District 7 today: four wards, and where we clean tanks

On paper District 7 ended on 1 July 2025, when Resolution 1685/NQ-UBTVQH15 replaced the city's districts with wards, the local administrative units. The area is now Tan My, Tan Hung, Tan Thuan and Phu Thuan. Phu My Hung, a planned township of 433 hectares, lies across the first two. Either form of address is fine.

We visit Tan My and Tan Hung regularly, 7:00 AM to 8:00 PM, weekends included. In Tan Thuan and Phu Thuan we confirm the time slot when you book. Roof and cistern work is done in daylight and fair weather.

Low-rise Phu My Hung
The My Kim, My Thai and Nam Vien villa neighbourhoods and the rows of villas and townhouses around Crescent Lake, set between the apartment buildings.
Tan Thuan and Phu Thuan
Townhouse rows along Huynh Tan Phat and Nguyen Van Linh in Tan Thuan; riverside housing in Phu Thuan.
Sunrise City, Midtown, Riviera Point
Apartment residents share their building's tanks, part of the common areas that building management looks after. This page concerns the private tanks of villas and townhouses.

A tank that has not been cleaned for years: what is in it

Phu My Hung settled long ago, and many of its villas and townhouses have been lived in for years. Floors, kitchens and bathrooms are cleaned weekly; the tank sits out of sight on the roof or under the yard, and families often cannot say when it was last cleaned.

Over that time silt, rust from the pipework, wind-blown dust and algae build up on the floor of the tank, in its corners, under the lid and round the float. Still water leaves the layer alone; each time the pump starts, some of it lifts and travels to the shower, the basin and the water filter.

Gritty or cloudy water
The layer on the tank floor is thick and is disturbed whenever the pump runs.
Shower heads and aerators blocking
Sediment is reaching the fittings, and filter cartridges are wearing out faster.
An odd smell
Algae, organic sediment or insects getting in through a loose lid. The tank needs cleaning and the lid and screen need checking.
After building work or weeks away
Cement dust, sand and metal filings after a renovation, or stagnant water after a long absence: drain and clean before using the water.
More than six to twelve months
That is the usual interval for a household tank; the real one depends on the incoming water, where the tank stands and how well the lid seals.

Villas in My Kim, My Thai and Nam Vien: cisterns on low southern ground

Most of the old District 7 is low riverside land. Nguoi Do Thi magazine wrote in 2023 that the south of the city was marsh three decades ago and is still affected by high tides, and that Phu My Hung was planned with tide gates, building density under 30% and about 8.9 m² of greenery per resident. Homes therefore tend to have trees, planters or a pergola close by.

For an underground cistern that means dry leaves and soil from the yard can get past a hatch that does not seal, and the hatch deserves a look once the rainy season, May to November, is over. If it has gaps, or rainwater or dirty water has got in, have the cistern cleaned. A cistern is a confined space, so the method differs from a roof tank:

  • The hatch is opened and the cistern left to ventilate before anyone goes in; the air inside may lack oxygen or hold gas from decaying sediment.
  • At least two people work as a team, and one stays at the top for as long as the other is inside.
  • The supply pump is switched off so that it cannot run dry, and lighting uses a safe power source.
  • Nobody enters if there is an unusual smell, ventilation is inadequate, the hatch is too narrow or water is coming in uncontrolled. We tell you and suggest another way.

Multi-storey townhouses: the tank on the roof terrace

Townhouses in the old District 7 run to several floors with narrow stairs, and many keep aircon outdoor units or a laundry area on the roof terrace. We clean a roof tank only where the way up is safe: a fixed ladder, a railed roof deck or a firm platform. Photos of the tank and the route are enough to start; tools go up the stairs and the route through the house is protected. At a roof edge the specialist clips a harness to a load-bearing anchor. Tiled roofs without a walkway are judged from photos and taken on only with a safe method.

If you live above your business, settle the shut-off time early: there is no water while the tank is drained, scrubbed and disinfected, so the hour is agreed when we quote.

Stainless steel
The floor and weld seams, where sediment collects, get the most attention. Tools are soft brushes and pads; wire brushes, scouring powder and strong acids are ruled out because they scratch.
Plastic
A plastic tank in the sun grows algae quickly if the lid lets light through. Besides scrubbing, we check the lid, the thread and ageing cracks and report them.

What it costs in District 7: how the price is worked out

Each tank is charged one all-inclusive price set by its capacity: 450,000 VND up to 1,000 L, 650,000 VND over 1,000 up to 2,000 L and 850,000 VND over 2,000 up to 5,000 L; anything larger is quoted after a survey. A cistern costs 70,000 VND per m³ of volume, with a floor of 1,500,000 VND, and the minimum for any visit is 450,000 VND.

We confirm the price from your photos. For cisterns and difficult positions a specialist comes to look, free of charge, to assess safety. Price and time depend on the tank type and capacity, the number of tanks, the access and the depth of sediment. The quote is in writing, and a change needs your written agreement. Capacities here are examples only:

Townhouse, one 1,500 L stainless tank
650,000 VND.
Townhouse, two 1,000 L plastic tanks
2 × 450,000 VND = 900,000 VND.
Villa, one 4,000 L stainless tank
850,000 VND.
Villa, a 2,000 L roof tank and a 15 m³ cistern
Tank 650,000 VND; cistern 1,500,000 VND, because 1,050,000 VND by volume is below the cistern floor price. Total 2,150,000 VND.
Villa, a 24 m³ cistern
24 m³ × 70,000 VND = 1,680,000 VND.

Rented homes, absent owners and international families

Phu My Hung is a multicultural township with Taipei, Japanese, Canadian and Korean schools, and many villas and townhouses are let furnished. The gap between two leases is when water stands in the tank, and also the easy moment to clean it, because shutting off the water inconveniences nobody.

English
The enquiry, the quote, the booking confirmation and the Up Report (the photo record sent after each visit) can be in English. If you need a specialist who speaks English at the house, tell us when booking; should that not be possible we let you know ahead and assist by phone or message.
Gate security
Many villa and townhouse neighbourhoods have guards who record visitors. Up specialists are identity-verified and trained to the Up Standard, and we send the specialist's name, photo and contact number beforehand; time spent on gate formalities after an on-time arrival does not count as lateness.
When you are away
Leave the key with the guards, the neighbourhood manager or family. Only the assigned specialist uses it, it is never copied, and collection and return times appear in the Up Report.
On the day
Show us where to park, which tap and socket to use, and the way to the roof terrace or the cistern hatch.
Payment
After the walk-through, by bank transfer or cash; invoices are issued on request under Vietnamese regulations, for individuals and companies.

Limits of the service, and what we commit to

No testing or certification
We clean the tank; we do not test the water or promise any water-quality result. For a test, go to an accredited laboratory after the clean.
No repairs
A faulty float, pipe fitting or lid is photographed and noted in the Up Report for your plumber.
Doing it yourself
A small plastic tank on a railed terrace can be cleaned by an owner with suitable tools. High roofs, large tanks and above all cisterns involve falls and confined spaces; do not attempt them alone.
Price, time and redo
The written price changes only with your written consent. If we arrive more than 15 minutes late, that visit is 10% off. Report any shortfall within 48 hours of the Up Report and it is redone free of charge.
Changing a booking
Free with at least 24 hours' notice; later cancellations carry a 30% fee. To book, message +84 968 726 135 on WhatsApp or Zalo.

How much does water tank cleaning cost in District 7?+

Per tank, all-inclusive: 450,000 VND up to 1,000 L, 650,000 VND over 1,000 up to 2,000 L, 850,000 VND over 2,000 up to 5,000 L. A cistern is 70,000 VND per m³ and at least 1,500,000 VND. Larger tanks are quoted after a survey; send photos and you receive the quote in writing.

I live in Sunrise City or Midtown. Is this service for me?+

It is for the private tanks and cisterns of villas and townhouses. In an apartment building the tanks are common property looked after by building management, so questions about the water go to them.

Do you come to Tan Thuan and Phu Thuan?+

Yes, once we have confirmed a time slot. Send your address and photos of the tank first.

Our roof terrace has no fixed ladder up to the tank. Can you still clean it?+

Only if there is another safe way up, such as a railed deck or a firm platform; near the roof edge the specialist works on a harness. Send photos so that we can judge beforehand. If it is not safe, we say so and do not take the job.

Is the water tested after cleaning?+

No. We clean and disinfect the tank and do not test or certify the water. If you want it tested, contact an accredited laboratory.

We have just renovated. Should the tank be cleaned before we move back in?+

Yes. Cement dust, sand and metal filings get into the tank and the pipes during building work. You can book it together with our post-construction cleaning.
