Sunrise City today: one ward, three clusters, twelve towers
The developer's published information puts Sunrise City at 23-25-27 Nguyen Huu Tho: twelve towers of 31 to 35 storeys in three clusters along nearly 1 km of street. The address used to read Tan Hung ward, District 7. When wards replaced districts on 1 July 2025, Resolution 1685/NQ-UBTVQH15 joined the old Tan Phong, Tan Quy, Tan Kieng and Tan Hung wards into one Tan Hung ward, so all twelve towers now share it. A lease that still says “District 7” is fine, with the tower and unit number.
Tan Hung is one of the two Phu My Hung-area wards UpClean serves regularly. Bookings run from 07:00 to 20:00, seven days a week; the date, sessions and team size are confirmed after the survey.
- South, completed July 2012
- The earliest cluster. Many units have changed owner or tenant once or twice and often need the kitchen and bathrooms deep-cleaned, or a post-renovation clean for a new owner.
- Central, phase two
- Handover was planned for December 2014. Years of use but rarely obvious wear; one complete clean a year keeps residue from thickening.
- North, the later phase
- Newer units, usually needing a machine clean only on moving in or after extra furniture is fitted.
- Elsewhere in Phu My Hung
- Villas, shophouses and other developments in Tan My and Tan Hung wards.
More than ten years of living: what an older unit needs
The first units have been lived in for over a decade, and the problem is no longer building dust but residue that forms slowly: cooking vapour on the range-hood filter and the tops of kitchen cabinets, cloudy mineral deposits on shower screens, grout darkening in damp corners, grit packed into balcony door tracks. A damp cloth does not shift these layers; this is where a floor scrubber, a commercial vacuum and solutions chosen per surface come in.
Resales are common here too. A new owner who re-floors, repaints or adds cabinets ends up with old residue and fresh construction dust in the same flat, so the survey splits the work: a post-renovation clean where there was building work, a deep clean for the surfaces that were kept.

What the clean covers, room by room
An Up specialist, one of UpClean's identity-verified and trained staff, writes the checklist after the survey, marking original and new surfaces. The team works from high to low and from the bedrooms towards the kitchen, finishing at the entrance. Hazardous chemicals and the flat's wiring are outside our work.
- After a refit
- Paint dust, cement dust and adhesive come off floors, glass and door frames by a method suited to each surface; cabinets and wardrobes are wiped shelf by shelf before you unpack.
- After years of use
- Kitchen and bathrooms first: grease off wall tiles, the stone round the hob and cabinet tops; deposits off glass and fittings; grout and floor drains.
- Tile and stone floors
- Machine-scrubbed with a matching pad, the water vacuumed up at once. Timber gets a low-water method. Scrubbing cleans; it does not restore the shine of dull stone.
- Glass and balcony doors
- Inside faces, frames, screens and tracks. Outside glass only where the balcony gives safe reach; we do not work on ropes.
- Shops and offices in the development
- Shopfront glass within safe reach, entrance and reception, before opening or on a closed day; quoted in writing after a free survey.
- Lobby, corridors, lifts
- Only when building management is the client, under its own contract. UpClean is not a partner of the developer or the operator.
What it costs at Sunrise City: reference prices and a worked example
No single rate covers every unit. The table repeats the listed per-m² prices of the component home services for budgeting; your price is the all-inclusive figure in the written quote that follows a free survey.
The 100 m² is an assumed size, not an official Sunrise City unit size. Two units of that size in one cluster can still differ widely: one re-floored with dust in every room, another needing only its kitchen and bathroom descaled.
- The price follows floor area and bathrooms, recent building work, built-up grease and deposits, glass and balcony doors, and permitted hours.
- Aircon, range-hood, mattress, sofa and curtain cleaning can join the visit at their own prices.
- The quote is final unless you agree an addition in writing. You pay after the walk-through, by bank transfer or cash; VAT invoices on request from Uptech Technology Solution Company Limited, tax code 0316973414.
| Item | Reference price |
|---|---|
| Deep clean, lived-in apartment | 15,000 VND per m² of floor; minimum 900,000 VND per visit. |
| After renovation or on taking over | 22,500 VND per m² of floor; minimum 1,350,000 VND per visit. |
| Example: 100 m² (assumed) | Deep clean 100 m² × 15,000 VND = 1,500,000 VND; just renovated 100 m² × 22,500 VND = 2,250,000 VND. |
| Machine floor scrubbing | 12,000 VND per m² for apartments and offices; minimum 900,000 VND. |
| Interior glass | 10,000 VND per m² of safely reachable glass; minimum 500,000 VND. |
| Offices, showrooms, shops | Written all-inclusive quote after a free survey. |
Before or after the refit, empty or furnished: choosing the moment
- Bought, no refit
- Clean while the unit is empty, so cabinets, built-ins and bathrooms are done without moving your things.
- A partial refit
- Clean last, after the tradespeople leave and before furniture arrives; drilling or painting afterwards means another clean.
- Between two leases
- Book once the keys come back; the Up Report, our photo record of the visit, documents the flat for the next tenant.
- Keeping it up
- Up Home, our regular home care, costs 130,000 VND an hour, minimum 3 hours a visit.
Registration, booking and our commitments
In a development this size, residents usually register service staff in advance, staff show identity papers in the lobby, and equipment uses the lift the building names. Circular 05/2024/TT-BXD requires apartment rules to cover security and hygiene, but each management office applies them its own way, so we follow your or management's instructions and send each specialist's name and photo ahead. Some buildings restrict construction-type work at weekends.
- Call or message 0968 726 135 on WhatsApp or Zalo with the tower, unit, area, any recent renovation and a few photos.
- After the free survey you receive a written quote with items, team, equipment and duration, and pick a time between 07:00 and 20:00.
- On the day the team photographs the unit as found, protects it and cleans to the Up Standard, UpClean's working standard; scrubbing water stays in the vacuum's tank and waste goes to the building's collection point.
- You check each room with the team lead, receive the Up Report and then pay. Moving or cancelling is free with 24 hours' notice; later, the fee is 30%.
- Punctuality
- More than 15 minutes late takes 10% off that visit's invoice; waiting on lobby formalities after an on-time arrival does not count.
- Redo and damage
- Items below standard are redone free if reported within 48 hours of the Up Report. Damage reported within 24 hours with photos is checked against the opening photos and handled under our policy.
