Which ward is Him Lam Riverside in?
VnExpress (April 2008) places Him Lam Riverside in the Him Lam Kenh Te area of Tan Hung ward, District 7, on a 35-metre-wide road near the Kenh Te bridge. Clause 21, Article 1 of Resolution 1685/NQ-UBTVQH15 combines the whole of Tan Phong, Tan Quy, Tan Kieng and Tan Hung into a new ward still called Tan Hung. From 1 July 2025 the development is therefore in Tan Hung ward, Ho Chi Minh City — same name, larger ward. Because the new ward also takes in former Tan Phong, part of Phu My Hung, we serve Him Lam Riverside as part of that area.

- CafeLand (October 2010) reports Him Lam JSC as developer, with lots A1, A2 and A3 holding about 821 apartments in nine blocks of 11–25 storeys.

Handed over with appliances — now it's time to clean inside them
VnExpress described units delivered fully finished with air conditioning in the bedrooms and living room, an 8 kg washing machine, a two-door fridge, a microwave-grill, gas hob and range hood. With construction starting in April 2008 (CafeLand), original appliances in many homes have been running for around a decade. We clean aircon coils and drain trays (reporting, not repairing, any failing parts), remove the washer drum to clear detergent and mould, clean fridge seals, trays and drain channels, and degrease hood filters and microwave cavities — all in one visit, with the appliance minimum waived alongside aircon.
Wood, polished tile and stone-effect tile
According to VnExpress, living areas and kitchens were laid with polished tiles, bedrooms with imported wooden flooring and bathrooms with stone-effect tiles. We vacuum wooden floors and wipe them with a well-wrung cloth — never wet; scrub dull living-room tiles by machine at 12,000 VND/m²; clean bathroom tiles with products that won't etch the glaze; and clear loggia and drying-yard drains before the rains.
Living among canals
VnExpress notes the area is ringed by the Ong Lon, Rach Bang and Ong Doi waterways. That brings breezes and also humidity, particularly from roughly May to November. Watch for musty built-in wardrobes, small mould spots on bathroom ceilings and behind curtains, bathrooms that smell despite cleaning, dehumidifiers and purifiers in constant use, and mattresses in less sunny rooms.

We are not a partner of Him Lam or the operator and follow each block's access rules on the day.
