 79.5% across the year (source: the Ho Chi Minh City government portal). An apartment closed all day, or left empty between two lets, is where heavy curtains pick up a damp smell.

Before a handover: curtain cleaning in furnished rentals by the canal

No textile in an apartment is bigger than its curtains, and none is missed more often in a handover clean. Many canal-side units are let fully furnished with a short gap between leases; with the right timing, curtain cleaning does not push back the move-in date.

Book when the keys come back
Sheers washed in water need time to dry before they are re-hung. That date is written in the quote, so the handover can be fixed around it.
A record for the handover
The Up Report, the photo record we send after each visit, shows the curtains before and after, including wear and fading that were already there.
Booked by the tenant
The person renting the apartment can book too, and be present for the measuring and the final check.

Blackout curtains, sheers, drapes and blinds: the method in a compact apartment

A small apartment has little floor on which to spread a curtain, so most of the work is done at the window. First the Up specialist, the UpClean staff member who carries out the visit, reads the care label, checks on a hidden spot whether the fabric bleeds colour, and measures each set in front of you.

Blackout curtains in bedrooms
Both faces are vacuumed, then cleaned with a very light hand, because the sun-blocking coating cracks easily. Places where it had already peeled are photographed and shown to you.
Sheers on glass walls
Taken down and washed gently, one set at a time, without wringing.
Greasy curtains near an open kitchen
The solution is tried on a hidden corner first. Recent grease and food smells usually come out clearly; marks that have been in the fabric a long time may only fade, and the specialist says so before starting.
Heavy drapes in the living room
The heading and pleats are vacuumed thoroughly, then the whole drape is steam-cleaned as it hangs.
Roller blinds and slatted blinds in officetels
These have a roller, slats and pull cords, so we quote after seeing photos that include the operating parts.

What curtain cleaning costs in District 4: from a studio to a townhouse

Multiply the total curtain area by 40,000 VND; add 100,000 VND if you want the curtains taken down and re-hung, charged once per visit; then compare the result with the 400,000 VND minimum for one visit. The areas below are for guidance; the price is fixed from the measurement taken in your apartment.

  • Every m² includes the colour test, vacuuming, treatment suited to the fabric, wiping of the rail, steaming of the pleats and the Up Report.
  • Nothing is charged beyond the fixed price without your written approval. Rail repairs and replacement eyelets are not part of the service.
Studio or officetel
One glass wall, about 8 m², cleaned in place: 400,000 VND (the sum is 320,000 VND, so the minimum per visit is charged).
1-bedroom apartment
About 11 m² in the living room and bedroom, with take-down and re-hanging: 540,000 VND.
2-bedroom apartment
About 15 m² of sheers and blackout curtains, with take-down and re-hanging: 700,000 VND.
3-bedroom apartment facing the canal
About 24 m², with take-down and re-hanging: 1,060,000 VND.
Corner unit, penthouse or duplex
About 44 m², treated at the window without take-down: 1,760,000 VND.
Townhouse in Vinh Hoi
Three floors, about 20 m², with take-down and re-hanging: 900,000 VND.

Reception, the goods lift and a clear patch of floor: before the visit

In many apartment buildings a visitor signs in at reception with ID, and the goods lift, basement parking and contractor hours follow the management office's instructions. The rules differ even between neighbours on Ben Van Don, so we ask first and schedule afterwards. A wait in the lobby after an on-time arrival is not treated as lateness.

  • Ask the management office about the goods lift if long curtains mean a folding ladder has to come up.
  • Move chairs, shelves and plant pots away from the curtains, and keep a patch of floor clear by the window for the ladder.

International residents: English, registering the visit, keys and payment

Language
Enquiries, quotes, booking confirmations and the Up Report can all be handled in English. If you want a specialist who speaks English at your home, mention it when booking; where that cannot be arranged we tell you beforehand and help by phone or message.
Registering with the building
Many apartment buildings want residents to register outside staff with building management ahead of time. Before every visit you receive the specialist's name, photo and contact number for that.
If you are away
You need not be at home. A key can stay with building management, reception or a family member; only the assigned specialist handles it, the times are recorded and keys are never copied. For a smart lock we suggest a temporary code, and the walk-through, the joint check at the end, can be done by video call.
Paying
After the walk-through, by bank transfer or cash. Larger jobs may need a deposit, stated in the quote; invoices are issued on request.

How often to clean, what we commit to and how to book

The usual interval for curtains at home is 6–12 months: about every six months for living-room curtains beside an open kitchen, at each change of tenant in a rental, and every 3–6 months for the front rooms of a townhouse on a street. Between cleans, run the cooker hood while you cook and close the balcony door when Ben Van Don is busy. Keep blackout curtains out of the household washing machine: the coating cracks in the spin.

Verified and on time
Your specialist is identity-verified and trained to the Up Standard, our working standard. More than 15 minutes late, and that visit's invoice is reduced by 10%.
Redo within 48 hours
If a set still does not satisfy you, message us within 48 hours of receiving the Up Report and it is done again at no extra cost.
To book
Send the building, unit, a photo of each window and rough measurements by WhatsApp or Zalo to +84 968 726 135, or use the Quote page. You receive an estimate and the planned method for each set.

Frequently asked questions

Questions about curtain cleaning in District 4

How much does curtain cleaning cost in District 4?+

40,000 VND for each m² of curtain and no less than 400,000 VND per visit. Take-down and re-hanging costs 100,000 VND for the whole visit; it is not multiplied by the number of windows.

Are The Tresor, Saigon Royal, Icon 56 and Masteri Millennium in your service area?+

Yes. Masteri Millennium is in Khanh Hoi ward and the other three are in Xom Chieu ward; both wards, together with Vinh Hoi, are covered.

My studio has a single set of curtains. Can I still book?+

Yes. One glass wall of about 8 m² costs 400,000 VND (the sum is 320,000 VND, so the minimum per visit is charged). You can include the curtains of every window in the apartment in the same visit to make full use of that amount.

Can you get cooking smells and grease out of curtains near an open kitchen?+

Mostly, yes: a recent layer of grease and food smells usually drop markedly. Grease that has been there a long time may only fade; you are told what to expect beforehand and it is noted in the Up Report.

How soon are the curtains dry, so a tenant can move in?+

Curtains steam-cleaned at the window are only slightly damp and dry as the room is aired. For sheers washed in water, the date they are dry and back up is in the quote; set the handover after that date.

Is there a fee to change the date or cancel?+

Not if you tell us more than 24 hours before the appointment. With less than 24 hours to go, the fee is 30%.
