Where District 7 is now, and which wards we cover
Ho Chi Minh City stopped using districts on 1 July 2025. Under Resolution 1685/NQ-UBTVQH15 the former District 7 became four wards, the local units that took the districts' place: Tan My, Tan Hung, Tan Thuan and Phu Thuan. Many title deeds and tenancy agreements still show the old ward names; give us your project name or house number and we will match the address.
Termite surveys run regularly in Phu My Hung, in Tan My and Tan Hung wards, between 07:00 and 20:00 every day. For Tan Thuan and Phu Thuan we confirm a time slot before fixing the appointment.
- Tan My ward
- Formerly Tan Phu ward and the rest of Phu My: Phu My Hung's villas and townhouses with gardens, apartments such as Midtown and Riviera Point (584 Huynh Tan Phat), and the area around Crescent Lake, Crescent Mall and SECC.
- Tan Hung ward
- Formerly Tan Phong, Tan Quy, Tan Kieng and Tan Hung: Sunrise City on Nguyen Huu Tho, the Him Lam area beside the Kenh Te canal, and the streets around SC VivoCity and RMIT University.
- Tan Thuan ward — by arrangement
- Formerly Binh Thuan, Tan Thuan Dong and Tan Thuan Tay: Eco Green Saigon and the townhouse rows along Huynh Tan Phat and Nguyen Van Linh.
- Phu Thuan ward — by arrangement
- Formerly Phu Thuan and part of Phu My: Q7 Saigon Riverside (4 Dao Tri) and the riverside residential streets.
Low ground, canals and greenery: why District 7 homes attract termites
Most of District 7 stands on low land beside the river. Nguoi Do Thi magazine (2023) describes the south of the city, over three decades ago, as sparsely populated marshland; it is still low-lying and exposed to high tides. Phu My Hung was planned to flood rarely: the same article cites tide gates, a building density under 30% and about 8.9 m² of green space per resident. That is pleasant to live in, and it keeps the ground around foundations moist.
University of Florida (UF/IFAS) material on the Asian subterranean termite, a species native to Southeast Asia, says a colony needs wood and moist soil to establish itself, forages through mud tubes built from soil, and can set up secondary nests above ground in wall voids. Add a hot, humid climate and a rainy season from May to November, and District 7 homes are worth checking more often, new ones included.
- Villas and townhouses with gardens: termites tend to start at planters built against the wall, outdoor decking, pergolas and large trees close to the house.
- Homes near the Kenh Te canal, the Saigon River or a creek: the ground stays damp all year, and mud tubes often appear at the base of ground-floor walls after the rainy season.
- High-rise apartments: termites travel through service shafts and wall gaps, or arrive in timber furniture from another home, then show up in built-in wardrobes, door frames and timber floors.
- Winged termites around the balcony lights on an evening after rain: a mature colony is nearby, though not necessarily in your own home.

Villa, townhouse or apartment: what the survey and treatment involve
Our technicians propose the plan after the survey. These are the situations we meet most often, with the part played by your Up specialist, the UpClean staff member assigned to your home.
- Villas with a garden
- Our technicians inspect indoors and outdoors: wall bases, front steps, outdoor decking and trees close to the house. Any bait or monitoring station is marked on the plan in your Up Report, so that a gardener or housekeeper does not move it by accident.
- Townhouses and shophouses
- Termites tend to follow the joint of a shared wall, the space under the stairs, timber kitchen cabinets and document stores. Your Up specialist clears a strip along the wall bases and covers stock and paperwork first.
- High-rise apartments
- Activity usually centres on built-in wardrobes, door frames, skirting boards and timber floors. Your Up specialist empties the wardrobes into sealed boxes, covers floors and furniture, and keeps the front door closed with its gaps covered so that the shared corridor is not affected. Termites in a service shaft or a common area should be reported to the management office, because they do not stop at one apartment's boundary.
- New homes and homes about to be renovated
- A good moment to survey and consider prevention, before kitchen cabinets, timber floors and wall panelling are fitted and close off the surfaces behind them.
What termite control costs in District 7, and how the quote is built
We do not publish a general figure, because an apartment with a few mud tubes inside a built-in wardrobe and a villa where termites come in from the garden are very different jobs. The survey is free. The written all-inclusive quote that follows sets out the method, the areas to be treated, the re-entry time (how long a treated area must stay empty), the follow-up inspections and the warranty terms, and it does not change without your written agreement.
- Type and size of home: apartment, townhouse or villa, with or without a garden or basement.
- Extent of the damage: a single wardrobe or door frame, or several rooms, several floors and the garden.
- The method proposed: spot treatment, baiting, soil treatment or a combination, with its follow-up inspections.
- Finishes: whether built-in wardrobes, timber flooring or wall panelling must be removed or drilled for access.
- The number of rooms to be emptied, covered and cleaned afterwards.
- Warranty: the period is written into the quote for your plan; we do not set one period for every case.
Between inspections: keeping termites from coming back
Follow-up inspections are scheduled as the quote sets out, and we remind you before each one. Between them, a few habits help the treatment last:
- Keep a gap between planters and the house wall, and do not bank garden soil above the base of the wall.
- Check gutters and rainwater downpipes after heavy rain, so that water does not stand next to the foundations.
- Do not store offcuts, cardboard boxes or pallets under the stairs, in the basement or in the back yard.
- Water the garden only as much as it needs, and inspect old timber furniture and plants in wooden tubs before bringing them indoors.
- On evenings after the first rains of the season, switch off some outdoor lights; winged termites gather around light.
- Do not break open mud tubes or spray a monitoring station. Take a photo and send it to us.
How to book a termite survey in District 7
- Send photos of the mud tubes, damaged wood or termite wings to +84 968 726 135 on WhatsApp or Zalo, with your project name or address, old or new.
- We arrange a free survey between 07:00 and 20:00.
- You receive a written proposal with an all-inclusive price; there is no obligation to decide straight away.
- Before treatment day we send preparation instructions for your household.
- On the day our technicians treat while your Up specialist monitors each working point. Kitchen cabinets, timber furniture, floors and food are covered first; afterwards we clean as the technicians instruct, leaving alone the spots where the treatment must keep working.
- Your Up Report follows: a plan of the treated points and monitoring stations, before-and-after photos and the follow-up schedule.
- Rescheduling or cancelling is free with at least 24 hours' notice; within 24 hours a 30% fee applies. If we are more than 15 minutes late for a confirmed appointment, that visit's invoice is reduced by 10%; lobby formalities after an on-time arrival do not count as lateness.
For international residents: English, building registration, access and payment
- Dealing with us in English
- Enquiries, quotes, booking confirmations and the Up Report can all be in English. If you want an English-speaking specialist in your home, note it when booking; if we cannot arrange one, we say so in advance and support the visit by phone or message.
- Registering the visit
- Many apartment buildings and managed estates in District 7 ask residents to register outside staff with building management beforehand; for work with pest-control products the office usually asks who will do it, when, and which areas are affected. We send your Up specialist's name, photo and contact number, with our technicians' details, and agree the permitted hours, route and lift with you.
- If you are away
- You do not need to be home. A key can be left with building management, reception or family; only the assigned specialist handles it, the times are recorded and keys are never copied. For a smart lock we recommend a temporary code, and the walk-through can be done by video call.
- Payment
- You pay after the walk-through, by bank transfer or cash; a deposit may be asked for on larger jobs and is stated in the quote. Invoices are issued on request under Vietnamese regulations, to individuals and companies, by Uptech Technology Solution Company Limited.
