Cockroach control in District 7 — apartments, townhouses and kitchens in Phu My Hung

District 7 is still what everyone calls it. On paper, since 1 July 2025, it is four wards, the unit that replaced districts across the city: Tan My, Tan Hung, Tan Thuan and Phu Thuan (Resolution 1685/NQ-UBTVQH15). Phu My Hung, an urban area of 433 hectares, sits in the first two. A building name, an estate or an old-style address is enough for us.

Phu My Hung has been an established urban area for many years, and many apartments in Tan My and Tan Hung have long use behind them. Weekly cleaning keeps the kitchen tidy, yet grease slowly thickens on the wall tiles, on top of the cabinets and in the gap between cabinet and ceiling. To a cockroach that grease is food, and engineered-board cabinets full of joints, warm built-in appliances and a damp sink are housing. Sunrise City also sees many resales: if you are taking over an apartment someone else has lived in, have it surveyed before your things go in.

Adults, young and egg cases gather somewhere enclosed, warm and near water. Our technicians open these places first:

• Hinges, inside corners and undersides of kitchen cabinets, and the gap between cabinet and wall, above all behind a dishwasher or built-in oven.
• The fridge motor compartment and door seals; the backs of the microwave, rice cooker and coffee machine.
• Under the sink, around the waste pipe, and the floor drains of kitchen and bathrooms.

Two species turn up in homes here. The German cockroach is small, light brown and striped, and lives almost entirely in the kitchen. The American or sewer cockroach is far larger and reddish brown; it lives in sewers, drain pits and basements and climbs up floor drains and waste pipes to bathrooms and laundry areas, typically at ground level in townhouses and villas.

District 7 lies low and close to water. Nguoi Do Thi magazine (2023) records that the south of the city was marshland a little over three decades ago and is still low land affected by high tides, and many developments stand on the Saigon River or Kenh Te canal. In the My Kim, My Thai and Nam Vien villa areas, in Him Lam by the canal and in the riverside streets of Phu Thuan, the survey starts low down: the grates on bathroom and laundry floor drains, the drain pits in the grounds, the basement and the garage.

Phu My Hung mixes housing with offices, schools and shopping centres by design, and on Ton Dat Tien, Nguyen Luong Bang and Nguyen Van Linh many ground floors are shops and showrooms. A commercial kitchen there cooks a great deal, keeps hot equipment running and takes deliveries constantly, so a single treatment seldom holds. For restaurants, cafés and bakeries in shophouses we survey first and then propose scheduled control.

Gel bait for a working kitchen

Tiny drops go into cracks, onto hinges and beneath shelves, and cockroaches carry the effect back to their hiding place. Nothing is sprayed widely and there is very little smell, so the family usually stays out of the kitchen only briefly. It takes a few weeks to show.

Residual spraying for sewer cockroaches

A deposit is left in wall gaps, at the foot of walls and round floor drains: the usual choice for American cockroaches, for areas outside the house and for dense populations. Belongings are covered and everyone keeps away for the whole re-entry time, the period you are told to stay out of a treated area.

Both, when German cockroaches have spread

Bait in the cabinets, residual treatment in damp spots, and the follow-up visits in the plan.

One thing to avoid

Insect spray from a can on a baited spot: the smell drives cockroaches away from the bait. Tell us, too, about any shop-bought tablets or bait boxes already in use.

Cockroach control has no listed rate, because every kitchen needs its own plan. We survey free of charge, then send a written all-inclusive quote giving the method, the areas treated, the return visits, the cleaning and the warranty terms. That figure stands unless you agree a change in writing. It is built from:

• The species and how far it has spread: a few in one cabinet, or young ones across the kitchen and bathrooms.
• The premises: apartment, townhouse, villa or commercial kitchen, and the number of kitchens, stores and bathrooms.
• The method chosen, with its follow-up visits and bait top-ups.
• How much kitchen cleaning falls to your Up specialist, and any special hours a business or a building requires.
• The warranty, whose period and scope vary with the method and are stated in the quote.

Bait should not have to compete with food lying about, so the cleaning belongs to the same visit, and your Up specialist stays to record each point treated.

Before

Cupboards are cleared and vacuumed; grease comes off the inside of doors and the drawer runners; the spaces under the fridge and sink are cleaned; old boxes and paper bags go.

During

Food, dishes, knives, chopping boards and children's things are shut away or carried out of the kitchen.

After

Worktops, the dining table and the dish rack are wiped as directed. Hinges and cracks with bait in them are left unwiped and unsprayed, and everything returns to its place.

Children, dogs and cats

Mention them at the survey. Bait is placed beyond their reach, toys, feeding bottles and pet bowls are put away, and children and animals keep clear of the area as the technicians advise.

Managed towers in District 7 commonly want outside staff registered beforehand, papers shown in the lobby and the service lift used; a few restrict construction-type work on Saturdays and Sundays, and guards at many low-rise estates log each entry. We ask about your building and prepare accordingly.
