Which wards replaced District 7 — and where do we work?
Under Resolution 1685/NQ-UBTVQH15, the former District 7 was reorganised into four wards from 1 July 2025: Tan Thuan, Phu Thuan, Tan My and Tan Hung. "District 7" is still the name everyone uses, and under Resolution 190/2025/QH15 documents issued before the change remain valid — so give us your address the old way or the new way and we will match it.
Phu My Hung, a 433-hectare urban area planned for around 100,000 residents, now spans Tan My and Tan Hung wards. This is our regular service area in the south of the city. For Tan Thuan and Phu Thuan, please message us first so we can confirm a time slot.
- Tan My ward — regular service
- Formerly Tan Phu ward and the rest of Phu My. Includes Phu My Hung Midtown, Riviera Point (584 Huynh Tan Phat), the Crescent Lake and Crescent Mall area, SECC and FV Hospital.
- Tan Hung ward — regular service
- Formerly Tan Phong, Tan Quy, Tan Kieng and Tan Hung. Includes Sunrise City (23–27 Nguyen Huu Tho), the Him Lam area along Kenh Te, and the streets around SC VivoCity and RMIT.
- Tan Thuan ward — by arrangement
- Formerly Binh Thuan, Tan Thuan Dong and Tan Thuan Tay, including Eco Green Saigon on Nguyen Van Linh.
- Phu Thuan ward — by arrangement
- Formerly Phu Thuan and part of Phu My, including Q7 Saigon Riverside (4 Dao Tri).
Established homes, rented homes: what Phu My Hung asks of an air conditioner
Phu My Hung is a mature neighbourhood — The Crescent, Sky Garden, My Khanh, My Canh, Garden Plaza, The Grandview, The Panorama, The Antonia, Happy Valley Premier — interspersed with townhouses and low-rise villas. In homes lived in for years, units have seen many seasons: dust compacts inside the indoor coil, condensate pipes run long distances through walls and ceilings, and not every unit comes with a service history.
It is also a multicultural neighbourhood, home to many international families whose children attend schools such as the Taipei School, the Japanese School, Canadian International School and Korean International School. Many apartments are let on long leases and change hands with each contract; at every handover, a clear record of the air conditioners' condition reassures landlord and tenant alike.
- The living-room floor-standing unit blows weakly and a large room takes ages to cool in the afternoon.
- Water pools at the base of a floor-standing unit or streaks around a cassette's front panel.
- A damp or slightly sour smell after long stretches of rain.
- Rooftop outdoor units covered in dry leaves, with dust caked on the fins.
- Electricity bills rising although your habits haven't changed.
- An apartment just handed back by a previous tenant, with no record of the last cleaning.

Wall-mounted, floor-standing, cassette or ducted — how each is cleaned
A Phu My Hung home often has several unit types at once. Your Up specialist applies the Up Standard for each type — from covering to the order of disassembly — so the heat exchanger is cleaned thoroughly while components and furnishings stay untouched. Each unit is checked before work begins and anything unusual is noted in your Up Report.
- For multi-split systems (one outdoor unit serving several indoor units), please send photos or the number of indoor units so we can confirm the approach and fixed price before booking.
- We don't repair components; any signs of a fault are noted in your Up Report so you can contact a repair service.
- Wall-mounted 1–1.5 HP
- Usually in bedrooms. Filters, front panel and drip tray washed; coil rinsed gently to protect the fins; blower wheel cleaned and drain cleared. 250,000 VND per unit, about 45–60 minutes.
- Wall-mounted 2 HP and above
- Typical in living and family rooms. A longer coil and more rinse water, so collection bags and covers are set out more widely. 300,000 VND per unit.
- Floor-standing
- Common in townhouse and villa living rooms. Front cover and filter removed, coil, fan and base tray cleaned; wooden or stone floors and rugs fully covered first. 500,000 VND per unit.
- Ceiling cassette
- Found in large apartments and villa living rooms. Worked from a ladder: panel, filter and tray removed, coil cleaned and drain checked. 550,000 VND per unit, about 90–120 minutes.
- Ducted
- Used in some villas for a clean, flat ceiling. Reached through the ceiling access hatch; coil, tray and vents cleaned. 700,000 VND per indoor unit, with hatch and vent positions checked beforehand.
What does aircon cleaning cost in District 7? Examples by home type
Pricing is by unit type and number of units. From unit 3 onwards in the same visit, each unit is 10% off, with the two most expensive units charged at the list price. These examples come straight from our current price list and reflect set-ups we often see in southern Saigon. Before starting, your Up specialist checks the actual units and confirms the total with you.
- Every price includes labour, tools, professional solutions, protective covers, dirty-water collection, the outdoor unit where safely reachable, and your Up Report.
- Gas pressure is checked free on every unit. If it is low, a top-up is quoted first and done only with your approval — R32/R410A for units up to 2 HP from 250,000 VND per unit; cassette, floor-standing or other gas types are quoted after measuring.
- If the actual number of units differs from your booking, the difference is only carried out with your written approval.
- 2-bedroom apartment
- 3 wall units (1–1.5 HP) for two bedrooms and the living room: 725,000 VND, including 10% off from unit 3 onwards.
- 3-bedroom apartment with a cassette
- 3 wall units (1–1.5 HP) and 1 ceiling cassette: 1,250,000 VND, including 10% off from unit 3 onwards.
- 4-bedroom townhouse
- 4 wall units (1–1.5 HP) and 1 floor-standing unit in the living room: 1,425,000 VND, including 10% off from unit 3 onwards.
- Villa with floor-standing units
- 2 floor-standing units, 1 wall unit of 2 HP+ and 5 wall units (1–1.5 HP): 2,395,000 VND, including 10% off from unit 3 onwards.
- Villa with ducted air conditioning
- 3 ducted units and 2 wall units (1–1.5 HP): 2,480,000 VND, including 10% off from unit 3 onwards.
- Rental apartment between tenancies
- 2 wall units (1–1.5 HP): 500,000 VND, with an Up Report for the landlord's records.
Apartments, townhouses and villas: what to prepare
In Sunrise City, Riviera Point, Midtown and the Phu My Hung condominiums, many management offices ask residents to register service staff in advance, check ID at the lobby and direct contractors to the service lift. Rules vary, so we ask and follow those of your building. Your specialist's name and photo are sent beforehand; lobby formalities after an on-time arrival don't count as lateness.
For townhouses and villas, the key detail is where the outdoor units sit — rooftop, canopy, rear balcony or garden. Please let us know, together with parking and rooftop access, so your specialist brings the right equipment.
- Outdoor units are cleaned where it is safe to stand; we never climb outside railings or onto pitched roofs without an anchor point.
- If access equipment is needed, we tell you first and proceed only with your approval.
- Rinse water is collected in a purpose-made bag, never emptied into gardens, fish ponds, corridors or common areas.
- Not at home? Leave a key with management or family — everything is recorded in your Up Report.

How often to clean, and how to book
As a guide for the hot, humid south of the city: bedroom units used nightly about every 3 months; living-room floor-standing or cassette units every 3–4 months; guest rooms around every 6 months; rental apartments at every change of tenant; and always after a long absence, such as the summer holidays or Tet. Homes with young children, elderly relatives, pets or allergy sufferers benefit from a shorter cycle.

- Your Up Report arrives by WhatsApp or Zalo; you pay after sign-off and receive a VAT invoice on request.
- Rescheduling or cancelling is free with 24 hours' notice; cancellations within 24 hours carry a 30% fee.
