District 7 is now four wards: where stair polishing is scheduled
Under Resolution 1685/NQ-UBTVQH15 the former District 7 became four wards on 1 July 2025, the administrative units that now replace districts in an address: Tan My, Tan Hung, Tan Thuan and Phu Thuan. Phu My Hung, an urban area of 433 hectares planned for about 100,000 residents, belongs to Tan My and Tan Hung.
In Tan My and Tan Hung we schedule surveys and stair work regularly, 07:00 to 20:00, weekends included. In Tan Thuan and Phu Thuan we confirm the time slot when you book.
- Villas and townhouses inside Phu My Hung
- My Kim, My Thai, Nam Vien and the low-rise rows around Crescent Lake: houses on several floors, many with a stone staircase.
- Multi-level homes in apartment buildings
- The penthouses at Sky Garden and the two-storey duplexes and penthouses at Happy Valley have a staircase inside the home.
- Tan Thuan and Phu Thuan
- Townhouse rows along Huynh Tan Phat and Nguyen Van Linh in Tan Thuan; Q7 Saigon Riverside and other riverside neighbourhoods in Phu Thuan.
Stone stairs in Phu My Hung villas after years of use: when to repolish
Many Phu My Hung villas have a stone staircase, and many have been lived in for a long time. In a house on several floors the stairs carry more traffic than any other route, and years of footsteps show in a recognisable way: the middle of each tread and the nosing, its front edge, wear and dull first.
Stairs in daily use are usually maintained once a year. Ask for a survey sooner if you see any of these:
- Dull treads, a wear path down the middle, worn nosings.
- Water marks, drink stains, dull patches left on marble by acidic cleaners.
- A drop of water soaks into the step quickly and darkens it.
- A handrail that stays sticky after wiping, fingerprinted glass, dull steel.

What a staircase consists of, and which parts we treat
The service does not stop at the treads. The quote states the agreed scope, whether a single flight or a three-storey staircase with its handrails.
| Part | What is done |
|---|---|
| Treads, risers, nosings | Deep cleaning, then honing, polishing or crystallisation and sealing as the stone requires. Nosings and corners are beyond floor machines, so they are done with hand-held machines and by hand. |
| Landings, skirting, grout | Treated with the steps; landings are priced by area. |
| Wooden handrail | Built-up hand oils are wiped off, the turns and newel post given extra care, and the wood conditioned, with no sanding. |
| Glass balustrade | Both sides, the clamps and the silicone joints. Many Phu My Hung villas have a double-height living room with large glazing; tall glass by the stairs is cleaned as far as can be reached safely from a step, and higher panels are surveyed first. |
| Steel rails and posts | Hand oils and water stains removed, then polished along the grain, with no chlorine-based cleaners or metal scourers. Rust or peeling paint on coated steel is recorded only. |
| Not part of the service | Repairing a broken step, replacing a trim, repainting a rail, and sanding, lacquering or structural repair of timber stairs. These are noted separately. |
Villas, townhouses, Sky Garden penthouses, Happy Valley duplexes: survey notes
- Villas in My Kim, My Thai, Nam Vien
- Stone stairs often go with a marble or granite hall and living room. If you want the steps to match the floor, both are surveyed and quoted together.
- Multi-storey townhouses
- Stairs are usually narrow, with few routes for equipment, so the dry route and the number of visits are planned early.
- Penthouses and duplexes
- Sky Garden penthouses and the two-storey duplexes at Happy Valley have their stairs inside the home. Equipment goes up by the service lift and the work keeps to the hours set by building management.
- Rented villas
- Phu My Hung has the Taipei, Japanese, Canadian International and Korean International schools, and many villas are let furnished. The gap between two leases is a convenient time for the staircase.
Marble, granite, terrazzo, timber: how the method changes
The Up specialist identifies the material from the veining and a reaction test in a hidden spot. Not every staircase needs grinding: steps that have only lost their shine are deep cleaned and polished. Honing, wet grinding with diamond pads, is kept for deep scratches, a worn walking line and marble etched by acid.
- Marble: soft, quick to scratch and to dull under lemon, vinegar or acidic cleaners; honing, polishing and crystallisation all apply.
- Granite: hard and slow to wear. It does not crystallise; powders and pads for hard stone raise the shine and a sealer follows.
- Terrazzo: stone chips in a more porous binder. Rounded corners on cast stairs need hand work; calcium-based chips can be crystallised.
- Timber: cleaning and care of the existing finish only, with very little water, dried at once. For engineered stone and tiled steps, send close-up photos first.
The cost in District 7: how steps are priced, with examples
The bill has three parts. Steps: a stone step that needs a deep clean and seal is 120,000 VND; one that needs polishing is 180,000 VND in marble or terrazzo and 200,000 VND in granite; a worn step that needs honing is 280,000 VND; a timber step, cleaned and conditioned, is 60,000 VND. Landings: 220,000 VND per m². Rails: 40,000 VND per metre of wooden or steel handrail and 50,000 VND per glass panel. Spiral stairs and winder steps add 20%, and a visit has a minimum of 2,500,000 VND.
Which rate a step falls under is decided by the test step; photos and videos sent beforehand give a provisional figure only. The examples use assumed step counts and lengths; the price that counts is the all-inclusive one in the written quote.
- Villa, granite stairs in two flights
- 26 steps polished, 3 m² of landing, 12 m of wooden handrail: 6,340,000 VND.
- Four-storey townhouse, marble stairs
- 54 steps polished, 5 m² of landing, 20 m of steel handrail: 11,620,000 VND; it can be split into visits.
- Stone stairs still glossy, only dirty
- 30 steps deep cleaned and sealed: 3,600,000 VND.
- Duplex with timber stairs
- 15 timber steps and 6 m of wooden handrail: 2,500,000 VND, because the 1,140,000 VND worked out from the list is below the minimum per visit.
How the job runs, and using the stairs meanwhile
- Survey and test step: the material is identified, the steps counted, wear and cracks noted, and one step treated for you to approve.
- Plan and quote: the treatments for steps and rails, the all-inclusive price and the working time, in writing.
- Protection: shoe covers on; walls, rails, the floor below and nearby furniture covered; each flight photographed.
- Top to bottom: work moves from the highest step down. Honing is wet and the slurry, water mixed with stone fines, is vacuumed up continuously, so hardly any dust rises. A dry route stays open and wet steps carry warning signs.
- Handover: shine and dryness are checked step by step with you, and the Up Report, a photo record of before and after, is sent. Newly sealed steps must stay dry for a period stated at handover.
- Noise: hand-held machines are audible, so sessions keep to hours that suit the household and the estate's rules.
Mirror gloss or satin, with elderly relatives and children in mind
Polished stone is more slippery when wet or in socks. On the test step you compare a mirror gloss with a moderate satin before choosing; where elderly relatives, young children or pets use the stairs, the moderate sheen usually balances appearance and safety. The approved step is the standard at sign-off, and anything short of it is redone free within 48 hours.
Polishing cannot put right a chipped nosing, a broken step or a crack. These are pointed out and photographed before work starts; repairs are for a stone contractor. Anti-slip strips already fitted stay in place. Afterwards, wipe up spills at once and keep wax, vinegar, lemon and bathroom cleaners off the steps.
Estate guards, building management, owners abroad: access, English and booking
- Getting in
- Many villa and townhouse estates in the former District 7 have guards who log visitors, and apartment buildings usually register service staff, check ID at the lobby and set a service lift and working hours. We ask first and send the specialist's name and photo ahead.
- In English
- Enquiries, quotes, booking confirmations and the Up Report can be in English. Tell us when booking if you need an English-speaking specialist at the house; if none can be arranged we say so beforehand and help by phone or message.
- Owners who are away
- Send photos or a video for a provisional figure and name someone to open the door. A key can be left with building management, reception or family, and is handled only by the assigned specialist. The walk-through can be by video call.
- Payment and booking
- Pay after the walk-through, by bank transfer or cash; invoices are issued on request. To book the free survey, message 0968 726 135 on WhatsApp or Zalo with photos of the stairs.
