Which ward is Sky Garden in now?
CafeF (July 2024) gives Sky Garden's address as 68 Pham Van Nghi, Tan Phong ward, District 7, at the corner of Nguyen Van Linh Parkway. Clause 21, Article 1 of Resolution 1685/NQ-UBTVQH15 merged the whole of Tan Phong, Tan Quy, Tan Kieng and Tan Hung wards into a new Tan Hung ward. Because Tan Phong moved over intact, all three phases of Sky Garden are now in Tan Hung ward.
VnExpress (October 2007) described Sky Garden as three phases on more than 10.4 hectares with 42 blocks and over 3,000 households. Sky Garden 3 alone has 22 blocks of 12–20 storeys, 1,715 apartments and 56 shops, with handover planned for Q3 2010. CafeF lists typical apartments at roughly 56–106 m² and penthouses at about 174–500 m².
Why compact homes benefit from regular care
In a 56–106 m² apartment the living room, dining table and kitchen often share one space, and bedrooms sit beside the laundry balcony. Cooking smells, fabric dust and damp from drying clothes spread quickly, so short, regular visits usually work better than an occasional big clean. A three-hour Up Home visit covers most one- and two-bedroom homes: surfaces, kitchen, bathrooms, bed linen, sofa vacuuming, floors and rubbish. For a three-bed of around 100 m² we suggest extra time or rotating rooms week by week. We also pay attention to balcony drains, shoe cabinets, the backs of TV units and the dust that gathers under beds and sofas.
Kitchens with more than a decade of use
Sky Garden 3 began handover around 2010, so many kitchens here have seen fifteen years of cooking. Grease builds on hood filters, cabinet tops and splashbacks. Our hood service (350,000 VND) includes removing and degreasing the filters and wiping the body; fridges (350,000 VND) get shelves out, seals washed and odours treated. On older lacquer or laminate cabinets we use mild products and test on a hidden spot first. Badly stained grout or damaged filters are noted honestly rather than promised away.
Penthouses of 174–500 m²
Penthouses bring more aircon units, more glass and outdoor terraces exposed to sun and rain. We recommend a survey first so the checklist is organised by zone and staffed properly, sometimes over more than one visit. Plants, outdoor furniture and valuable décor are photographed before we start and returned to their places.

Timing, access and independence
CafeF notes that Nguyen Van Linh Parkway is often congested at peak hours. We don't promise travel times; instead we suggest off-peak slots within our 07:00–20:00 hours, every day. Large residential estates typically ask residents to pre-register service staff and route equipment through a designated lift; we follow whatever you or management tell us. Specialist details arrive in advance, and time at reception after an on-time arrival doesn't count as late.
