Which ward is Happy Valley in now?
Happy Valley is on Nguyen Van Linh Parkway in Phu My Hung and is usually addressed in Tan Phong ward, District 7; the developer also lists neighbouring Happy Valley Premier, on Nguyen Cao street beside Saigon Wonderland park, in Tan Phong ward. Clause 21 of Resolution 1685/NQ-UBTVQH15 merged the whole of Tan Phong, Tan Quy, Tan Kieng and Tan Hung into a new Tan Hung ward from 1 July 2025, so both are now in Tan Hung. If your certificate shows otherwise, let us know.
According to the developer in September 2015, Happy Valley has 763 apartments and 23 shops in 12 blocks of 8–28 storeys across two plots, with site coverage near 23% and landscaping by Prime Class of Malaysia. CafeLand lists most units at 81–116 m², plus two-storey duplexes of 170–325 m² and penthouses of about 239 m².
Ten years on from handover
Tuoi Tre reported in September 2015 that Happy Valley was handed over three months ahead of its end-2015 schedule, so many homes are now around ten years old. That's when grout darkens, shower seals stain, cabinet wood loses its sheen and cassette aircon collects dust deep in the coil. A thorough deep clean shows what can be cleaned and what is simply wear. We descale glass and fittings, brush grout, degrease cabinet tops, wipe wood with mild products and dry it at once, and service cassettes for 550,000 VND each. Anything cleaning can't fix is photographed and reported honestly.
Duplexes and penthouses
Two-storey duplexes feel like a private house and need their own plan: internal stairs, handrails, balustrades and high surfaces. Routine stair cleaning is part of a deep clean. Our specialist wooden-stair service (60,000 VND per step, 40,000 VND per metre of handrail) has a 2,500,000 VND minimum, which usually exceeds the per-step total for a short apartment staircase — so we only suggest it when the wood genuinely needs restoring. High glass is cleaned only within safe reach from the floor or a standard A-frame ladder; anything higher, or the building exterior, is outside our scope and we say so upfront.
Between golf course, river and park
In 2015 the developer described Happy Valley as facing the Saigon South golf course and a landscaped river to the east, with Saigon Wonderland park to the west. The low density and greenery are a real pleasure, but breezes bring leaves, pollen and small insects onto balconies, especially in lower blocks near trees, and humidity slows drying of curtains, sofas and mattresses in the rainy season. We suggest weekly Up Home for daily living areas, balconies and door tracks monthly, and textiles by season. Pest control is a separate service delivered through a licensed partner.

Building access and independence
Multi-block estates typically ask residents to pre-register service staff, check ID at reception and send bulky equipment up a designated lift. Rules differ by building; we follow what you or management tell us. Specialist details arrive in advance; reception time after an on-time arrival isn't counted as late. Hours are 07:00–20:00 daily.
