Aircon gas top-up in District 7 — Phu My Hung, Tan My, Tan Hung

Since 1 July 2025 the city has been organised into wards, its local administrative units, and districts no longer exist. Resolution 1685/NQ-UBTVQH15 turned the former District 7 into four wards: Tan Thuan, Phu Thuan, Tan My and Tan Hung. Phu My Hung, an urban area of 433 hectares, lies across Tan My and Tan Hung. Everyone still says District 7; write your address either way.

Usually not. Refrigerant, which people here call gas, travels round a sealed circuit linking the indoor unit, the compressor and the outdoor unit. However many seasons a unit has run, the amount should be what it started with, so age alone is no reason for a refill.

Phu My Hung has been settled for many years. In long-occupied homes the air conditioners have worked through many seasons: dust packs down inside the indoor coil, and not every unit comes with a service history. The first Sunrise City apartments have been lived in for over a decade, and at that age weak cooling, a smell at start-up and dripping water mostly trace back to a dirty filter, coil and drain pan. A unit is short of gas only in cases like these:

• The charge put in at installation was not enough.
• The unit was taken down, moved or refitted, and gas escaped during the work.
• The pipe run was lengthened with no gas added to match.
• The gas circuit was opened for a repair.
• A joint, the service valve or a pipe leaks slightly, and the pressure sinks over the months.

In Phu My Hung townhouses and villas the outdoor unit usually sits on the roof terrace, a canopy, the rear balcony or in the garden, where it collects leaves, road dust and driven rain. Once dust cakes the fins the unit cannot shed heat: the air indoors still blows hard but is not cold, which is exactly how a unit short of gas behaves. So we take the reading only after both units are clean and the system has settled in cooling mode.

A Phu My Hung home often runs several kinds of unit at once: wall-mounted in the bedrooms, floor-standing in a townhouse or villa living room, a ceiling cassette in a large apartment. Each is priced differently for gas, and always before the work.

Wall-mounted, up to 2 HP, R32 or R410A

The published price: from 250,000 VND per unit.

Floor-standing, cassette, ducted, above 2 HP, or on another gas such as R22

Quoted after measuring and reading the rating label, since the gas required differs widely with capacity and the length of the pipe run.

The right gas, and no home refills

The gas type is printed on the rating label of the outdoor or indoor unit. A unit receives that gas and no other; we never mix gases or convert a unit, and we advise against refilling one yourself.

The service valve, where the gauge is connected and gas goes in, is usually on the outdoor unit. Our first questions are therefore where that unit is, how the roof is reached and where to park. The Up specialist, the UpClean staff member doing the work, operates only from a safe footing and does not climb outside a railing or onto a pitched roof without an anchor point. If access equipment is unavoidable, we set out the plan and wait for your agreement.

• The unit runs until it is steady, then the gauge goes on. During a cleaning visit this costs nothing.
• The pressure is read against the gas on the rating label and the outlet-air temperature, and explained to you.
• A sound reading is recorded and no gas is added. A low one is quoted first and topped up once you accept.
• Afterwards the pressure is read again, the unit is test-run and the outlet temperature checked; the figures before and after go into the Up Report, sent by WhatsApp or Zalo.
• A wall-mounted unit is normally topped up within the cleaning visit; the time depends on the shortfall and on where the outdoor unit stands.

We publish one price for gas: from 250,000 VND per wall-mounted unit up to 2 HP, on R32 or R410A. It appears on the bill only when a unit has measured low; if the pressure is sound during a cleaning visit, you pay for the cleaning alone. The sums below come from the price list, with 10% already taken off each unit from the 3rd cleaned in the same visit.

• Each top-up is quoted unit by unit, and none is done before you agree.
• Payment follows the walk-through, by bank transfer or cash. Invoices are issued on request under Vietnamese regulations, for individuals and companies.

Rental apartment, gas only for two bedroom units

Three-bedroom apartment in Sunrise City: four 1–1.5 HP wall units cleaned, one low on gas

950,000 VND for cleaning and from 250,000 VND for gas: from 1,200,000 VND.

Four-bedroom townhouse: four wall units and one floor-standing unit cleaned, two wall units low

1,425,000 VND for cleaning plus from 500,000 VND for gas: from 1,925,000 VND. A low floor-standing unit is quoted separately.

We clean and maintain air conditioners and do not repair them. A low reading that comes with an oil mark at a joint, odd frost or pressure that has dropped since the last visit goes into the Up Report with the figures, and we suggest a repair service or the manufacturer's service centre. A temporary top-up is possible, on the understanding that the gas may escape again until the leak is fixed. When a top-up is done with a clean, the 90-day warranty covers water leaks, unusual noise or weaker cooling caused by the cleaning; gas leaks, faulty parts and pre-existing installation faults fall outside it.

Apartment towers and gated streets

In Sunrise City, Riviera Point, Midtown and the Phu My Hung condominiums, management often asks residents to register service staff beforehand, and many villa streets have guards who log visitors. We send the specialist's name and photo for that.

Landlords and anyone not at home

Long lets in Phu My Hung and resales in Sunrise City leave many homes without a service history; a clean with a pressure reading puts each unit on record for the handover papers. Leave a key with building management or family, or arrange entry with your tenant. The reading and quote reach you by message, and nothing is topped up until you answer.
