88 Song Hanh today: the ward, the two phases, and our hours
Estella Heights stands at 88 Song Hanh, the street alongside Vo Nguyen Giap (the old Hanoi Highway) on its southern side, in what was An Phu ward, District 2. When wards replaced districts on 1 July 2025, Resolution 1685/NQ-UBTVQH15 split An Phu: Clause 76 sent one part to Binh Trung ward, Clause 78 the rest to An Khanh. A published lookup of post-reorganisation addresses places the development in Binh Trung; if your papers say otherwise, tell us. The old form, An Phu ward, District 2, still works for booking.
Binh Trung and An Khanh are the former District 2 wards we serve regularly, from our office at 72 Nguyen Co Thach in Sala. Bookings run from 07:00 to 20:00 daily.
- Phase 1
- Two 33-storey towers, 496 apartments of one to four bedrooms, 60–180 m² (VnExpress, April 2015).
- Phase 2, the Signature Collection
- 376 units of 60–314 m², duplexes and sky villas among them, according to the developer's announcement.
- Elsewhere in District 2
- Thu Thiem, Sala, Thao Dien and the rest of Binh Trung are on our District 2 page.
Double-height rooms and internal stairs: what a duplex asks of the team
A two-level unit calls for a team with a commercial vacuum, a floor scrubber, ladders and a plan drawn up floor by floor. Its living room is often double height, with tall glass and long curtains, and dust there always travels down: cleaning upstairs drops it onto the steps, and dust from the void settles on lights, shelf tops and the handrail below. So the order never changes: upper floor, staircase and balustrade, then the lower floor and entrance.
Units facing Song Hanh and Vo Nguyen Giap tend to stay shut against the noise; units facing the inner grounds open up more and gather fine dust in sliding-door tracks and on glass. VnExpress reported in 2015 that Phase 1 was due for completion at the end of 2017, so homes received then may now be getting new floors, paint or furniture, each leaving construction dust.
- A duplex or sky villa to be cleaned on both levels before moving in or between tenants.
- An apartment just re-floored, repainted or refurnished.
- Tall glass and curtains in the void, or a sky-villa terrace, long neglected.

What each type of unit gets
Each unit gets its own checklist after the survey; for a duplex or sky villa it is split into upper floor, staircase, void and lower floor, with the material of each surface noted.
- One- to four-bedroom apartment
- Ceilings, lights and vents within safe reach; glass, frames and tracks; tile or stone machine-scrubbed; limescale off kitchen, bathrooms and loggia. Usually finished within the day; a lived-in unit with a moderate workload often suits a deep clean better.
- Duplex
- Timber steps wiped with a just-damp cloth and dried at once; glass balustrades cleaned on both sides where reachable; steps and timber floors covered before machines go up or down. An extra session may be needed.
- Sky villa
- On a big job the specialists split by floor. Terrace and balcony floors and railings are cleaned where reachable; high exterior glass is not included.
- Newly renovated unit
- Dry vacuuming before wet wiping, so dust does not streak; paint, adhesive and silicone treated surface by surface; cabinets cleaned inside. Post-construction rate.
- Shops in the shopping centre
- The grounds include a five-storey shopping centre; its shops are surveyed separately and usually cleaned before opening or on a closing day.
- Common areas
- Lobbies, corridors and lifts belong to building management; we clean them only when management assigns it.
What it costs, and how a two-level unit is measured
Duplexes and sky villas are priced on the usable floor of both levels together, at the apartment rate. Take a 250 m² duplex, a size we assume for illustration within the 60–314 m² range published for Phase 2: a deep clean is 250 m² × 15,000 VND = 3,750,000 VND; after a renovation, 250 m² × 22,500 VND = 5,625,000 VND.
These are listed prices of component services, shown for budgeting. Your price is the all-inclusive figure in the written quote after a free survey, listing items floor by floor, the specialists, the equipment and the duration.
- The price follows the area of both levels, the glass and void height, the mix of timber, stone and tile, renovation dust, and permitted hours.
- Aircon, curtains, sofas or mattresses can join the visit at their own prices; nothing is added without your written approval.
- Payment follows the walk-through, by bank transfer or cash; VAT invoices on request from Uptech Technology Solution Company Limited, tax code 0316973414.

Pendant lights, curtain tops, glass in the void: how high we go
Up specialists, UpClean's own trained staff, clean only what they can reach from an A-frame ladder standing firmly inside the unit; anything higher is noted and discussed with you, not attempted. At a sky villa we clean the glass inside and the outside parts safely reachable from the balcony or terrace. High exterior glass is the building's responsibility, and we use no ropes; equipment repairs and hazardous chemicals are also outside our scope.
- Curtains in the void
- Taken down, washed and re-hung where safely reachable, priced per m² of curtain.
- Lights, fans, vents
- Done first, within safe ladder reach, so falling dust is cleared later.
Building registration, booking and our commitments
A team with machines needs registering earlier than an ordinary clean. Developments with closed amenities and an adjoining shopping centre often check access closely: names listed ahead, identity papers at the lobby, set lifts and hours for equipment. Rules can change; we follow what you or management tell us. UpClean is independent of the developer and of management, and sends each specialist's name and photo before every session.
- Call or message 0968 726 135 on WhatsApp or Zalo with the tower, unit type, area of each level, flooring, photos and deadline.
- After the free survey, pick a time between 07:00 and 20:00. We cannot promise same-day visits, so book a two-level unit ahead.
- The team photographs the unit, protects surfaces and works top floor down; the team lead checks each floor with you, in person or by video.
- Lobby formalities after an on-time arrival are not lateness; scrubbing water and renovation leftovers go where the building specifies.
- More than 15 minutes late means 10% off that visit; anything short of standard is redone free if flagged within 48 hours of the Up Report, our before-and-after photo record. Changes are free with 24 hours' notice; later cancellation costs 30%.
