The four wards of the old District 7, and where surveys are regular
District 7 became four wards, Tan My, Tan Hung, Tan Thuan and Phu Thuan, on 1 July 2025 under Resolution 1685/NQ-UBTVQH15, when the city replaced its districts with wards, its local administrative units. Phu My Hung, 433 hectares planned for some 100,000 residents, is in the first two. The name of your estate, street or building is enough for us to find you.
Tan My and Tan Hung are where the team works regularly; in Tan Thuan and Phu Thuan we confirm a time slot before fixing the survey. Requests are taken from 7:00 AM to 8:00 PM daily, and the days and hours of building work follow the rules of your estate or tower.
- Tan My ward
- Villas and townhouses around Crescent Lake, the Crescent Mall and SECC area, Midtown and Riviera Point.
- Tan Hung ward
- Sunrise City on Nguyen Huu Tho, the Him Lam area by Kenh Te canal, and Sky Garden and Happy Valley with their penthouses and duplexes.
- Phu My Hung's villa areas
- My Kim, My Thai and Nam Vien, between the apartment buildings.
- Tan Thuan and Phu Thuan wards
- Townhouses along Huynh Tan Phat and Nguyen Van Linh and the riverside residential areas. Please get in touch first.
An older garden in Phu My Hung: renovate in phases, not from scratch
Phu My Hung has been settled for many years, and a good number of its villas and townhouses have seen long use. Their gardens tend to show three signs: a lawn dying in patches, plants grown out of order, and water standing after rain. They do not have to be cleared completely. Once the specialist has seen the garden, you are told which plants are worth keeping and which parts must be redone, such as the drainage, the soil or the lawn, and the renovation is proposed in phases so that you control the budget.
- First phase
- Work below ground (drainage, irrigation pipes, cable conduit), soil improvement and the trees that give the garden its structure.
- Later phase
- Flowers, decorative lighting and features, added once you have lived with the space for a while.
- Why phase it
- A finished garden does not have to be dug up again, because the work below ground was completed in the first round.
- Homes about to be let
- Many Phu My Hung villas are let furnished, and the gap between two leases is a convenient time to redo the garden.

Low ground and a long rainy season: what goes under the lawn
Nguoi Do Thi magazine (2023) records that the south of the city was marshland three decades ago. It remains low ground affected by high tides, and Phu My Hung was planned to flood less, with tidal valves and building density below 30%. From May to November heavy rain often falls in a short time. A yard without a fall and an outlet keeps that water, and the results are rotting roots, dead patches of lawn and mosquitoes. Groundworks therefore come first, in this order.
- Levels, existing drain gullies and the route to the shared drainage system are checked, and channels, a gravel drainage layer or buried pipes are chosen accordingly.
- Underground services go in: drainage, irrigation pipes, conduit for electrical cable.
- Soil mixed with rubble is taken out, loose planting soil added, and beds formed over a drainage layer.
- Paths, stone steps and edging are built; rocks and large planters are placed.
- Trees, shrubs, hedging and flowers are planted, and the lawn is laid last.
- The site is cleared of rubble and surplus soil, then inspected with you.
Laying a lawn in five steps
A lawn owes more to what is prepared underneath than to the grass variety. It is laid only when the underground work, the paths and the large trees are finished.
- Clear the ground of rubble, stones, roots and old weeds.
- Spread loose topsoil and form a slight fall towards the drain, so rainwater does not stand.
- Match the grass to the sun and the foot traffic: sun-loving grass in strong light; in shade, think about ground cover or gravel.
- Plant or lay the turf, firm it lightly so it meets the soil, and water it thoroughly at once.
- While it roots, water evenly and keep off it. The watering schedule is in the care plan you receive at handover.
Townhouse back yards, Sky Garden terraces, duplex balconies
For a townhouse the garden is usually a back yard, a roof terrace or a rear balcony. Sky Garden's penthouses often come with a roof terrace or wide balcony whose floor takes sun and rain directly, and Happy Valley has duplexes and penthouses.
- Townhouse yards and roofs
- Townhouse stairs are usually narrow, so how soil, pots and plants reach the upper floors is settled at the survey. A narrow yard beside a wall often lacks sun and suits shade-tolerant plants better than a lawn.
- Penthouse and duplex terraces
- Strong wind, and sun thrown back by glass walls and the floor, call for low plants with flexible stems in lightweight pots, firmly fixed. The load of soil, pots and large plants and the waterproofing layer are considered first; for heavy items, consult a structural designer and the building management.
- Building rules
- Many apartment buildings in the former District 7 require advance registration and set a service lift and working hours; some restrict construction-type work at weekends. We find out first and schedule deliveries to fit.
Ideas, plants, irrigation and lighting: checked against your site
Each style needs its own light, space and upkeep, so the specialist tests an idea against the site before sketching. The concept sets out layout, style, materials and a plant list, and is revised until you approve it. Plants are proposed zone by zone, by hours of sun: bougainvillea and shrubs with coloured foliage in full sun; ferns, pothos and peace lily in shade.
| Idea | What to weigh up |
|---|---|
| Japanese-style garden | Rocks, gravel, stepping stones and shaped trees. Little grass means less upkeep, but shaped trees need regular pruning to hold their form. |
| Indoor garden or light well | Lives on light from the light well or the glazing: shade-tolerant plants, pots with saucers, and waterproofing for any planter built indoors. |
| Water feature or small fountain | Needs a safe outdoor power supply, a circulation pump and a cleaning schedule, to keep algae and mosquito larvae away. |
| Automatic irrigation | Drip lines for beds and pots, misting for moisture-loving plants, sprinklers for a wide lawn, on a timer adjusted by season. In an existing garden we look for the pipe route that disturbs it least. |
| Garden lighting | Wired by a suitably certified electrician with outdoor-rated fittings, cable in conduit and a residual-current device. Have it checked from time to time, and never open a fitting with the power on. |
What decides the cost of a garden project in District 7
We set no single rate, because area, condition and brief differ from house to house: laying a new lawn in a townhouse back yard cannot be compared with renovating the whole grounds of a villa. After the free survey you receive an estimate split by item, by plant type and size, by materials and by schedule. The all-inclusive price quoted changes only if you agree in writing.
- Area and condition: an empty plot or an old garden to strip out, and how much rubble and poor soil has to be replaced.
- Plants: large shade trees and specimen plants cost more to buy, transport and plant.
- Groundworks: length of drainage, number of irrigation zones, nozzle type, number of lights.
- Materials: paving stone, gravel, edging, large planters, and quantities.
- Access: a roof terrace or balcony means the lift, within the hours the building or estate allows.
- Payment: a larger project may need a deposit as stated in the quote; the balance follows the handover inspection, by bank transfer or cash, with a VAT invoice on request.
- Warranty: as agreed in your contract or quote; anything not up to standard at inspection is corrected before handover.
International residents, handover and care afterwards
Enquiries, the concept, quotes, booking confirmations and the Up Report, our photo record of the work before and after, can all be in English. If you want an English speaker on site, note it when you book; where that cannot be arranged we tell you in advance and support you by phone or message. Many villa and townhouse estates here log visitors, so we send the team's names and photos before work starts; please show us where to park, which tap and socket to use and where materials may be kept.
- Care plan at handover
- Watering by season, when to feed, how to check roots and leaves, and how to run the irrigation timer through the first months.
- Regular garden maintenance in District 7
- Mowing, pruning, feeding, irrigation checks and leaf clearing to an agreed schedule.
- Mosquitoes around the garden
