Which parts of The Manor we clean, and the ward it is in now
The developer describes The Manor as a French-style mixed-use development: two separate towers joined by an elevated footbridge, with an officetel block and a commercial area alongside. UpClean cleans the privately held space in all three; shared areas only when building management asks.
The address used to read Ward 22, Binh Thanh district. When wards replaced districts on 1 July 2025, clause 45, Article 1 of Resolution 1685/NQ-UBTVQH15 merged Wards 19, 22 and 25 whole into Thanh My Tay ward, so The Manor is now in Thanh My Tay. Papers issued earlier keep the old address, and either form works for a booking.
- Neighbours
- Saigon Pearl and Sunwah Pearl, across the road in the same ward.
- Service and hours
- A regular UpClean service area, 07:00 to 20:00 every day. We do not promise same-day visits, so please book ahead.
- Our standing
- Independent, with no tie to the developer or the building's operator; booking, quote and payment are between you and UpClean.
Completed in 2010: why an older Manor flat is cleaned differently
The developer records completion in 2010, with 1,049 units, and many have now been lived in for more than fifteen years by several owners or tenants. The dirt that matters sits in layers where weekly cleaning never reaches. In a new flat the job is building dust; in an older one the team identifies each material before choosing machine and solution, because worn surfaces are easier to damage.
- Bathroom deposits
- Grout, shower fittings and screens carry years of build-up. The solution is tried on a hidden spot first, and grout is worked by hand tool rather than with a stronger chemical.
- Where materials meet
- Joints where tile meets timber or stone meets cabinet have discoloured and hold dust a mop leaves behind. Timber is never wet-scrubbed; the scrubber is for tile and stone.
- Cabinet tops and built-ins
- Done at the start with ceiling, lights and vents, within safe reach of a proper ladder.
- Window and balcony tracks
- Road dust and damp air from the river side cake in the tracks; grit is vacuumed out before any damp wipe, so it does not turn to paste.

Apartments, officetels and shop units: three different checklists
The checklist follows the survey room by room, noting materials and any spots to leave alone.
- Apartments lived in for years
- An owner taking a flat back after a long lease, or a family wanting one thorough clean: ceilings, lights, tall cabinets, reachable glass, kitchen, bathrooms and tracks, the floor last.
- Units just renovated
- New floors, paint, joinery or a rebuilt bathroom leave plaster dust, sawdust, mortar, paint and adhesive, each treated for its surface before the general clean.
- Officetels used as offices
- Work area, glass partitions, pantry and toilet, carpet under desks vacuumed thoroughly. Papers, drawers and running equipment are left alone; work starts at 07:00 or runs late in the afternoon, ending by 20:00.
- Commercial-area units
- Shopfront glass within safe reach, entrance, display and reception, before opening or on the shop's closed day.
- Shared areas
- Lobby, corridors, lifts and stairwells, only at management's request and quoted separately.
- Not taken on
- Glass reachable only on ropes, and hazardous chemicals.
What industrial-grade cleaning costs at The Manor
There is no single industrial-cleaning rate. For apartments the component services carry listed per-m² prices, repeated below for budgeting; what applies is the all-inclusive written quote, made once an Up specialist, one of UpClean's trained staff, has seen the unit or your photos and video. Two flats of one size can differ widely: one just re-floored, full of sawdust and adhesive, another untouched since handover with layered bathroom deposits.
- The price follows floor area, years since the last deep clean, the deposits, grease, paint and adhesive, the share of timber, stone and glass, and permitted hours.
- An officetel used as a home is priced as an apartment and, being small, often falls to the per-visit minimum.
- Aircon, curtain, sofa and carpet cleaning can be added at their own prices.
- The quote is final unless you approve an addition in writing. You pay after the walk-through, by bank transfer or cash; a large job may carry a deposit, stated in the quote.
| Item | Reference price |
|---|---|
| Deep clean, lived-in apartment | 15,000 VND per m² of floor; minimum 900,000 VND per visit. |
| After renovation or repairs | 22,500 VND per m² of floor; minimum 1,350,000 VND per visit. |
| Machine scrubbing, tile and stone | 12,000 VND per m² for apartments and offices; minimum 900,000 VND. |
| Interior glass | 10,000 VND per m² within safe reach; minimum 500,000 VND. |
| Officetel offices, commercial units, shared areas | Written all-inclusive quote after a free survey. |
After a renovation: the order that avoids cleaning twice
Plaster dust, sawdust and mortar are far finer than household dust and settle in tracks, cabinets and even the aircon's indoor unit, so this clean is charged at the post-construction rate and follows a fixed order.
- Wait until the contractor has finished and removed the large debris.
- If aircon cleaning is booked too, it comes first, as the indoor unit drew in dust throughout the works.
- Top down: ceiling, lights, tall cabinets, glass, then the floor; new timber is never wet-scrubbed.
- Paint and adhesive are treated surface by surface; marks needing the contractor back are noted in the Up Report, our photo record of the visit.
- Curtains and sofa come last, or new curtains go up once the dust is gone.

Machines, management and the booking steps
We do not guess The Manor's house rules; the team follows those in force on the day. In buildings mixing flats, officetels and shops, residents usually notify management of service staff, papers are left at security or reception, equipment uses the goods lift, and after a renovation the works period may need registering. The route for the scrubber is agreed at the survey, and naming the right tower when booking simplifies registration.
- Message or call 0968 726 135 on Zalo or WhatsApp with tower, floor, unit, type of space, rough area, photos and deadline.
- After the free survey the written quote follows; pick a time between 07:00 and 20:00. In the rainy season, roughly May to November, afternoon rain can slow traffic on Nguyen Huu Canh, so long jobs suit a morning slot.
- Names and photos reach you before the day. The team lead photographs the unit, covers timber floors and decorative pieces, runs the work to the Up Standard, UpClean's working standard, and checks each room with you; scrubbing water stays in the machine's tank.
- The Up Report arrives, then you pay; VAT invoices come from Uptech Technology Solution Company Limited, tax code 0316973414.
- On time, on price, in place
- More than 15 minutes late takes 10% off that visit's invoice; the quoted price holds; furniture goes back where it was photographed.
- Redo, damage, changes
- Items below standard are redone free within 48 hours of the Up Report; damage reported within 24 hours with photos is handled under our policy. Changes are free with 24 hours' notice; later cancellations cost 30%.
