Which ward is The Tresor in?
Tuoi Tre (May 2025) gives the address as 39–39B Ben Van Don, District 4. Project information places it in Ward 12, alongside Saigon Royal and Icon 56. Ward 12 merged into Ward 13 in 2021 (Resolution 1111/NQ-UBTVQH14), and Clause 8, Article 1 of Resolution 1685/NQ-UBTVQH15 moved all of Ward 13 into Xom Chieu ward from 1 July 2025.

- A Novaland mixed-use complex on about 6,200 m² with towers of 17 and 33 storeys (CafeF, July 2017); apartments of roughly 57.7–114.6 m² (CafeF, 2024); around 476 apartments, 239 officetels and 7 retail units (Tuoi Tre, May 2025).

- Opposite the State Bank headquarters and the financial district across the Ben Nghe canal, according to the developer.
Why fabrics age faster by the canal
When an apartment stays closed for hours and the aircon cycles on and off, moisture settles into curtains, sofa foam and mattress cores. The signs are a musty smell, small mould spots on leather, yellowing on mattresses and darker hems on curtains. Vacuuming helps but is no substitute for a deep clean. We use controlled spray-extraction so nothing is soaked, then speed up drying with your fans and aircon. Sheers come down for washing; layered blackouts are assessed first; leather is cleaned without soaking, and mould that has penetrated the hide is flagged before we start.
Before a long trip
A closed apartment in the rainy season invites mould. Have fabrics cleaned and fully dry at least two days before you leave, deodorise wardrobes, service the aircon and empty the fridge. Up Home visits can air the apartment and send photos while you're away. In the dry season, condition leather and vacuum curtains more often as road dust rises; in the wet months, check sofa leather and curtain hems by the glass, and deodorise wardrobes if they smell damp.

From our published rates; areas, aircon counts, curtain and rug sizes are illustrative, not project specifications. Curtains are measured on site and the fixed price is agreed in writing first.

- Queen mattress, both sides and intensive mite treatment: 670,000 VND.
Building access
We are independent — not a partner of Novaland or The Tresor's management — and we don't state any building's internal rules. In central mixed-use towers, residents usually notify reception in advance, service staff leave ID at the desk and use the designated route. Our extraction machines are covered, corridor floors protected where needed, and waste water never spilled. Time at reception after arriving on time doesn't count as late.
