House cleaning and deep cleaning in District 7 — apartments and villas in Phu My Hung

People still say District 7, but since 1 July 2025 the area has officially been four wards under Resolution 1685/NQ-UBTVQH15: Tan Thuan, Phu Thuan, Tan My and Tan Hung. A ward is the local administrative unit that now follows the street in an address. The Phu My Hung urban area, planned over 433 hectares, lies across Tan My and Tan Hung. When booking, write your address the way you normally do.

We take deep cleaning bookings in all four wards, Saturdays and Sundays included. Tan My and Tan Hung are scheduled regularly; in Tan Thuan and Phu Thuan the time slot is confirmed when you book.

Tan My ward

Formerly Tan Phu ward and the rest of Phu My ward: Phu My Hung Midtown, Riviera Point on Huynh Tan Phat, and the neighbourhoods around Crescent Lake and Crescent Mall.

Tan Hung ward

Formerly Tan Phong, Tan Quy, Tan Kieng and Tan Hung: Sunrise City on Nguyen Huu Tho, the Him Lam area beside the Kenh Te canal, and the streets around SC VivoCity and RMIT University.

Inside Phu My Hung

The Crescent, Sky Garden, My Khanh, My Canh, Garden Plaza, The Grandview and The Panorama; apartment buildings such as Scenic Valley and Riverpark; villa neighbourhoods such as My Kim, My Thai and Nam Vien.

Tan Thuan and Phu Thuan wards

Tan Thuan (formerly Binh Thuan, Tan Thuan Dong and Tan Thuan Tay) has Eco Green Saigon on Nguyen Van Linh; Phu Thuan (the old Phu Thuan and part of Phu My) has Q7 Saigon Riverside on Dao Tri.

English speakers use "house cleaning" for two services that differ in the work and in how it is charged.

What is done

Deep clean: ceiling to floor, including what routine cleaning rarely touches: door tracks, grout lines, limescale, long-standing grease. Hourly cleaning (Up Home): keeps the home tidy between deep cleans. It is cleaning only, with no cooking, childcare, elderly care, live-in help or work at height, and UpClean is not a maid or helper placement agency.

How it is priced

Deep clean: from 15,000 VND per m² of floor, by type of home, minimum 900,000 VND per visit. Hourly cleaning: 130,000 VND per hour, minimum 3 hours, so from 390,000 VND per visit.

How often

Deep clean: every 3–6 months, or before Tet, a family visit or a new lease. Hourly cleaning: a fixed schedule, most often once a week.

Choose it when

Deep clean: the kitchen is greasy, the bathroom has scale and the grout has dulled. Hourly cleaning: the home is already clean, or only one room needs doing. The sensible order is one deep clean first, then hourly visits to hold the result.

Phu My Hung has been a settled township for many years, and many apartments in Tan My and Tan Hung have seen long use. Weekly cleaning keeps them tidy, but some dirt builds so slowly that residents stop noticing it: grease thickening on the kitchen splashback, limescale clouding the shower screen, sand lodged deep in the balcony door track.

Many developments in the former District 7 stand beside the Saigon River or the Kenh Te canal, and the city government portal gives a rainy season from May to November with relative humidity around 80%. In those months grout in bathrooms and on service balconies discolours faster, and rooms that are rarely aired smell damp.

Between Phu My Hung's apartment towers are rows of townhouses and low-rise villa neighbourhoods such as My Kim, My Thai and Nam Vien. They have several floors, stairs, large glazing, balconies and gardens, and many have marble or granite in the hall and living room. Up specialists work from the top floor down and from ceiling to floor on each level, so dust does not fall onto a finished area; team size and the expected time window are confirmed with the booking.

Natural stone loses its shine on contact with acidic products, so it is wiped only with a gentle product made for stone. Grinding and polishing to restore the shine is a separate service with its own survey.

Ground floor beside the garden

Living rooms here collect dust quickly: skirting, door frames and the floor under furniture are wiped, and sand is vacuumed from the sliding-door track to the garden.

Guest rooms kept shut

Rooms closed for days can smell damp in the rainy season; headboards, cabinet tops and window sills are dusted and under-bed floors vacuumed.

Townhouses on a main road

Road dust settles quickly. Glass doors, the inside of the roller shutter and the front hall are cleaned within safe reach; high glass that needs special equipment is quoted separately.

Floor area multiplied by the rate for your type of home: 15,000 VND per m² for apartments, 17,000 VND for townhouses, 20,000 VND for villas, never less than 900,000 VND per visit. The sizes below are illustrations, not the specifications of any development.

1 bedroom, e.g. 55 m²

900,000 VND (825,000 VND by area, so the minimum per visit applies).

2 bedrooms, e.g. 75 m²

1,125,000 VND; usually done in a day.

3 bedrooms, e.g. 110 m²

Labour, equipment, a suitable product for each surface, protective covers and the Up Report.

Extra, on request

Sofa, mattress, carpet, curtain and aircon cleaning have their own price lists and can share the appointment, so the team comes once. The inside of kitchen cabinets, fridge and oven is cleaned only if agreed in the quote.

Outside a deep clean

Exterior glass that cannot be reached from inside, anything above safe reach, stone floor polishing, and homes just repainted, fitted out or handed over, which need post-construction cleaning.

Phu My Hung is often described as a multicultural township, with the Taipei School, the Japanese School, the Canadian International School and the Korean International School inside the area. Many apartments and villas are let furnished and change occupants with each lease. The gap between two leases is the easiest time for a full clean, because personal belongings are gone and every corner can be reached. The Up Report records each room before and after in photos, and an owner can use it as the handover record for the next tenant.

Dealing with us in English

Enquiries, quotes, booking confirmations and the Up Report can all be in English. If you need a specialist who speaks English in your home, note it when you book; if we cannot arrange that, we tell you beforehand and help by phone or message.

Registering the visit

Many apartment buildings ask residents to register outside staff with building management in advance. We send you the specialist's name and photo for that purpose.

Keys

You can be out. Leave a key with building management, reception or family: only the assigned specialist handles it, the times are recorded and keys are never copied. For a smart lock we recommend a temporary code, and the walk-through can be done by video call.

Payment

You pay after the walk-through, by bank transfer or cash. Larger jobs may need a deposit, which is stated in the quote. Invoices are issued on request under Vietnamese regulations, for individuals and companies.

At home

Put valuables and important documents away, and tell us which room to do first or keep quiet for small children, elderly relatives or pets.

Punctuality

Waiting for lobby or gate formalities is not lateness if the specialist arrived on time. More than 15 minutes late, and that visit's invoice is reduced by 10%.

Your belongings

Each item is photographed before it is moved and returned to the same place; specialists bring their own equipment and products.

Redo and changes

Tell us within 48 hours of receiving the Up Report about anything that falls short and we redo it at no charge. Changing or cancelling is free with 24 hours' notice; within 24 hours of the appointment, cancelling carries a 30% fee.
