Palm City: two kinds of home on one riverside estate
Palm City covers 30.2 hectares on Song Hanh road, beside the Giong Ong To river and the Muong Kinh canal. It was in An Phu ward; a VnExpress article of 16 June 2026 places it in Binh Trung, one of the wards that replaced the city's districts on 1 July 2025 under Resolution 1685/NQ-UBTVQH15. Papers with the old ward are fine for booking.
We take industrial-grade jobs (vệ sinh công nghiệp: a team clean with professional machines) in both lived-in parts, 07:00 to 20:00 every day. Say whether it is Palm Heights, with tower and unit, or Palm Residence, with the house number, so the team brings the right kit.

- Phase 1, handed over in 2017: 135 townhouses and semi-detached villas, according to the developer, with stairs, roof terraces and gardens.

- Phase 2, handed over in 2019: three 35-storey towers with 816 apartments, according to the developer.

Years of use, the river and a building site
Dirt here has three sources, so no single checklist fits. Time comes first: Palm Residence has been lived in since 2017 and Palm Heights since 2019, long enough for bathroom grout to darken and grease to coat the inside of upper kitchen cupboards.
Then the water. Near the river, paved yards and the shaded foot of boundary walls grow a thin layer of moss in the rainy season, May to November, and leaves block gutters and roof-terrace drains. Lastly the site: while Palm River is built, fine dust can settle faster on the railings, door tracks, insect screens and aircon outdoor units of homes close by. It is temporary, but meanwhile glass and balconies need cleaning more often.
Inside a 35-storey Palm Heights tower
In a tower the route comes first: ladders, scrubber and vacuums cross the lobby and ride a lift. Many management offices want service staff declared in advance and machines in the service lift; we do not presume to know Palm City's rules, follow your or management's instructions and send each specialist's name and photo ahead. Indoors the team vacuums dry before wiping wet, so fine dust does not smear, and works from ceiling to floor.

- Dirty water stays in the machine's tank and rubbish goes to the building's collection point; lobby waits after an on-time arrival are not lateness.
Palm Residence: garden, roof terrace and stairs
Houses are charged on total usable floor at the townhouse or villa rate, and the job continues outdoors. Machines wait in the yard or on the ground floor and go up a staircase that has been covered first.

- Top floor to ground, one checklist per floor.
- Stairs and glass
- Treads, landings and handrails wiped; dulled stone steps need separate polishing. Outer glass only from the yard, a balcony or a proper ladder, never by climbing railings or roofs.
How the price differs between an apartment and a house
Only the component services for homes have listed per-m² prices, and the estate falls under three: apartment for Palm Heights, townhouse and semi-detached villa for Palm Residence. There is no single estate rate; you pay the all-inclusive price agreed in writing.
The survey is free, in person or from photos and video. Homes of equal size can differ: site dust on the railings or a greasy kitchen means more work. The quote names the specialists, equipment, time and every item.
- Price factors: area and storeys; dust, grease and limescale; glass and balcony length; yard area for houses; the hours the building allows.
- Aircon, sofa, mattress, curtain and carpet cleaning are outside the industrial clean but can join the visit at their own listed prices.
- A quoted price never changes without your written agreement. Payment follows the walk-through, your check of the work with the team lead, by bank transfer or cash; VAT invoices are issued by Uptech Technology Solution Company Limited (tax code 0316973414) on request.

School hours, homes between tenants, and booking
An international school stands inside the estate, so many households have young children. Booking during school hours gives rooms time to air and floors time to dry before evening; mention children, elderly relatives or anyone sensitive at the survey. Surfaces children touch are wiped again with clean water, all solutions leave with the team, and children and pets should stay away from wet floors and running machines.
Some homes are let. The gap between leases suits a deep clean of kitchen, bathrooms, glass and floors, and the Up Report, with before-and-after photos and the checklist, can go with the handover record.
