Tile and grout cleaning in District 7 — long-lived apartments and townhouses in Phu My Hung

Resolution 1685/NQ-UBTVQH15, in force since 1 July 2025, rearranged District 7 into four wards, the local units that took the place of districts: Tan My, Tan Hung, Tan Thuan and Phu Thuan. Phu My Hung, a 433-hectare urban area, spreads over the first two. An area or tower name is all we need from you.

Tan Hung ward

Phu My Hung has been settled for many years, and the first apartments at Sunrise City have been lived in for more than a decade. Some dirt forms slowly and does not wipe off with a damp cloth: grease thickening on the tiled kitchen wall, cloudy mineral deposits from tap water on bathroom tiles, grout darkening in damp corners.

Many developments here stand beside the Saigon River and the Kenh Te canal, and the city government portal gives a rainy season from May to November with relative humidity around 80%; in those months grout in bathrooms and on service balconies darkens faster. Cement grout is porous and holds water, grease and dirt; epoxy takes in less but still carries residue on top.

The plan contains only the steps the surface needs, and a small sample area is treated first so that you can compare before deciding.

• Surface residue: every line is worked with a grout brush and a handheld machine, using a product chosen for that grout, and the dirty water is vacuumed off. Most grout comes up visibly brighter.
• Black mould spots in the shower: an approved mould product is applied, given its full contact time and rinsed away. Products are never combined, and the bathroom stays ventilated.
• Staining that has soaked in: scrubbing lightens the line but seldom brings back the old shade. The option then is recolouring, a fresh colour coat on clean, dry grout, tried on a sample first.
• Bathrooms, kitchens and balconies: once the grout is clean and dry, a sealer keeps water and grease out for longer. It wears away gradually and has to be renewed.
• Cracked grout, loose tiles, water from the floor above: we do not regrout, replace tiles or treat leaks; we photograph these spots for your repair contractor.

Many townhouses and villas in My Kim, My Thai and Nam Vien have marble or granite in the hall and living room. Nguoi Do Thi magazine (2023) describes Phu My Hung as planned with a building density under 30% and about 8.9 m² of greenery per resident, so dry leaves blow onto verandas and back yards. Glazed tiles in kitchens, dining rooms and bathrooms

A glazed tile shines because of its factory glaze, and we leave that layer intact. A deep clean removes the residue film, then soft pads and a solution made for glaze do the polishing.

Porcelain floors

Porcelain leaves the factory already polished and dulls when residue fills its micropores. It is deep-cleaned, buffed with soft pads and, where it helps, given a protective coat.

Back yards, verandas, roof terraces and entrance steps

Rain and grit darken outdoor grout and dull the tiles where people walk. Steps and tight corners take longer than open floor.

Encaustic cement tiles and cement screed

Encaustic tiles absorb water and stain easily: the solution is mild and never acidic, the polishing light, and a sealer goes on last to hold the pattern. On screed we stop at cleaning, light polishing and an anti-soiling coat; deep grinding or levelling is Concrete floor polishing.

This service has no rate per m²: over the same area, large tiles with surface dirt and a mosaic floor with mould inside the grout need very different hours. So we visit without charge, treat a sample, and only then send a fixed written quote naming each area, each step and the timing. For one bathroom or kitchen wall, photos and video are enough. An approved quote changes only with your consent in writing, and you pay after the walk-through, our joint check of the result, by bank transfer or cash.

• Square metres and tile format: the smaller the tile, the more grout there is and the longer it takes; mosaic is the clear case.
• Whether the grout is cement or epoxy, and how far gone it is: dirty on top, stained through, or mouldy.
• How many steps: scrubbing only, or whitening, recolouring, polishing, coating and sealing as well.
• Where the work is: open floor goes quicker than wall tiles, shower walls, stairs or a balcony full of corners.
• Conditions on site: furniture to move, a timber floor or kitchen units to cover, and the hours your building permits.

Phu My Hung is a multicultural area with the Taipei School, the Japanese School, Canadian International School and Korean International School inside it, and families with young children ask first what goes on the floor. Every product we use is approved for sale and diluted to the maker's instructions; one at a time, never combined, and each tried on a hidden corner first.

During the work

The room being worked on is ventilated, and children, grandparents and pets are better off in another room.

After scrubbing alone

The floor can be walked on lightly, and a bathroom used again, once dry.

After recolouring, sealing or coating encaustic tiles

The surface has to stay dry, with nothing heavy dragged across it, for a while. Your specialist tells you how long at handover and writes it in the Up Report, our photo record of the visit.

After polishing

Wet polished tiles can be slippery. Dry any spill straight away and keep a mat outside the bathroom, above all with grandparents at home.

By custom, many apartment towers in the former District 7 want service staff registered in advance, check ID at the lobby and assign a service lift and working hours; some restrict construction-type work at weekends, and many villa and townhouse areas have guards who log visitors. We ask about the rules when you book and plan the visit inside the permitted hours.

Registration

Your specialist is identity-verified, and the name and photo reach you ahead of the visit, ready to give to reception or the gate.

English

The proposal, quote, booking confirmation and Up Report come in English by WhatsApp or Zalo. If you need an English speaker in the home, mention it when booking; should that not be possible we say so beforehand and help by phone or message.

Landlords and absent owners

You need not attend. The key can stay with building management or a representative, is used only by the assigned specialist and is never copied; the Up Report then serves as a record for the next handover.

Machine floor scrubbing covers a whole floor in one pass, hand-scrubs grout only where it has darkened, and has a published rate per m². Tile and grout cleaning is closer work: each line by handheld machine and by hand, on wall tiles and shower walls as well as floors, with whitening, recolouring, polishing and sealing as the material requires. A marble or granite hall belongs to Stone floor polishing. Shops, showrooms and cafes on the ground floors along Ton Dat Tien and Nguyen Luong Bang are surveyed like homes and scheduled outside opening hours.
