Which parts of District 7 we cover
The former District 7 has been four wards since 1 July 2025, under Resolution 1685/NQ-UBTVQH15: Tan Thuan, Phu Thuan, Tan My and Tan Hung. Wards are the local units that replaced the city's districts. Phu My Hung, an urban area of 433 hectares, sits across Tan My and Tan Hung.
Those two wards are on our regular chair-cleaning schedule, for offices, shops and homes, from 7:00 AM to 8:00 PM daily. Offices and households in Tan Thuan and Phu Thuan should contact us first so that a day and time can be confirmed.
- Tan My ward
- The area around Crescent Lake, Crescent Mall, SECC and FV Hospital, with the apartments of Phu My Hung Midtown and Riviera Point (584 Huynh Tan Phat).
- Tan Hung ward
- Sunrise City on Nguyen Huu Tho, the Him Lam area by the Kenh Te canal, and the blocks around SC VivoCity and RMIT University.
- Streets with many business premises
- Nguyen Van Linh, Nguyen Luong Bang and Ton Dat Tien, where a good many ground floors serve as showrooms, shops and customer offices.
- Tan Thuan and Phu Thuan — by arrangement
- Home to Eco Green Saigon and Q7 Saigon Riverside.
Reception and meeting-room chairs in Phu My Hung: how they wear
Phu My Hung was planned as a complete town, with homes set among offices, shopping centres, schools and hospitals. In premises that receive visitors every day, the chairs in reception and in the meeting room are what a guest touches first.
Office chairs soil in their own way. The seat, the armrests and the headrest darken with sweat and hair oil, coffee marks appear around desks, and chairs near a lunch area take on the smell of food. Through the rainy season, May to November, the foam also holds damp. Book when:
- Headrests and armrests in the meeting room are clearly darker than the chair backs.
- Reception chairs smell of damp, cigarette smoke or food.
- Coffee or ink marks on a seat no longer wipe off.
- Visitors are expected, the office is about to be handed over, or Tết is close.
Cleaning a whole office: survey, room groups, out-of-hours slots
An office with dozens of chairs cannot stop work while they dry. We start with a free survey: chairs are counted by type, the badly soiled ones are marked, and we ask your working hours before suggesting a slot at the end of the day or at the weekend.
On the day, each room's chairs are gathered and cleaned as one group, and any chair carried elsewhere is tagged with its desk so that it returns to the right place. A company that already has a regular cleaning contract with UpClean can add chair cleaning to the same contract, schedule and report as carpet and aircon cleaning.
- Order of priority
- Reception, meeting rooms and customer desks are done most thoroughly. Chairs that are seldom used may only need vacuuming and spot cleaning, which keeps the cost in line with the need.
- Discretion
- Documents are not moved, drawers and personal cabinets are not opened, and electronic equipment is left alone.
- Paperwork
- The quote, the sign-off record and the Up Report, a photo report sent after every visit, are in writing. VAT invoices come from Uptech Technology Solution Company Limited (tax code 0316973414).
- Restaurants, cafés and co-working spaces
- Upholstered dining chairs, counter stools and shared desk chairs are booked outside opening hours; large numbers are surveyed in the same way as an office.
Dining chairs and armchairs in villas, townhouses and apartments
On the residential side, villas and townhouses stand between the apartment towers. Many villas at My Kim, My Thai and Nam Vien have marble or granite in the hall and living room, so the floor, any rug and the dining table are covered before a machine is set down. Apartments in Sunrise City, Midtown and Riviera Point are more compact, and the job is usually one dining set and an armchair or two.
Many international families live in Phu My Hung, and many homes are let furnished. Cleaning the chairs between two leases helps a landlord hand over in good order, with the Up Report as a photo record for both sides.
- Fabric or velvet dining chairs
- Food, grease and sauce gather along the front edge of the seat. Every 6 to 12 months is usual, sooner with young children.
- Leather dining chairs and armchairs
- Cleaned with a leather product and conditioned. Alcohol and washing-up liquid are to be avoided: they dry the surface, and cracks follow at the seat edge.
- Armchairs and lounge chairs
- Deep-cushioned chairs from the living room, study or bedroom. The method is close to sofa cleaning, with more attention to armrests and the top of the back.
Method by covering

Chair cleaning costs in District 7: rates, the bulk rate and examples
The price list goes by type of chair. Office chairs: 45,000 VND in fabric, felt or mesh, 75,000 VND in leather or for an executive chair. Dining chairs: 55,000 VND upholstered with a back, 65,000 VND in leather, 40,000 VND for a chair or stool with no back. Armchairs: 130,000 VND in fabric and 160,000 VND in leather.
Two figures matter for planning: an office with 50 or more fabric, felt or mesh chairs is charged 40,000 VND per chair, and a visit has a minimum of 390,000 VND. Numbers are confirmed from photos or a survey before the written all-inclusive price is sent. Chairs scattered over several floors and old coffee, grease or ink stains add working time; later changes need your agreement in writing.
- Sunrise City apartment: four upholstered dining chairs and a fabric armchair
- 4 × 55,000 VND + 130,000 VND = 350,000 VND, below the minimum, so the visit is 390,000 VND.
- Phu My Hung villa: ten leather dining chairs and two leather armchairs
- 10 × 65,000 VND + 2 × 160,000 VND = 970,000 VND.
- Customer office: 12 felt swivel chairs and four leather office chairs
- 12 × 45,000 VND + 4 × 75,000 VND = 840,000 VND.
- Office with 35 fabric, felt or mesh chairs and three executive chairs
- 35 × 45,000 VND + 3 × 75,000 VND = 1,800,000 VND.
- Office with 80 mesh-back chairs
- Over the 50-chair threshold: 80 × 40,000 VND = 3,200,000 VND.
- Restaurant: 40 upholstered dining chairs with backs
- 40 × 55,000 VND = 2,200,000 VND.
Access to office towers, apartment buildings and villa estates
Commercial towers and apartment buildings both have rules for outside firms. Management usually wants a list of staff, checks ID, assigns the service lift for machines and sets working hours, and some apartment buildings restrict contractor-type work on Saturdays and Sundays. We ask about the rules at the survey, send the specialist's name and photo for registration, and agree the lift and the power and water points at the same time. Specialists arrive in uniform with a name badge and wear shoe covers inside.

- What we do not do
- We clean and condition; we do not repair. Torn fabric, peeling leather, a failed gas lift or broken castors are noted in the Up Report.

- Tell us within 48 hours of receiving the Up Report and it is redone at no charge.
