The four wards that replaced District 7, and how far we come
Since 1 July 2025, under Resolution 1685/NQ-UBTVQH15, the area that was District 7 has been four wards, the local units that replaced the city's districts: Tan My, Tan Hung, Tan Thuan and Phu Thuan. Phu My Hung, an urban area planned on 433 hectares, spreads over Tan My and Tan Hung. If you know your address as District 7, write it that way and we will match it to the new one.
Tan My and Tan Hung are where we take bookings regularly, from 7:00 AM to 8:00 PM, Saturdays and Sundays included. For Tan Thuan and Phu Thuan, contact us first so that a time slot can be confirmed.
- Tan My ward: regular
- Phu My Hung Midtown, Riviera Point on Huynh Tan Phat, and the streets around Crescent Lake and Crescent Mall.
- Tan Hung ward: regular
- Sunrise City on Nguyen Huu Tho, the Him Lam area beside the Kenh Te canal and the residential streets around SC VivoCity.
- Inside Phu My Hung
- Apartments such as Scenic Valley, Riverpark, Sky Garden, The Panorama, The Grandview and Garden Plaza; the My Kim, My Thai and Nam Vien villas; and the rows of townhouses between them.
- Tan Thuan and Phu Thuan: by arrangement
- Eco Green Saigon on Nguyen Van Linh and Q7 Saigon Riverside on Dao Tri.
Kitchens cooked in for years: where grease and smells settle
Phu My Hung has been a settled urban area for many years, and plenty of apartments in Tan My and Tan Hung have seen long use. Daily wiping keeps the kitchen tidy, but one layer builds too slowly to notice: grease carried up in the steam coats the hood's filter, the tops of the wall cabinets and the gap between cabinet and ceiling. The heavier the filter, the weaker the hood, until smoke and food smells leave the kitchen. A thorough clean goes to these places:
- The hood
- The metal grease filters are taken out, soaked, degreased, rinsed, dried and refitted. The casing, glass, controls, lamp and the inner surfaces that can be reached with the filters out are wiped clean.
- Shelves and drawers
- Glass shelves, plastic racks, crisper drawers, egg trays and door racks that come out are washed separately and dried before they go back.
- Inside the fridge
- The fridge and freezer compartments, walls and ceiling are cleared of spills, stains and dried-on food, then deodorised and wiped dry.
- Seals, drain and exterior
- The rubber door seal is cleaned fold by fold. Where a fridge has a drain channel and hole on the back wall of the fridge compartment, it is gently cleared, which limits water collecting under the crisper drawers. Handles, the top and the control panel are wiped.
Apartments, villas and shop-front townhouses: what changes from kitchen to kitchen
The former District 7 mixes high-rise apartments, villas and townhouses, and the appliances differ with the home. Your specialist prepares from the details and photos you send when booking.
- Apartments in Sunrise City, Midtown, Riviera Point
- Usually one fridge and one wall-mounted hood. With an open kitchen, cooking smells reach the living room directly once the hood weakens.
- Villas in My Kim, My Thai, Nam Vien
- A large kitchen may have a side-by-side or four-door fridge and a second fridge. The floor, the stone worktop and the working area are covered first. A heavy fridge, or one set tight into its housing, is not pulled out where space is short; the back is cleaned as far as can be reached, and you are told beforehand.
- Townhouses on several floors
- A mini fridge in an upstairs bedroom or study is cleaned in the same appointment as the kitchen fridge, at the one- or two-door price.
- Townhouses with a shop on the ground floor
- Display chillers, wine fridges and equipment used for business are not on the price list. Send photos; your specialist assesses the access and replies with the scope and a fixed written quote before you book. The same goes for island hoods and built-in appliances.
Buying a lived-in apartment, or letting one: the appliances left behind
Sunrise City sees many resales, so a good number of families move into an apartment someone else has lived in, and around Phu My Hung many apartments and villas are let furnished and change hands with each contract. Either way the fridge and the hood usually stay with the home, and are worth cleaning before you use them.
- Buyers and new tenants: book before moving day, while the fridge is still empty. The Up Report records the appliances as found, with a note if a seal is torn, a door does not close properly or the fridge cools poorly.
- Landlords: you need not attend. Leave the key with building management or authorise someone to open up and check the work; the Up Report serves as the record for the next tenant.
- If the home is about to be repainted or fitted with new cabinets, have the appliances cleaned last, once the works are finished.
What it costs in District 7: three prices, and examples by home
The price list has three lines, each an all-inclusive price for one appliance: 350,000 VND for a range hood; 350,000 VND for a fridge with one or two doors, including top-freezer, bottom-freezer and mini fridges; 500,000 VND for a side-by-side or four-door fridge. One appliance alone is charged at its own price, and several are simply added up and done in one appointment. The price is sent in writing before you book, and any change needs your written agreement.
- Two-bedroom apartment in Sunrise City or Riviera Point
- One range hood and one two-door fridge: 700,000 VND.
- Three-bedroom apartment in Midtown or Scenic Valley
- One range hood and one side-by-side fridge: 850,000 VND.
- Villa in Phu My Hung
- One side-by-side fridge, a second two-door fridge and one wall-mounted hood: 1,200,000 VND.
- Townhouse on several floors
- A two-door fridge in the kitchen, a mini fridge upstairs and one hood: 1,050,000 VND.
- The hood on its own
- One wall-mounted hood: 350,000 VND.
Before the visit: building rules, your food, and what the service does not cover
By custom, many apartment buildings in the former District 7 ask residents to register service staff in advance, check ID in the lobby and assign a service lift and working hours; some limit work that resembles construction at weekends. Many villa and townhouse estates have guards who log visitors. We ask about the rules when you book and follow them.
- The fridge must be empty: have a cool box, insulated bags and ice packs ready. If you want help, your specialist packs the food and returns it afterwards as you direct. Mention heavy ice in the freezer when booking and we will advise on defrosting.
- Clear the worktop near the fridge and the hood. At a townhouse or villa, show your specialist where to park.
- How long the work takes depends on the fridge type, the number of appliances and their condition, and is confirmed when you book.
- Cleaning only
- No repairs, no work on the refrigerant system, no replacement parts or seals. A hood's motor and circuit board stay in place, and ducting inside walls or ceilings is not treated. Anything unusual is written in the Up Report.
- If something is not right
- A smell that lingers or grease left on a filter is redone free of charge when you tell us within 48 hours of the Up Report. Damage should be reported within 24 hours with photos; we check it against the starting photos and take responsibility under our policy where our specialist is at fault.

- Language
- The enquiry, the quote, the booking confirmation and the Up Report can all be in English. Ask when booking if you need a specialist who speaks English at your home; where we cannot arrange one we say so in advance and support you by phone or message.
- Who comes
- Up specialists are identity-verified and trained to the Up Standard, our working procedure. You receive the specialist's name, photo and contact number before the visit, which is also what reception needs to register them.
- Keys and absence
- You do not need to be home. A key left with building management, reception or family is handled only by the assigned specialist, with the times recorded; keys are never copied, and for a smart lock we suggest a temporary code.
- Paying
- After the walk-through, the check of the finished work, by bank transfer or cash. An invoice is issued on request under Vietnamese regulations by Uptech Technology Solution Company Limited (tax code 0316973414).
