Which wards replaced District 4, and where we clean carpets and rugs
Three wards, Xom Chieu, Khanh Hoi and Vinh Hoi, have taken the place of District 4, and we clean carpets and rugs in each of them. Wards are the local administrative units that addresses in Ho Chi Minh City have used since 1 July 2025, when Resolution 1685/NQ-UBTVQH15 reorganised the city. The former district is about 4.18 km² of land set between the Saigon River, the Ben Nghe Canal and the Te Canal.
From 1 January 2025 ward 6 was already part of ward 9, ward 10 of ward 8 and ward 14 of ward 15, which is why the papers for one apartment can name several wards. When you book, the building and unit number, or the house number and street, are enough. We work from 7:00 AM to 8:00 PM, seven days a week, and fit the time to each building's contractor hours.
- Xom Chieu ward
- Former wards 13, 16 and 18 plus part of ward 15, where The Tresor (number 39), Saigon Royal (34–35) and Icon 56 (number 56) stand at the start of Ben Van Don.
- Khanh Hoi ward
- Former wards 8 and 9 with part of ward 2, part of ward 4 and the remainder of ward 15. Masteri Millennium, at 132 Ben Van Don with about 650 units, is here.
- Vinh Hoi ward
- Former wards 1 and 3 and the remaining parts of wards 2 and 4, facing the centre over the Ben Nghe Canal; old apartment blocks sit among townhouses and alley houses.
A living room open to the kitchen, closed all day: how rugs here get dirty
The rug under the coffee table is only a few steps from the hob. Most apartments along Ben Van Don are compact: studios, officetels (small units that serve as a home or an office) and one- or two-bedroom homes, with the living room running straight into the kitchen. Oil vapour settles on the pile, crumbs and sauce fall to its base, and over time they bind into a dark film that a household vacuum cleaner does not lift.
These homes are also closed up through working hours. According to the Ho Chi Minh City government portal, relative humidity averages about 79.5% and the rainy season lasts from May to November; in a canal-side apartment with little ventilation, a rug stays damp for a long time and starts to smell.

Rentals, officetels and alley townhouses: the right moment for each
- Long-term rental
- Clean as soon as the outgoing tenant hands over the keys, so the rug is completely dry before the next one arrives: a spilled drink left in the pile works deeper with every pass of the vacuum. The Up Report, our photo record of the job, can be filed with the handover record.
- Short-stay rental
- Take the first slot of the morning on a day with no guest: a rug needs roughly 4–8 hours to dry before check-in.
- Officetel used as an office
- Carpet tiles are charged at the synthetic rate, and the work can be scheduled for a weekend where the building lets contractors in.
- Multi-storey townhouses in Vinh Hoi and Khanh Hoi
- The stairs are usually narrow, so a rug is cleaned on the floor where it is used and not carried downstairs. Tell us how many floors there are and where a motorbike can be left in the alley.
Synthetic, wool and hand-knotted rugs: how each is cleaned in a tight space
A compact apartment leaves little room to manoeuvre, so the Up specialist, the UpClean staff member doing the work, first agrees with you where the coffee table and ottoman will go and covers the floor around the rug. Then comes the check that is never skipped: fibre, weave, the state of the backing and a colour-fastness test on a hidden corner.
- Synthetic rugs — 35,000 VND per m²
- The usual choice in rental apartments, being easy to look after. Grease and drink stains are spot-treated, then the whole rug is spray-extracted by machine.
- Wool rugs — 60,000 VND per m²
- A mild solution suited to wool, no more water than needed and no stiff brush. Wool dries more slowly than synthetic fibre, so a morning appointment works better.
- Hand-knotted rugs — 90,000 VND per m²
- Fringes and borders are done by hand. A valuable piece, or one that needs full immersion washing, is assessed before we take it on.
- Carpet tiles and fitted carpet in officetels
- Vacuumed to the base of the pile, treated along the walkways and under the chair legs, then spray-extracted zone by zone.
- Silk, artificial silk and aged backing
- Send photos; the specialist sets out the risks before we accept the job.
Carpet and rug cleaning prices in District 4: examples for compact homes
A small apartment often has a single rug, so the first thing to know is the 350,000 VND minimum per visit: each piece's area is multiplied by the rate for its fibre, the amounts are added, and if the total falls short the minimum is charged. A sofa or a mattress can be cleaned in the same visit, each quoted from its own price list.
- The price takes in labour, the extraction machine, solution for each fibre, protective sheeting, spot treatment of stains, hand-cleaning of fringes and the Up Report, and changes only when you agree in writing.
- Studio, or officetel used as a home
- One 1.5 × 2 m (3 m²) synthetic rug under the coffee table: 350,000 VND (105,000 VND by area, below the minimum for a visit).
- 2-bedroom apartment
- One 2 × 3 m (6 m²) wool rug: 360,000 VND.
- 3-bedroom apartment facing the canal
- A 2.4 × 3 m (7.2 m²) wool rug in the living room and a 1.6 × 2.5 m (4 m²) synthetic rug in the main bedroom: 572,000 VND.
- Officetel used as an office
- 30 m² of synthetic carpet tiles: 1,050,000 VND.
Building management along Ben Van Don: what to expect
Many management offices allow equipment up only by the goods lift and set hours for contractors, and two buildings side by side may apply their rules differently, so we ask about each building's rules first. A wait in the lobby, once the specialist has arrived on time, is not counted as being late. The rug never leaves the apartment, so there is no transport and no days of waiting, and dirty water is drawn back into the machine's tank.
How we work, and what we commit to
In a compact apartment a rug cleaned with too much water or the wrong solution stays damp for a long time and leaves its smell in the whole room. So the sequence is fixed: inspect, quote clearly, clean according to the fibre, extract the moisture thoroughly and record it all in photos.
- Little water, extracted at once
- Water is drawn back into the machine after every pass, so the rug dries in about 4–8 hours depending on the thickness of the pile.
- Verified and on time
- Specialists are identity-verified and trained to the Up Standard, our working standard. If yours arrives more than 15 minutes after the confirmed time, you get 10% off the invoice for that visit.
- Redone if it falls short
- Any item that is not up to standard is cleaned again free of charge within 48 hours of your receiving the Up Report.
How often to clean a rug, care between cleans and how to book
As a guide, a rug at home is cleaned every 6–12 months, and carpet in an office or a busy officetel every 3–6 months; a rug beside an open kitchen, or one in a rental, follows the earlier date or each change of tenant. To book, send the building and unit (or the townhouse address) with photos and rough sizes by WhatsApp or Zalo to +84 968 726 135; an ordinary living-room rug takes about 45–90 minutes on the day.
Between cleans, blot spilled sauce or coffee gently with a clean cloth, from the edge of the mark towards the middle, and do not scrub.
