Sunrise Riverside since the 2025 reorganisation, and what we take on
Novaland developed Sunrise Riverside on Nguyen Huu Tho street where the former District 7 meets Nha Be. The address in common use is Phuoc Kien commune, Nha Be district; when the city replaced districts with wards and communes on 1 July 2025, Clause 134, Article 1 of Resolution 1685/NQ-UBTVQH15 merged Phuoc Kien whole into the new Nha Be commune. Either address is accepted with the tower and unit number.
The former Phuoc Kien area along Nguyen Huu Tho is on our regular schedule: every tower and the small offices on site, 07:00 to 20:00, weekends included.
- Apartments
- Eight towers of 20–25 floors; two- and three-bedroom units of 69–99 m² (VnExpress, 2015), about 2,200 units in all according to CafeLand.
- Smart Office
- In tower A (G6), handed over in July 2024 according to VnExpress; offices are surveyed on their own.
- Water and age
- The Dia canal borders the site on three sides. Towers were handed over one by one from 2018, so most units have seen about eight years of use.

Eight years beside a canal: how the grime differs from a new handover
A canal-facing home gets breeze and an open view, but its air stays damper all year than in streets further from the water. In long humid spells, moisture creeps into closed, dark places: inside wardrobe doors, shoe cabinets, under the sink, bathroom ceiling corners, the rubber seal of a front-loading washing machine. A musty smell comes first, mould spots follow, and air freshener holds them off for a few days at most.
Eight years also lets grease coat the range hood and upper cabinets, grout darken and aircon units gather dust. So the job is not construction dust but two things: lifting years of build-up and drying at the source. Wardrobes are emptied, vacuumed, wiped inside and left open until fully dry; scrubbed floors are vacuumed of water and dried at once.

Lived-in, between tenants, refurbished or an office: what the team does
The checklist is agreed room by room after the survey. The Up specialist, one of UpClean's identity-verified and trained staff, first finds where damp and smell begin. Anything odd about an appliance goes into the Up Report, the photo report after the visit; we do not repair parts.
- A home lived in for years
- Grease on kitchen tiles, inside upper cabinets and on the range hood; bathroom drain, grout, screen gaps and ceiling corners; wardrobes wiped inside and aired.
- A rental between leases
- One session while the unit is empty, every floor scrubbed and each shelf wiped; the photos become the record for the next tenant.
- Tile and timber floors
- Tiles are machine-scrubbed, the water lifted straight away and the floor dried. Timber is never wet-scrubbed.
- Glass and balcony doors
- Inside faces, frames and tracks; outside only where safely reachable from the balcony. No rope work.
- A unit just refurbished
- New flooring, paint or built-in cupboards mean the post-construction rate: fine dust, paint and adhesive need their own treatment.
- Smart Office and business units
- Floors, carpets, glass within safe reach and the tea corner, early morning or late afternoon.
What a two- or three-bedroom unit costs
There is no separate rate for industrial-grade cleaning. The table gathers listed component prices for budgeting; you pay the all-inclusive figure in the written quote that follows a free survey.
The examples sit inside the published 69–99 m² range and only illustrate the method; one unit may need just its kitchen degreased, another smells musty in nearly every wardrobe.
- The price follows kitchen grease, scale and mould in wet areas, the wardrobes to treat, floor area and bathrooms, glass and balcony doors, and the hours the building allows.
- Aircon, washing machine, mattress and curtain cleaning keep their own prices and can share the visit. Heavy mould is a separate line in the quote; nothing outside it is done without your written approval.
- You pay after the walk-through, by bank transfer or cash; the VAT invoice comes from Uptech Technology Solution Company Limited (tax code 0316973414).

Rentals, offices and owners abroad: who books, and how the team gets in
Smart Office units are booked outside working hours, within 07:00–20:00.
- Tenant or owner
- Either may book and both can receive the Up Report. If the owner pays, send the invoicing details with the booking.
- In English
- Enquiries, quotes, confirmations and the Up Report can be in English. For an English-speaking specialist on site, ask when booking; if we cannot arrange one, we say so beforehand and help by phone or message.
- Getting in
- In large complexes, service staff usually sign in at reception and machines use the service lift. We ask you or management for each tower's rules, send the team's names and photos before the visit, and have no partnership with Novaland or the management.
Timing the big clean around the seasons
These months are suggestions; the plan for each unit is set after the survey.
- March–April
- Aircon before the hottest weeks, curtains, and a deep clean before the rains.
- July–September
- Inside the wardrobes, bathroom ceiling corners, the washing machine.
- November and before Tết
- Mattresses and bedding while fabric dries fast; then the whole unit, inside glass and the range hood.

- In between
- Leave the washing machine door ajar and keep moisture absorbers in cupboards. Up Home, our regular care, is 130,000 VND an hour, minimum 3 hours.
Booking, and what we commit to
- Message or call 0968 726 135 on WhatsApp or Zalo with the tower, unit, area and a few photos.
- A free survey, in the unit or by video, then a written quote with items, specialists, equipment and time.
- On the day the team photographs the unit as found, covers furniture and cleans to the Up Standard, UpClean's working standard; the team lead checks each room.
- You check the work in person or by video, receive the Up Report, then pay.
- Book online
- Send your tower, unit and date.
- Punctuality and price
- More than 15 minutes late takes 10% off that visit; you pay the quoted amount.
- Redo and damage
- Items below standard reported within 48 hours of the Up Report are redone free; report damage within 24 hours with photos.
- Changes
- Free with 24 hours' notice; a later cancellation costs 30%.
