Lakeview City: the estate, its ward and the houses we clean
Lakeview City is a low-rise Novaland estate of about 30 hectares on Song Hanh road, laid out around a 3.6-hectare lake and lived in since 2018; VietNamNet counts roughly 960 homes. Each is a house with a roof and a yard, so an industrial-grade clean (vệ sinh công nghiệp, a team clean with professional machines) covers a whole building.
The estate was in An Phu ward until 1 July 2025, when Resolution 1685/NQ-UBTVQH15 replaced districts with wards and split An Phu between Binh Trung and An Khanh. It is probably in Binh Trung, though no official text names it; we serve both wards regularly, 07:00 to 20:00 daily.
- Garden townhouse
- Several storeys, a roof terrace with a water tank, a front yard and often a back garden; yards and roof terrace usually need the floor scrubber.
- Semi-detached villa
- Villa rate, one checklist per floor; a large job can run over consecutive sessions.
- Commercial townhouse
- Some are let as shops, offices or classrooms; trading floor and upper rooms share one quote after a survey.
- Former District 2
- Binh Trung and An Khanh wards.
Where dirt gathers in a lakeside house
Over the years dirt settles where nobody looks: dull edges on stone steps, marks on landings, a film of moss on the roof terrace, thick dust on stairwell window frames. The lake and the trees keep the estate cool but the air damp, above all in the rainy season from May to November, so shaded paving turns green and slippery and leaves pile up in gutters and on balconies. Outdoor areas need a scrubber and a wet vacuum, not cloths alone. Owners also call us for:
- a house overdue a deep clean before Tết or a family visit, or just repainted;
- a shophouse changing tenant, or a house standing empty between leases.
What the clean covers, from roof terrace to ground floor
After the survey we list the work for each floor and outdoor area, then clean the roof terrace first, the storeys from the top down, the staircase, and the ground floor and yard last, so nothing from above lands on finished areas.
- Roof terrace and yards
- Machine-scrubbed to lift light moss and rain residue, the water vacuumed up after each pass; drains are cleared where they can be reached.
- Rooms on each floor
- Ceilings, lights and fans within safe ladder reach; cabinets and handles; kitchen grease and bathroom limescale. Tile and stone are machine-scrubbed; timber is never machine-scrubbed wet.
- Staircase
- Treads, landings, handrail and glass balustrade wiped, with the steps covered while machines move between floors. Dull or worn stone needs coating or polishing, priced per step.
- Windows and sliding doors
- Squeegeed, tracks vacuumed then wiped; outer faces only from a balcony, the roof terrace or a proper ladder.
- Shophouse between tenants
- Floor, inside of the shopfront glass and washroom, plus the upper floors if they are handed back. The Up Report, our before-and-after photo record, can be split by floor and serves landlord and tenant as the handover record.
- Not included
- Water tank, aircon, curtains and sofa are separate services that can share the visit; no landscaping or hazardous chemicals.
What industrial cleaning costs at Lakeview City
There is no single rate. The listed per-m² prices of the component services below are for budgeting: area means total usable floor, with yards and roof terrace as separate lines. You pay the all-inclusive figure in the written quote.
Commercial townhouses, offices and let premises have no per-m² rate, as glass, flooring and permitted hours vary so much; after a free survey the quote lists work per floor, team, equipment and time.
- The price follows floor area and storeys, yard and roof-terrace size, leftover moss, paint or adhesive, the mix of stone, timber and glass, and permitted hours.
- Stair polishing, water tank, aircon, curtains and sofa join the same quote at their own prices; nothing else is added without your written approval.

Through the estate gate and up the stairs
Machines come through the estate gate and front yard and up the house's own staircase. Guarded estates often ask owners to notify security in advance about service staff and equipment vehicles; we do not guess at Lakeview City's rules, follow what you or the estate management tell us, and send each specialist's name and photo beforehand. Please point out the sockets and taps on each floor, the roof terrace especially.
- Stairs are covered before machines go up, and equipment stays inside your property, off the shared path.
- Dirty water stays in the vacuum's tank; leaves and rubbish are bagged and carried to the point you or the estate name.
- Waiting at the gate after an on-time arrival is not lateness. UpClean is independent of the developer and the estate management.
Booking, and what we commit to
By season, do yards and drains before the rains, and the storeys and glass at the start of the dry season or before Tết.
- Call or message 0968 726 135 on WhatsApp or Zalo with the house type, storeys, floor area and a few photos.
- An Up specialist surveys free of charge, at the house or by video; the all-inclusive quote follows in writing.
- Any day, 07:00 to 20:00. The team lead photographs the house as found, works from the top down, walks each floor with you and sends the Up Report; then you pay.
- On time
- If we arrive over 15 minutes late, that visit's invoice drops by 10%.
- Redo
- Anything below standard is cleaned again at no charge within 48 hours of the Up Report.
- Changes and damage
- Rescheduling is free with 24 hours' notice, otherwise 30%. Damage reported with photos within 24 hours is checked against the as-found photos and covered under our policy where a specialist was at fault.
