District 7 now: four wards and two ways of scheduling
Since 1 July 2025, when the city replaced districts with wards, the former District 7 has been Tan My, Tan Hung, Tan Thuan and Phu Thuan (Resolution 1685/NQ-UBTVQH15). Phu My Hung, planned on 433 hectares for about 100,000 residents, spans Tan My and Tan Hung. We accept addresses written the old way or the new.
In Tan My and Tan Hung, bed bug and flea surveys are scheduled regularly, 07:00 to 20:00 daily. For Tan Thuan (Eco Green Saigon) and Phu Thuan (Q7 Saigon Riverside) please contact us first; we confirm a time slot before fixing the date.
- Tan My ward
- Phu My Hung Midtown, Riviera Point at 584 Huynh Tan Phat, and the villas and townhouses round Crescent Lake, Crescent Mall and SECC.
- Tan Hung ward
- The twelve towers of Sunrise City along Nguyen Huu Tho, the Him Lam area by Kenh Te canal, and the streets near SC VivoCity and RMIT University.
- Inside Phu My Hung
- The Crescent, Sky Garden, My Khanh, My Canh, Garden Plaza, The Grandview and The Panorama; Scenic Valley and Riverpark; the villa neighbourhoods of My Kim, My Thai and Nam Vien.
Resold apartments and furnished lets: bed bugs arrive with belongings
Phu My Hung has been settled for years. At Sunrise City the earliest apartments have seen more than a decade of use, resales are common, and many units in the South cluster have changed owner or tenant once or twice. Many apartments and villas are also let furnished, so the same bed, mattress and sofa pass from one household to the next.
That is the route bed bugs take. The US Centers for Disease Control and Prevention (CDC) says they spread chiefly through luggage, overnight bags, clothing and furniture, usually brought in unknowingly by travellers.
- Buying a lived-in apartment
- Have any mattress or sofa that comes with it checked while the home is still empty.
- Furnished lets
- The break between two contracts is the moment to inspect beds and sofas; the Up Report can go into the handover file.
- Serviced apartments and short stays
- A guest reporting bites in the night is the cue for a survey. Visits are fitted between guests where possible, with reports sent privately to the owner.
- Families who travel
- Phu My Hung is a multicultural area, home to the Taipei, Japanese, Canadian International and Korean International schools. After a trip, open suitcases on a hard floor away from the bed, check their seams and wash and dry your clothes straight away.
Bed bug, flea or mosquito: reading the signs correctly
Bites alone rarely settle it. The CDC notes that bed bug bites can take up to two weeks to appear, so most people cannot say which night it happened. What the insects leave on the bed is better evidence.
- The insect
- In the CDC's description: flat, wingless, reddish brown, 1 to 7 mm, feeding on sleeping people and able to survive several months unfed.
- Marks on sheets and mattress
- The US Environmental Protection Agency (EPA) lists rusty or red smears from crushed bugs, small dark spots that spread like ink, shed skins, and pale yellow eggs around 1 mm long.
- Hiding places
- Mattress seams, piping and labels; bed-frame and headboard cracks; sofa cushion folds; drawer joints; sockets; the backs of pictures.
- Fleas
- A dog or cat scratching without rest, and pepper-like black specks in its coat or bedding. The CDC says fleas will bite humans if no other host is there.
- Health
- According to the CDC, bed bugs are not known to transmit disease to people; they cause itching, lost sleep and sometimes an allergic reaction.

One plan, five steps: from the first photo to the follow-up check
Bed bugs and fleas need two things done together, treatment of the hiding places and cleaning of the textiles. You deal with one company for both.
- 1. Photos and survey
- You send pictures of stains, bites or a captured insect. We survey free of charge and mark the bedrooms, beds and sofas that show signs.
- 2. Plan and quote
- One document: rooms to treat, the order of treatment and cleaning, the re-entry time (how long to stay out of each room), what to prepare, and the all-inclusive price.
- 3. Bagging and covering
- Your Up specialist seals bedding, clothes and other textiles in bags for washing and drying, covers surfaces and photographs each room as found.
- 4. Treatment and cleaning
- Our technicians treat the hiding places with products that are permitted and validly registered in Vietnam. The Up specialist watches each point, then vacuums and cleans as planned.
- 5. Follow-up and Up Report
- The report shows before-and-after photos, where signs were found and the follow-up dates. Eggs lie deep in crevices, so a follow-up check, sometimes with a further treatment, is usual; we log each result.
Mattress, sofa, bedding and pets: what is cleaned, and when
The EPA is clear that bed bugs are controlled only by several measures used together, with and without chemicals, and that the extent of the infestation, the clutter and the residents' own part all affect the outcome. So we never call laundering a bed bug treatment: it supports the technicians' work. Some items are done before treatment to expose hiding places, others only once the re-entry time is over, and children and pets stay out of treated rooms until then.
- Vacuuming: a narrow nozzle along seams, piping, labels, sofa folds, bed frames, rugs and under furniture. Following the EPA's advice, the bag is tied shut and binned outdoors after every pass.
- Sheets, pillowcases, curtains, soft toys: bagged where they lie and carried straight to the washer and dryer. The EPA cites a dryer on high heat as one way of killing bed bugs on fabric.
- Mattresses and fabric sofas: spray extraction. Leather sofas: cleaned as leather requires. Pillow and duvet inners: steam, if the care label permits.
- A zipped encasement for the mattress is an option to consider; the EPA says bugs shut inside cannot come out to feed.
- Fleas: Texas A&M AgriLife Extension explains that adult fleas live on the animal while the larvae, which eat the adults' droppings, stay indoors under furniture and in pet bedding. So the vet treats the pet (UpClean does not treat animals), our technicians treat the home, and the Up specialist cleans rugs, sofas and pet beds.
What a bed bug or flea quote in District 7 is based on
No price is listed for this service. Each address is quoted separately after the free survey, in one written all-inclusive figure that names the rooms treated, the items cleaned, the follow-up checks and the warranty terms. Nothing changes afterwards without your written consent.
- Bedrooms and beds
- How many, and whether the insects are in one room or have moved on to others.
- Textiles to clean
- The count and size of mattresses, sofas, rugs and bedding sets.
- Visits
- Treatments and follow-up checks in the plan.
- Clutter and timing
- Piled belongings add bagging and vacuuming; so does a special slot, such as between two guests.
- Warranty
- Treatment: follow-up and warranty as the quote states. Cleaning: anything short of standard is redone free under the Warranty Policy.
Managed towers, guarded estates and international residents
Apartment buildings in District 7 commonly ask residents to register service staff ahead of time, check papers in the lobby and assign the service lift; some restrict construction-type work at weekends, and many villa and townhouse estates record everyone who enters. We ask about the rules when you book.
- Registration
- We send the Up specialist's name and photo and the technicians' details in advance for building management or security. Lobby formalities after an on-time arrival are not counted as lateness.
- English
- Advice, quotes, confirmations and the Up Report are available in English. Ask when booking if you need an English speaker on site; if that is not possible, we say so first and help by phone or message.
- Away from home
- Leave a key with building management, reception or a relative. Only the assigned specialist uses it, the times are recorded and no copy is made; a temporary code is recommended for a smart lock.
- Paying
- After the walk-through, by cash or bank transfer; a larger job may carry a deposit shown in the quote. VAT invoices are issued on request.
Booking a survey, and what not to do meanwhile
- Message 0968 726 135 on WhatsApp or Zalo with your photos and the project name or address.
- Until we come, do not start sleeping in another room or move an unwrapped mattress, which spreads the bugs, and do not mix or spray products of unknown origin on beds or where children play.
- The free survey is set between 07:00 and 20:00; Tan Thuan and Phu Thuan need a slot confirmed first. The written plan and price follow, and you need not decide at once.
- Rescheduling or cancelling costs nothing with 24 hours' notice; after that the cancellation fee is 30%.
