Masteri Millennium at a glance: what we clean, and the ward today
VnExpress describes Millennium as two 34-storey towers on about 0.7 ha at 132 Ben Van Don, between the Calmette and Ong Lanh bridges, with 650 units: apartments of 53–107 m², penthouses, shophouses and offices. We take on industrial-grade cleaning, the local term for a team clean with floor scrubbers and commercial vacuums, for all four, within the space you own or rent. The former District 4 is an area we serve regularly.
Ward 6 of District 4 merged into Ward 9 on 1 January 2025. On 1 July 2025 Resolution 1685/NQ-UBTVQH15, which replaced the city's districts with wards, placed all of Ward 9 in Khanh Hoi ward. Either ward works on a booking; the tower, floor and unit number are what we need.

Eight years on: where a flat here needs a machine clean
Eight years is not old, but it is long enough for what weekly cleaning misses to show: darkened grout, cloudy shower glass, sticky cabinet doors near the hob. A resident's review published by VnExpress in May 2023 noted how little green space the development has, so children and older relatives often stay indoors with the doors shut and the aircon running, and dust and lint have nowhere to go. Beside the Ben Nghe canal, rainy-season damp also slows the drying of fabrics.
- Open kitchen
- Grease travels beyond the hob, so cabinet doors, wall tiles and the surrounding floor are degreased first; food-contact surfaces get a second wipe with clean water.
- Grout and shower screens
- Limescale and soap residue come off with a product suited to each surface; grout is scrubbed by hand.
- Floors
- Tile and stone are machine-scrubbed, the water vacuumed up at once and the floor dried; timber gets a low-water method only.
- Appliances
- Aircon, washing machine, fridge and range hood only on request, at their own prices. We clean; we do not repair or replace parts.
Apartment, penthouse, shophouse or office: the emphasis for each
Your team lead, the person in charge on site, writes the checklist room by room at the survey.
- One-bedroom apartment
- Often a rental, cleaned at a change of occupant. The order of work is planned so that no equipment waits in the shared corridor.
- Two and three bedrooms
- The family often stays in; the team goes room by room, and each room is checked as soon as it is done.
- Penthouse
- More floor and glass, perhaps wide curtains. Surveyed first; the work can be split over two consecutive sessions.
- After repairs or new furniture
- Drilling dust, adhesive and paint are treated surface by surface, at the post-construction rate.
- Shophouse
- Shopfront glass within safe reach, entrance floor and display area, before opening time or on a closed day.
- Office
- Work areas, meeting room, pantry and washroom in your leased space; papers stay put and personal lockers stay shut. Outside office hours where building rules allow.
- Pool, gym, play area, lobby
- Common areas, taken on only when building management commissions us directly.
What industrial cleaning costs for a 53–107 m² apartment
There is no single rate for industrial cleaning, but the component services for apartments have listed prices per m². Applied to the 53–107 m² range that VnExpress gives for this development, they produce the references below; your price is the all-inclusive figure in the written quote.
In apartments, condition counts for more than size: eight years without a deep clean means more work than a recently cleaned unit of the same size.
- The price moves with floor area, built-up grease and limescale, the amount of glass, the number of sessions and the hours the building allows.
- The per-visit minimum is already applied to the figures above; your unit's real area is confirmed at the survey.
- Exterior glass is cleaned only where it can be reached safely. We do not use rope access or handle hazardous chemicals.

When the family stays at home during the clean
With children and older relatives often indoors for long hours, the team here frequently works while people are at home, and plans the sequence around them.
- Mention children, older relatives, sensitivities or pets at the survey, so that the room order and airing times can be set.
- Kitchen, bathrooms and closed rooms stay ventilated while descaling or degreasing products are in use.
- Furniture is photographed before it is moved and put back as each room is finished; products and tools leave with the team, and dirty water is emptied where the building specifies.
Arriving with machines: timing around the drop-off area
We do not publish the building's own rules. In most towers reception is told about service staff in advance, identity papers are left at the desk and equipment goes by the lift assigned. The 2023 VnExpress review noted that the car waiting area backs up at peak hours, so we usually suggest a mid-morning or early-afternoon start; other slots between 07:00 and 20:00 are fine within the building's hours.
- The specialists' names and photos are sent ahead for reception, and lobby formalities after an on-time arrival do not count as lateness.
- Machines stay inside the flat, clear of corridors and fire exits; rubbish is tied and taken to the collection point.
