District 4 is now three wards: where we clean air conditioners
On 1 July 2025 Ho Chi Minh City stopped using districts and regrouped its wards, the local administrative units. Under Resolution 1685/NQ-UBTVQH15 the former District 4 became three wards: Xom Chieu, Khanh Hoi and Vinh Hoi. Six months earlier, on 1 January 2025, Ward 6 had been merged into Ward 9, Ward 10 into Ward 8 and Ward 14 into Ward 15, so the same apartment can have its address written three ways. Give us the name of your building and we match it ourselves.
All three wards are in our service area, from 7:00 AM to 8:00 PM every day. The towers stand close together along Ben Van Don, which helps us group visits; the exact slot is confirmed when you book and depends on traffic over the bridges and through the river tunnel.
- Xom Chieu ward
- The former Wards 13, 16 and 18 and part of Ward 15 (Ward 12 had joined Ward 13 in 2021). The Tresor (39 Ben Van Don), Saigon Royal (34–35 Ben Van Don) and Icon 56 (56 Ben Van Don) are here.
- Khanh Hoi ward
- The former Wards 8 and 9, parts of Wards 2 and 4 and the rest of Ward 15. Masteri Millennium (132 Ben Van Don, about 650 apartments), once in Ward 6, is now here.
- Vinh Hoi ward
- The former Wards 1 and 3 and the rest of Wards 2 and 4, facing the city centre across the Ben Nghe Canal, with many apartment blocks and townhouses.
Apartments in the river wind: what the outdoor unit on the loggia has to cope with
Most District 4 apartments are in towers that look over the Ben Nghe Canal or the Saigon River. The open view is hard on the equipment: the outdoor unit sits on a service loggia or a balcony, where it takes wind, driving rain and moisture off the water all year. When road dust from busy Ben Van Don lands on cooling fins that are still wet, a crust forms faster. The unit then sheds heat less well, and over time the crust can contribute to the fins oxidising.
Indoors, the coil has a load of its own. The city's relative humidity averages about 79.5% over the year, and the rainy season runs from May to November. Residents often open the balcony door for the breeze, then shut it and switch the aircon on, and the damp air that came in condenses on the indoor coil.
- Dark, damp dust on the outdoor unit, and fins that have gone dull.
- The outdoor unit vibrating in strong wind, because of built-up dust and a loose bracket.

The air conditioners we usually find in District 4 apartments
Apartments along Ben Van Don are mostly studios, officetels (units that combine office and home) and apartments of one to three bedrooms. The set-up is fairly simple, but the position of the outdoor unit and the layout of the loggia differ from tower to tower. Your Up specialist, our identity-verified and trained team member, asks about them beforehand in order to bring the right tools and water-collection bag.
- Studio or officetel
- Usually a single 1–1.5 HP wall-mounted unit, 250,000 VND all-inclusive. The outdoor unit may share a service recess with the washing machine, so it is covered carefully to keep rinse water off other appliances.
- 2–3 bedroom apartment
- 1–1.5 HP wall units in the bedrooms (250,000 VND) and a unit of 2 HP or more in the living room (300,000 VND). The outdoor units are usually stacked on a rack on the service loggia.
- Corner apartment, penthouse or duplex
- May have a ceiling cassette (550,000 VND) or a ducted ceiling system (700,000 VND per indoor unit) for a large living room.
- Townhouse in an alley
- A floor-standing unit (500,000 VND) on the ground floor and wall units upstairs; the outdoor units usually sit on the roof terrace or the front balcony.
How much is aircon cleaning in District 4? Examples by apartment type
These examples use our current all-inclusive price list and assume that every unit in the home is cleaned in one visit. From unit 3 onwards each unit is 10% off; the two most expensive are charged at list price. Your specialist confirms the units and the final price before starting, and any change needs your written approval.
- The price includes labour, tools, professional cleaning solutions, covers, collection of the dirty water, the outdoor unit on the loggia when it can be reached safely, and the Up Report.
- Owners with several rental apartments in one building can have them share a visit: the units are added together for the discount, each apartment gets its own Up Report, and on your authorisation we arrange the time directly with the tenant.
- 1-bedroom apartment
- One 1–1.5 HP unit in the bedroom and one of 2 HP or more in the living room: 550,000 VND.
- 2-bedroom apartment
- Two 1–1.5 HP units and one of 2 HP or more: 775,000 VND, including 10% off from unit 3 onwards.
- 3-bedroom apartment
- Three 1–1.5 HP units and one of 2 HP or more: 1,000,000 VND, including 10% off from unit 3 onwards.
- Penthouse or duplex
- One ceiling cassette, one ducted system and three 1–1.5 HP wall units: 1,925,000 VND, including 10% off from unit 3 onwards.
Building management, and outdoor units on high floors
The riverside towers of District 4 usually have professional management, and many expect contractors to show identification in the lobby, use the service lift for their tools and work within set hours. Time spent on lobby formalities after an on-time arrival is not counted as lateness.
Your specialist cleans an outdoor unit on a high floor only when able to stand inside the loggia or balcony with a firm footing, and never climbs outside a railing without a safety anchor point. On days of strong river wind the rinsing may be adjusted so that spray does not blow onto neighbouring apartments.
- The crust on the cooling fins is cleaned off, and the state of the bracket and the copper pipes is recorded in the Up Report.
- If the outdoor unit is beyond safe reach, we tell you beforehand and use another means of access only with your approval.
- Dirty water is collected in the bag, never let over the railing, onto the balcony below or into a shared corridor.
Looking after the aircon in a riverside apartment: intervals and small habits
A riverside apartment needs slightly more regular care than an inner-city apartment sheltered from the wind.
- Bedroom used every night: every 3 months.
- West-facing living room in the afternoon sun: every 3–4 months, ideally before the hot season around March and April.
- Rental apartment: at every change of tenant, and every 6 months as routine.
- After long spells of wind and rain: check the outdoor unit on the loggia and clear away leaves and litter that have blown in.
- Switch the aircon off while the balcony door is open for the breeze, and close the door for a few minutes before switching on again, to limit condensation on the indoor coil.
- Do not box the outdoor unit in with tarpaulin or boards: it needs open air around it to shed heat.
What every visit includes, and how to book
- Choose unit types and quantities on our Quote page, or send photos of the indoor units and of the outdoor units on the loggia by WhatsApp or Zalo to +84 968 726 135.
- We confirm the time slot in writing and send a reminder the day before.
- Your specialist covers the floor and furniture, then cleans the indoor unit and the outdoor unit: about 45–60 minutes per wall unit and 90–120 minutes per ceiling unit.
- Each unit is test-run and its outlet air temperature measured so that you can check the result together. The Up Report follows; a VAT invoice, on request, is issued by Uptech Technology Solution Company Limited (tax code 0316973414).
- Up Standard
- The procedure our specialists are trained to, written for riverside high-rise apartments, where the outdoor unit needs as much care as the indoor one.
- Technique
- Rinsing at just enough pressure, so that the aluminium fins are not bent; the blower wheel cleaned and the condensate drain cleared.
- 90-day warranty
- For leaks, unusual noise or weaker cooling caused by the cleaning.
- Punctuality
- More than 15 minutes late against the confirmed time means 10% off the invoice for that visit.
New to the city: English, building registration, keys and payment
- In English
- Enquiries, quotes, booking confirmations and the Up Report can all be in English. For a specialist who speaks English in your home, say so when you book; if we cannot arrange one, we tell you in advance and support the visit by phone or message.
- Registering the visit
- Many apartment buildings ask residents to register outside staff with building management beforehand. You receive your specialist's name, photo and contact number before every visit, so you can pass them on.
- Keys when you are away
- Nobody has to be home. A key can be left with building management, reception or family; only the assigned specialist handles it, the times are recorded and keys are never copied. For a smart lock we suggest a temporary code. The walk-through, our final check of the work with you, can be done by video call.
- Payment
- After the walk-through, by bank transfer or cash. A deposit may be asked for larger jobs and is stated in the quote. Invoices are issued on request under Vietnamese regulations, for individuals and companies.
