561A Dien Bien Phu: the ward today, and the parts of the building we clean
VnExpress (February 2015) placed Pearl Plaza on Dien Bien Phu street beside the Saigon Bridge. Until 1 July 2025 the address read Ward 25, Binh Thanh district; that day the city replaced districts with wards, and Clause 45, Article 1 of Resolution 1685/NQ-UBTVQH15 merged Wards 19, 22 and 25 whole into Thanh My Tay ward. Ward 25 was not split, so the building is now in Thanh My Tay; leases with the old address remain valid.
The same report names SSG Van Thanh Company of SSG Group as investor. We clean leased or privately owned space in all three parts; the lobby, corridors, car park and other common areas only when management is the client.
- Office block
- 24 floors with an entrance separate from the rest of the building, according to VnExpress.
- Podium mall
- Five floors of shopping centre, with a supermarket of about 4,000 m² in basement B1.
- Apartments
- 18 floors beside a busy road linking the city centre with the east of the city.
- Ward and hours
- Thanh My Tay, the ward of Vinhomes Central Park and Saigon Pearl, is on our regular schedule, 07:00–20:00 including weekends; book ahead, as we do not promise same-day visits.
Offices, a mall and homes under one roof: why timing comes first
Each kind of premises here is busy at different times: the office block first thing in the morning and at lunch, the mall at weekends and late in the day. A team pushing a scrubber and commercial vacuums through the lobby and car park at those hours would be slow and in everyone's way.
Topped out in December 2014 and due to open in June 2015, the building has run for about a decade; big cleans tend to fall at changeovers: companies moving in or out, leases ending, shops changing tenant. The apartments also take dust from Dien Bien Phu, a heavy traffic route.
- Separate office entrance
- The team uses the entrance and lift management assigns to contractors for each block.
- Avoiding the rush
- Apartment jobs usually start after the morning rush and avoid lunch; offices are done outside working hours, shops before opening, and weekend jobs early in the day.
- Road dust
- With rainy-season damp it forms a sticky layer in window and balcony tracks, which are vacuumed dry before a damp wipe.
- Changing tenants
- Leftover adhesive and tape are lifted with tools chosen not to scratch glass; the Up Report can join the handover file.

What is cleaned in an office, a shop and an apartment
Each part gets its own checklist after the survey, with areas to leave alone and equipment to switch off written in.
- A working office
- Carpets vacuumed; partitions, meeting-room doors, desks, cabinet fronts, switches and handles wiped; pantry and washrooms last. Papers stay put, cabinets stay shut, and equipment is wiped outside only once switched off.
- Moving in or out
- Empty premises: ceilings, lights and vents within safe reach, glass partitions, floors, leftover adhesive and tape.
- A shop in the mall
- Shop glass within safe reach, doors, entrance floor, displays and counter; stock is covered and stays in place.
- A lived-in apartment
- Kitchen, bathrooms, high cupboards, glass within reach, tracks, floors last. Aircon and curtain cleaning, if quoted, go first so dust is not blown back.
- A renovated apartment
- Plaster and wood dust, paint and adhesive on glass and tiles; post-construction rate.
- Hard floors
- Tile and stone are machine-scrubbed with a matching pad. Scrubbing only cleans: dull or scratched stone needs stone floor polishing, quoted separately.
- Not taken on
- The tower's exterior glass, which needs rope access or a gondola; hazardous chemicals; the building's electrical, fire alarm and CCTV systems.
How offices, shops and apartments are priced
Offices and shops have no rate per m²: carpet, glass partitions, displays and permitted hours drive the workload more than floor area, so we price after a free survey. Apartments have listed component prices, shown below.
On a size we have assumed, not a project figure: a 75 m² lived-in apartment is 75 m² × 15,000 VND = 1,125,000 VND; after renovation, 75 m² × 22,500 VND = 1,687,500 VND. Either way you pay the all-inclusive price in the written quote.
- For offices and shops the price follows leased area, carpet versus hard floor, glass partitions, fit-out or removal dust, and the sessions and hours allowed.
- Carpet, office chair and aircon cleaning can join the quote at their own prices; anything outside the list needs your written confirmation.
- You pay after the walk-through; a large job may carry a deposit stated in the quote. VAT invoices from Uptech Technology Solution Company Limited (tax code 0316973414) can be per visit or per contract period.

One-off jobs, recurring contracts, and working in English
We take single jobs and recurring schedules; regular work in Thanh My Tay helps us keep a team that knows your premises.
- One-off
- Moving in or out, handing premises back, the run-up to the Tết break; quoted per job, paid after the walk-through.
- Recurring, for offices
- A deep clean each quarter or half-year alongside daily janitorial work, under a written contract setting scope, frequency, hours, acceptance standard and cost per round.
- Apartments
- Up Home, our regular home care, keeps a home in order after a large clean.
- Office cleaning guide
- Scope and contracts.
- In English
- Foreign-managed offices and residents can have enquiries, quotes, confirmations and the Up Report in English. An English-speaking specialist on site can be requested when booking; if we cannot arrange one, we say so in advance.
Access, booking and our commitments
We do not guess Pearl Plaza's rules. VnExpress reports a basement designed for about 450 cars and 2,000 motorbikes; in mixed-use buildings of this size, where the equipment vehicle parks, which route staff take and which lift carries machines are usually set by management, so we ask you when confirming.
- Call or message 0968 726 135 on WhatsApp or Zalo with the block, floor, type of premises, rough size and deadline.
- A free survey on site or by video call, then a written all-inclusive quote; the date is fixed once you agree, and the specialists' names and photos reach you for registration.
- On the day: protection, photos as found, work to the Up Standard; the team lead checks each area and walks through it with you. The Up Report follows, then you pay.
- Lateness and extras
- Over 15 minutes late: 10% off that visit; lobby formalities after an on-time arrival do not count. Nothing is added without your written approval.
- Redo, damage, changes
- Free redo if you tell us within 48 hours of the Up Report; damage reported within 24 hours with photos; changes free with over 24 hours' notice, late cancellation 30%.
