From 1 July 2025, under Resolution 1685/NQ-UBTVQH15, the former District 7 became four wards: Tan Thuan (formerly Binh Thuan, Tan Thuan Dong and Tan Thuan Tay), Phu Thuan (Phu Thuan and part of Phu My), Tan My (Tan Phu and the rest of Phu My) and Tan Hung (Tan Phong, Tan Quy, Tan Kieng and Tan Hung).

Phu My Hung — 433 hectares master-planned by SOM — spans Tan My and Tan Hung wards. This is where we clean sofas regularly, 07:00–20:00 every day; Tan Thuan and Phu Thuan are served once we have confirmed a slot.

Tan Thuan and Phu Thuan — by arrangement

Phu My Hung mixes villas, townhouses and high-rise apartments, and each poses its own challenge for the sofa. Villas often have a multi-piece leather suite in the formal living room and a fabric sofa in the family room; apartments tend to favour a fabric L-shaped sofa pushed up against the balcony glass to save space.

Many District 7 developments sit along the Saigon River and Kenh Te. The rainy season runs from May to November with relative humidity around 80%, according to the city government portal. Fabric sofa foam absorbs moisture and can start to smell in poorly ventilated rooms, while leather in rooms kept shut for long periods can develop small mould spots.

Villas

Multi-piece leather suites with ottomans and loose cushions; ground-floor living rooms near the garden gather dust, little-used rooms get damp. We work room by room, covering stone and wooden floors and rugs.

High-rise apartments

Fabric corner sofas beside the glass, where sun fades the fabric and armrests darken with skin oils. Spray-extracted and usually dry in 4–6 hours.

Townhouses

Living rooms facing the street collect fine dust in the weave quickly; we vacuum deeply in several passes before cleaning.

Rental apartments

Sofas that have seen several tenants; best cleaned between leases, with the Up Report kept as handover evidence.

Each material follows its own Up Standard procedure. Your specialist checks the label and stitching and tests every solution in a hidden spot before using it on the whole surface, to avoid colour bleeding, shrinkage or stiffening.

Fabric and microfibre

Spray-extracted on the sofa without dismantling the frame; zip-off covers are cleaned in place too, avoiding shrinkage and loss of shape.

Genuine leather

No water washing: a dedicated leather solution, soft-bristle brush and microfibre cloths, then a conditioning coat. Usable after about 30 minutes.

Suede and nubuck

Very sensitive to water and solutions, prone to marking and stiffening; your specialist assesses the actual condition before proposing an approach.

Peeling bonded leather

Cleaning cannot restore a coating that has flaked off; we assess first and tell you clearly what can be achieved.

Ottomans and loose cushions

50,000 VND each; leather and fabric pieces are treated according to their material.

Phu My Hung is known as a multicultural neighbourhood, with the Taipei School, the Japanese School, Canadian International School and Korean International School right on its doorstep. Drinks, juice and milk

Fresh stains usually respond well; blot straight away with a clean cloth, without rubbing.

Oil and sauces

Spot-treated before the full clean; older marks may only fade.

Children's pens and crayons

Depending on the ink and fabric, marks may only fade; your specialist tells you beforehand what can be recovered.

Sweat and skin oils

These darken armrests and headrests; spray extraction brightens the fabric and evens out the colour.

Pet hair and odours

Hair vacuumed in several passes from crevices and underneath, odours spot-treated; anything soaked deep into the filling may not disappear entirely.

Pricing is per seat and by material: 130,000 VND per fabric or microfibre seat, 160,000 VND per leather seat, 50,000 VND per ottoman or loose cushion, and a 390,000 VND minimum per visit. These examples are calculated directly from the price list and match sofas we often see in District 7.

• Every price includes protective covers, vacuuming of the frame and crevices, colour testing, spot treatment, cleaning or conditioning by material, moisture extraction and your Up Report.
• Ottomans and loose cushions are priced individually — just count them and send photos when you ask for a quote.
• Your fixed price is confirmed in writing before booking; nothing is added without your approval.

3 × 130,000 VND + 2 × 50,000 VND = 490,000 VND.

Midtown apartment — 5-seat leather L-shaped sofa and 1 ottoman

5 × 160,000 VND + 50,000 VND = 850,000 VND.

Townhouse — 3-seat leather sofa and 2 armchairs

5 × 160,000 VND = 800,000 VND.

Rental apartment — 2-seat fabric sofa

2 × 130,000 VND = 260,000 VND, minimum applies: 390,000 VND.

Many apartment buildings ask for contractors to register with management, show ID and use the service lift; many villa and townhouse compounds have guards who log visitors. We send your specialist's name and photo in advance so you can let management or security know; time spent on formalities after an on-time arrival does not count as lateness.

In a villa, your specialist works only in the rooms you have confirmed, photographs each room as found and returns cushions and ornaments to exactly where they were.

• You don't need to be home; many clients leave a key with management or family.
• A three-seater takes about 60–90 minutes; fabric dries in 4–6 hours with air-conditioning or a fan, and leather is usable after about 30 minutes.
• Keep children and pets off the sofa while the fabric is still damp.
• Dirty water is recovered by the machine and disposed of properly — never into gardens, balconies or common areas.
